Rumah Bakat MADANI: Malaysia's largest affordable housing project launched
BUTTERWORTH: The Rumah Bakat MADANI initiative, Malaysia's largest affordable housing project to date, symbolises the strong commitment and leadership of the Prime Minister in prioritising the wellbeing of the people and improving access to home ownership. Housing and Local Government Minister Nga Kor Ming said the project will deliver 37,368 housing units, with 6,368 units planned for Seberang Jaya and 31,000 in Batu Kawan. The project is being developed by SkyWorld as the implementing company. 'Under the 12th Malaysia Plan (RMK-12), the government set a target of delivering 500,000 affordable housing units by 2025. As of March 31, a total of 492,360 units have been provided, or 98.5 per cent of the target,' he said. 'Of that total, 179,769 units have been completed, 235,862 are under construction, while 76,729 are in the planning stage,' he added. He was speaking at the groundbreaking and launch ceremony of Rumah Bakat MADANI at Seberang Jaya, today. The event was officiated by Prime Minister Datuk Seri Anwar Ibrahim and attended by Penang Chief Minister Chow Kon Yeow. Nga said the Rumah Bakat MADANI project will consist of 900-square-foot freehold condominiums, priced between RM225,000 and RM420,000. Each unit will be equipped with modern facilities and access to shared amenities, including a swimming pool, gymnasium, sports courts, multipurpose hall, surau, kindergarten, food stalls, a children's playground, a Central Park and a Vertical School. As part of upcoming reforms under the RMK-13, Nga said the Housing and Local Government Ministry and SkyWorld have agreed to implement three key features, including a 10-year construction warranty covering water leakage and plumbing, a fixed maintenance fee of RM0.18 per square foot (equivalent to RM162 per month) and a targeted QLASSIC construction quality score of 85 per cent. Clubhouse facilities such as the gym, pool, and sports courts will operate on a pay-per-use basis, he added. He said the initiative is aimed at helping first-time homebuyers, particularly those in the B40 and M40 income groups, to secure quality housing at an affordable price. - Bernama

New housing projects must include schools for community wellbeing

He stressed that the government will not approve any housing project that does not meet these basic needs. 'If you build a house but the school is far away, what do you do?' he said when speaking at the Groundbreaking Ceremony and Launch of SkyWorld Pearlmont Rumah Bakat MADANI project here today. Anwar said an integrated planning approach not only saves on transportation costs for residents but also improves safety and reduces the concerns of parents who have to send their children to schools far away. He also stated that the government is considering the development of schools vertically (vertical schools) in areas with limited land, with complete facilities such as fields, laboratories and others. Anwar stressed that the comprehensive implementation of the project by developers is better than the separate tender method which can cause delays. He also praised the Rumah Bakat MADANI project by SkyWorld for having unique elements, namely providing a 'central park' and a 'vertical school', in addition to being the first project in Malaysia to be built using 'prefabricated prefinished volumetric construction (PPVC)' technology. PPVC technology uses a construction concept like 'LEGO', where modular units are completely built in the factory including the installation of tiles, toilet fittings, electrical wiring, windows, doors and painting work before being sent to the site for installation. Each Rumah Bakat MADANI unit measures 900 square feet, has three bedrooms and two bathrooms, and is sold at between RM225,000 to RM420,000 with freehold status. The residence is also equipped with facilities such as a swimming pool, gymnasium, as well as badminton and pickleball courts, a multipurpose hall, kindergarten, surau, stalls, shops and a children's playground. - Bernama

Kuala Lumpur: The integration of a vertical school concept within the Rumah Bakat MADANI housing project in Penang is expected to enhance student safety and ease the transportation cost burden on families, said Datuk Seri Anwar Ibrahim. The Prime Minister said that incorporating educational elements into residential development is part of the MADANI Government's initiative to build compassionate neighbourhoods and foster community development based on MADANI values. Advertisement Anwar said this approach underscores the government's commitment to promoting holistic well-being for the people, rather than focusing solely on physical structures and architectural design. 'The planned vertical school element, integrated with the housing project, aims to ensure student safety, and I believe it can also help families save on transportation costs,' he said in a Facebook post today. He also stressed that the MADANI Government places strong emphasis on expediting project approvals through collaboration across ministries, agencies and with the involvement of state governments. Anwar said the project is an initiative involving private developer SkyWorld, aimed at enabling low- and middle-income groups to own affordable homes. 'I was informed that the development will also include essential infrastructure and comprehensive facilities such as schools and childcare centres, surau, commercial spaces, as well as landscaped areas and parks,' he said. Earlier, the Prime Minister attended a presentation session on the project concept with the developer's representatives in Putrajaya.
