Dalata to open its first hotel in Berlin under Clayton brand
Dalata on Monday said it has reached an agreement with German property investor Deka Immobilien to lease and operate its first hotel in Berlin. The property, which previously operated as the Novotel Berlin am Tiergarten hotel, is undergoing an 18-month refurbishment and is expected to open as the Clayton Hotel Tiergarten in the second half of 2026. Once the works are completed, the hotel will comprise 274 bedrooms as well as a meeting and events centre, sauna, steam room and gym. The Tiergarten hotel will be Dalata's second in Germany, after it acquired the operating leasehold on a hotel in Düsseldorf in 2022. In 2020, the hotel group agreed the sale and leaseback of its Clayton Hotel Charlemont in Dublin with Deka for €65 million. The sale injected cash into the business at a time when many of its properties were closed or operating in a limited fashion due to the Covid-19 pandemic. Meanwhile, Dalata, which put itself up for sale in March, said last week that it 'continues to engage' with parties who are participating in the formal sales process and who have submitted revised non-binding cash proposals to acquire the entire issued and to be issued share capital of the group. Dalata rejected a €1.3 billion bid from a Scandinavian consortium in early June.

Dalata to open new hotel in Berlin
Ireland's largest hotel group Dalata is to open its first hotel in Berlin as it continues to expand its presence in Europe. Dalata will open the four-star Clayton Hotel Tiergarten in Berlin, which previously operated as Novotel Berlin Am Tiergarten hotel. The hotel has undergone an 18-month refurbishment. Upon full completion, the Clayton Hotel will include 274 bedrooms. Dalata expects to commence operations, through a 25-year lease, in the second half of 2026. The hotel will be leased from European hotel investment group Deka. "We are very excited to announce our first hotel in Berlin, a leading global travel destination and a key strategic location in our European expansion strategy," said Dalata deputy chief executive Shane Casserly. "Situated close to numerous leisure and business hubs, the fully refurbished hotel will be ideally positioned to benefit from Berlin's rich mix of cultural, historical, sporting, and business events and attractions. We value deeply our partnerships, and we look forward to expanding our footprint in Germany and continuing our strong relationship with Deka." Dalata is currently the subject of a takeove bid led by Swedish group Pandox, which last week increased its stake in Dalata. Dalata rejected a €1.3bn takeover bid led by Pandox earlier this month as "materially undervalued".

Dalata announces new Madrid hotel ahead of AGM
Hotel group Dalata is to open a new hotel in Madrid, expanding its operations in another gateway city in Europe. The company announced a lease deal with Grupo Insur that will see Dalata develop a new four-star hotel in Madrid under the Clayton brand. Situated in Valdebebas, close to the Adolfo Suárez Madrid-Barajas Airport, the 243-bedroom hotel is due to open in the first quarter of 2029. Dalata will operate the hotel through a 15-year lease term, with two five-year tenant extension options. 'Madrid is a leading global travel destination and is a key strategic location in our European expansion strategy,' said deputy chief executive Shane Casserly. The hotel group is holding its annual general meeting in Dublin today. John Hennessy, chair of Dalata, said the group had made 'great progress' in expanding its presence in the UK, the opening of four new Maldron hotels in London, Manchester, Liverpool and Brighton. 'Our pipeline of over 1,800 rooms also includes Maldron Hotel Croke Park, Dublin and Clayton Hotel St Andrew's Square, Edinburgh, which we expect to open next year and the Group is in advanced detailed discussions on further opportunities in Berlin and London,' he said. Although preliminary results predicted 'like for like' group revenue per room and Dublin revenue per room to be 2.5 per cent and 5 per cent respectively ahead of the first quarter in 2024, trading in March was lower than expected. The group said revenue per room on a 'like for like' basis for the four-month period between January and April would be in line with 2024, and ahead by around 3 per cent for Dublin. The group expects revenue per available room over the next couple of months to weaken compared to May and June last year, following an 'exceptionally strong' event calendar in 2024. The group also said it would watch for any impact on its business from the ongoing political turmoil, and the fall-out from the US tariff plan. 'Given what we know today, we remain confident in our outlook for the economy and the hospitality industry within it,' Mr Hennessy said. 'We recognise the uncertainty around tariffs but note the economy is in a healthy position with a significant Government surplus and strong employment growth.' He also welcomed the suspension of the passenger cap at Dublin Airport and the introduction of the Short-Term Letting and Tourism Bill which will require all short-term accommodation providers to be registered. Looking at the UK, revenue per room in the year to date is 2.5 per cent behind the same period last year on a like for like bassi, with properties hit by a reduction in transient leisure demand. A strategic review of Dalata's business announced in March is ongoing.

On completion of construction, Dalata will commence operations of the 243-bed hotel through a 15-year lease term, with two 5-year tenant extension options. The rent, with a guaranteed minimum, includes a ramp-up period for the first three years and thereafter will be determined by the revenue performance of the hotel. It is the latest in Dalata's continuing expansion. The group opened four more hotels in the UK last year, and its revenues grew to €652m. Valdebebas is a new urban development area in Madrid. It has one of Europe's largest exhibition and event centres, IFEMA Madrid, drawing four million visitors annually, as well as Real Madrid's training centre, Real Madrid City. Additionally, the new Spanish Courts of Justice and the new Isabel Zendal Hospital, set to open in 2025 with the ambition of becoming the leading neurorehabilitation centre in Europe, are also located in the vicinity.
