While a growing number of listings sit idle in the United States' housing market, as buyers are kept on the sidelines by sky-high prices and prohibitive borrowing costs, multimillion-dollar homes are still going under contract in some of the most expensive parts of the country. In early May, a seven-bedroom single-family home in Los Angeles' Bel Air neighborhood sold for $110 million-a hefty price tag which made the sale the most expensive in the entire nation last month. The home, which spans 2.2 acres and is nestled in lush, green surroundings, had fetched nearly half the price the last time it was sold in 2018, at $56 million. Redfin estimates its value at just over $67 million. Not only has the price of the Bel Air mansion jumped over the last decade, but also the property taxes paid by its owners. In 2024, the estimated property tax bill for the home was $755,231, according to Redfin, up from $676,205 in 2018. These rising costs are unlikely to scare off wealthy buyers, who are keeping the U.S. luxury market afloat while the regular market is starting to sink under the weight of surging inventory and dwindling sales. A list of the top 10 most expensive home sales in the country last month is dominated by Southern California, Florida and Manhattan-some of the most exclusive and costly markets in the nation. The home had not been on the market in decades: the last time it was listed, in 1992, it sold for $6.2 million. The Florida home in Manalapan, on the other hand, is a new building finished this year. The single-family beachfront home covers 1.6 acres and features a swimming pool, 13 bedrooms and 14.5 bathrooms. While beachfront properties on the Florida coast are facing the growing risk of being hit by more frequent and severe natural disasters, such as hurricanes and flooding, high-end buyers are unlikely to be swayed from their purchase by higher home insurance premiums. "Despite the increasing risk of climate disasters and skyrocketing insurance costs in those places, mega-wealthy homebuyers have the means to rebuild, repair, or take a loss," Redfin wrote in its report. Moving away from Palm Beach's lavish properties, ranked fourth and fifth in terms of most expensive sales, the homes selling for the highest sums in New York offer a very different atmosphere. One is a Gilded Age mansion designed by architect Stanford White, and the other is a penthouse built in 2007. Both are in Manhattan. While wealthy buyers are largely unfazed by the affordability challenges that keep most Americans out of the market, growing economic uncertainty is now prompting them to reconsider whether this is a good time for such a significant investment. Pending sales of luxury homes were down 9.9 percent year-over-year in April, according to the latest data made available by Redfin. It was the lowest level since August 2023 and the lowest level for any April since 2014, when the real estate brokerage started tracking data. "Many luxury buyers are adopting a wait-and-see approach because of volatility across financial markets and shifting tariff policies," said Redfin Senior Economist Sheharyar Bokhari in a press release. "These high-end buyers often sell stock to help with down payments, but many pressed pause on their home search when the stock market tumbled in April. As a result, what is usually a fiercely competitive space is cooling." Horrific injuries James Argent inflicted on his beauty queen girlfriend revealed as star avoids jail for horror attack
SHAMED ex-Towie star James Argent left his model girlfriend with cuts and bruises to her neck, arms, hand and leg during the horror beachfront attack, we can reveal. The list of appalling injuries he inflicted on former Miss Sweden Nicoline Arturrson, 32, was contained in a shocking court file after he threw her down the steps of their Spanish villa. 4 4 The report, obtained exclusively by The Sun, shows bloodied Nicoline suffered several bruises to her neck, bruising to her right forearm and several cuts to her right forearm, hand and leg. Prosecutors were so appalled by her injuries they wanted to charge Argent with wounding and were pushing for a nine-month jail sentence. But as part of a plea deal he agreed to admit the lesser offence of 'mistreatment'. Argent's jail let-off saw him handed a six month suspended sentence and a two-year restraining order banning him from contacting Nicoline. The court report reads: "During the argument, and with the intention of harming her physical integrity, he grabbed hold of her tightly by her arm and pushed her causing her to fall down the stairs. "The injured woman suffered several bruises to her neck, a bruise to her right forearm, several abrasions to her right arm, and abrasions to her right hand and on her right leg. "The injuries she suffered healed in seven days on skin and soft tissue." But friends close to the couple slammed Argent - saying: "The plea deal was the easy way out. "His attack on Nicoline was unprovoked and brutal. "Her physical injuries might be healing but the mental trauma is something that will take months to get over. "This was a man she was madly in love with and thought she'd be with him forever. "For it to have ended so awfully is something that will have a lasting impact on Nicoline's life." He was seen hurling Nicoline's clothes from the balcony of their three-bedroom white-washed home before strong-arming her to the front door. Argent then pushed her down the steps onto a concrete patio where she fell in a bloodied heap. Terrified Nicoline was taken to hospital where she received treatment to her wounds and was left nursing her injuries for a week, according to prosecutors in Spain. Argent was arrested at 12:40am and spent hours locked up in a police cell before appearing at the Court of Violence Against Women in Fuengirola where he admitted the lesser domestic violence charge. 4 4 He hastily flew home to Essex but was slammed after taking to the stage on Friday night at London's Connaught Rooms for a knife crime charity's boxing event. The troubled star was seen smiling and posing with guests at the bash. He still faces a 10-week domestic violence course as part of his sentence - and could be jailed if he fails to attend. He will be forced to listen to survivors' stories as part of the rehabilitation programme designed to help him construct a "new masculinity". Educators will try to make him see what he did was wrong and help him ensure he does not reoffend by hearing testimony from survivors. The couple went public with their love in September last year when they flew to Saint-Tropez in the South of France for a romantic getaway. Argent confirmed they were dating in an Instagram post that showed them eating at the exclusive Indie Beach. He wrote: "I honestly started to think that it might not happen for me but I found you and everything changed." Nicoline started modelling as a teenager and represented Sweden at the Miss World beauty pageant in 2011. She has worked for brands including Abercrombie & Fitch and previously appeared in the Swedish version of reality show Survivor in 2018.
