Residential plot launches hit slow lane in Hyderabad

Hyderabad: New launches of housing plots have been more than halved in Hyderabad during a period of one year. The city based real estate developers have launched 20,902 residential plots in 2024 which was 54 per cent less when compared to 44,974 units launched in 2023, according to a report by property data analytics firm PropEquity. In 2023, Hyderabad was the top city across tier I and tier II cities in India with the highest number of residential plots launched, while it has become third in the list next to Indore and Chennai with 26,538 units and 22,745 units respectively in 2024. As per the report, nearly 4.7 lakh residential plots across the top 10 cities have been launched by developers between 2022 and 2025 (till May). Hyderabad, Bengaluru and Chennai were the only tier I cities that featured in the top 10 accounting for the supply of nearly 2.25 lakh residential plots or 48 per cent supply share. The realtors in the top seven tier II cities have supplied 2.43 lakh plots, accounting for 52 per cent share. In the first five months of 2025, 45,591 plots have been launched, which is 36 per cent of the supply in 2024. Samir Jasuja, CEO, PropEquity, said, 'The estimated launch value of the residential plots in top 10 tier I and II cities between 2022 and 2025 (May) is more than Rs. 2.44 lakh crore. The residential plots have emerged as a safe haven for investors looking at them for self-use or investment post-pandemic owing to their liquidity, faster appreciation and desire to customise their living space.' 'The residential plot market saw heightened interest since 2022 as investors chased higher returns and developers looked for quick cash flow. For developers, the residential plots generate quick cash flow as they involve faster sales and less upfront investment as compared to apartments. The demand for plots was quite pronounced in tier II cities and top southern cities,' he said. The CEO further said, 'As the demand for apartments/ floors/ villas has shown some signs of weakness in the first half of 2025, the shift of investment towards plots is very likely going forward. Bengaluru in tier I, and tier II cities like Indore, Raipur, Coimbatore and Mysore have seen robust price escalation in 2024.'

₹2.4 trn worth of housing plots launched in last 3.5 years: PropEquity

Housing plots worth ₹2.44 trillion have been launched in past three and half years because of higher demand post-Covid pandemic, according to PropEquity. Real estate data analytic firm PropEquity data showed that nearly 470,000 residential plots have been launched by developers between January 2022 and May 2025 across 10 tier-I and tier-II cities. These cities are Hyderabad, Indore, Bengaluru, Chennai, Nagpur, Jaipur, Coimbatore, Mysore, Raipur and Surat. "The estimated launch value of the residential plots in 10 tier I-II cities between 2022 and 2025 (May) is approximately ₹2.44 trillion," PropEquity Founder and CEO Samir Jasuja said in a statement on Tuesday. The demand for residential plots has risen in the past few years as this asset class is more liquid with potential of higher appreciation than apartments, he added. Jasuja said many prospective customers prefer plots as they desire to customise their living space. As per the data, the supply of residential plots in these 10 cities fell 23 per cent annually in 2024 to 1,26,556 plots from 1,63,529 plots in the preceding year. PropEquity said 45,591 residential plots have been launched during the the first five months of 2025. "For developers, plots generate quick cash flow as they involve faster sales and less upfront investment as compared to apartments," the company said. The weighted average launch price of residential plots in these 10 cities rose 27 per cent annually in 2024 to ₹3,679 per sq ft, which translates to ₹33,111 per square yard and Rs 39,586 per square metre. Commenting on the report, Kirthi Chilukuri, Founder and MD of Stonecraft Group, said, "The surge in plotted development across India's cities reflects a growing desire among people for ownership and personalisation." Yashank Wason, Managing Director, Royal Green Realty, said, "Indore's rise among the top three plotted development markets is a testament to its evolution into a dynamic real estate destination." Sam Chopra, President and Country Head, eXp Realty India, said the launch of 470,000 plots in these 10 cities in just over three years reflects a decisive shift in buyer behaviour, from built-up units to land ownership.

India's real estate market is witnessing a shift towards plotted developments, with both investors and developers eyeing residential plots as the preferred asset class post-pandemic. According to a new report by PropEquity, nearly 4.7 lakh residential plots were launched across the top 10 Tier I and Tier II cities between 2022 and May 2025, with Tier II cities alone accounting for 52% of this total estimated launch value of these plots? ₹2.44 lakh crore! The top 10 cities with the most supply between 2022 and 2025 (May) are Hyderabad, Indore, Bengaluru, Chennai, Nagpur, Jaipur, Coimbatore, Mysore, Raipur and Surat. Three cities saw a rise in supply in 2024, namely Chennai (27%), Coimbatore (40%) and Surat (2%). The other seven cities saw a fall in supply. In volume terms, Indore topped the list with 26,538 residential plots launched in 2024, followed by Chennai and Hyderabad. The weighted average launch price of residential plots in the top 10 tier I and tier II cities rose 27% YoY in 2024 to Rs 3679 per sq. ft. which translates to Rs 33,111 per sq. yard and Rs 39,586 per sq. mt. Where Is the Supply Coming From? While Tier II cities dominate in volume, Hyderabad, Bengaluru, and Chennai are the only Tier I cities in the top 10, collectively contributing 2.25 lakh units or 48% of total plotted supply. The top 10 cities with the highest residential plot launches between 2022 and May 2025 are: Hyderabad Indore Bengaluru Chennai Nagpur Jaipur Coimbatore Mysore Raipur Surat Tier II Cities Are the Real Growth Story From Indore and Coimbatore to Raipur and Mysore, Tier II markets have become the focal point for plotted development. In fact, Indore topped the charts in 2024 with 26,538 new plots, followed by Chennai (22,745) and Hyderabad (20,902). Three cities even recorded positive YoY growth in plot launches in 2024: Coimbatore: +40% Chennai: +27% Surat: +2% In contrast, seven cities saw a decline in new plot supply, with Hyderabad (-54%) and Mysore (-46%) witnessing the sharpest drops. New Launch of Residential Plots (Units) As sentiment towards high-rise apartments softens in the first half of 2025, investor interest is clearly shifting toward land. With flexible design, limited supply, and growing infrastructure in Tier II cities, plotted developments may remain the preferred real estate play—particularly for end-users and long-term investors seeking value appreciation and liquidity.
