Real Estate Laws in Thailand – What You Need to Know
Thailand has their own laws regarding foreign real estate ownership and the main aspect is that foreigners are prohibited from owning land. This law was passed in the 1920s to prevent Japanese investors from buying up large tracts of land in Bangkok, although there are a few exceptions. If, for example, you are prepared to invest 40 million baht, you can own up to 1 rai of land for residential purposes. Talk to a Thai lawyer for further information on the restrictions with land ownership, then you can make an informed decision. Condominium ownership A foreigner can purchase condo units, provided that foreign ownership does not exceed 49% and many expats go down this road. One luxury development is The River by Raimon Land, which sits on the banks of the Chao Phraya River and if you would like to buy a unit, be quick as they are very much sought after due to the premium location. You will have to produce evidence that the funds came from outside of Thailand and the real estate agent would help you with the paperwork. Land lease This is the most popular way to build your dream home; lease the land for 30 years with a further option of another 30 years, which allows you to build. Any structure on leased land can be legally owned by a foreigner, they just cannot own the land the house sits on. Always have an English-speaking lawyer look at any lease before you sign it. Leasing land is not cheap, you would probably pay the same as a freehold purchase. Is home ownership out of reach? Click here to find out. Setting up a limited company Registering a limited company allows you to buy land and real estate in the company name, but be aware that if a limited company has been set up solely for the purpose of real estate acquisition, the Thai government has the right to seize the assets of said company. Simply put, the company must be a trading entity that pays tax, then you have nothing to worry about. Hire an English-speaking Thai lawyer Regardless of which avenue you pursue, you should enlist the services of an experienced English-speaking Thai lawyer to ensure that all is above board. Most retirees do not require a huge living space, and a 2-bedroom condo by the sea is more than enough. All luxury condo developments have a private swimming pool, a weight training room and many other amenities. Renting property Many expats are unsure as to how long they will stay in Thailand, therefore, they prefer to rent rather than buy. Renting is pretty straightforward, check the rental agreement and walk around with the landlord when you move in to check the condition of the property, inside and out. We hope that this article helps you to gain a better understanding of the real estate laws in Thailand. TIME BUSINESS NEWS

Actress Mpume 'Six' Nyamane joins Mzansi Wethu's new series
Homecoming, a compelling new telenovela from award-winning production house Tshedza Pictures, is set to premiere on Mzansi Wethu at the end of July. The telenovela features a stellar ensemble cast, blending familiar industry powerhouses with rising stars including Sabelo Hadebe, Sipho Manzini, Khombi Phetla, Mpilo Mbatha, Khayalethu Xaba and Amahle Khumalo. Set in the scenic backdrop of Bergville, KZN, Homecoming follows the journey of Zethu Hlongwane, played by rising star Mpume 'Six' Nyamane (Unmarried), a brilliant medical school graduate with dreams of becoming one of South Africa's few black female surgeons. However, when reality hits hard — no job, no placement — Zethu is left with no choice but to return to the rural village she once left behind, her aspirations seemingly stalled. Back in Bergville, Zethu finds herself torn between two worlds — one of Western science and medicine, and the other deeply rooted in African tradition. Her life takes an unexpected turn when she crosses paths with Sifiso Kubheka, portrayed by the award-winning Thembinkosi Mthembu (Shaka iLembe, The River). Sifiso is a man of dual identities: a dedicated police officer by day, and a traditional healer by night. Their meeting ignites a powerful exploration of identity, healing, belief — and ultimately, love. Speaking to TshisaLIVE, Shirley Adonisi, director of Local Entertainment Channels at M-Net said: ' Homecoming is a story that speaks to so many South Africans. It is rich in emotion, grounded in culture and full of heart. We are proud to have a show on Mzansi Wethu that reflects the complexity and beauty of rural life in a way that feels fresh, honest and deeply relatable.' Homecoming is helmed by acclaimed producer Lulu Hela, who sees the series as more than just entertainment. ' Homecoming is a deeply meaningful project for us,' Hela explains. 'The title reflects a return to the places, people and practices that shaped us. At the heart of this story is a powerful conversation between traditional and Western medicine — two worlds often seen in opposition. Viewers can expect a rich, character-driven narrative that challenges, heals and sparks conversation.' This promises to be one of the most talked-about new local dramas of the year. Don't miss the premiere on Monday July 28 at 6.30pm. The show will air every Monday to Wednesday on Mzansi Wethu. Homecoming takes over the time-slot of fan-favourite Sibongile & The Dlaminis, which wraps up on Wednesday July 23.

Tinah Mnumzana grateful for Generations role - ‘Having a source of income is a blessing'
She has captivated audiences on the small screen for many years, embodying a variety of roles that have solidified her status in the entertainment industry as one of the most talented actors to ever appear on television. Seasoned actress Tinah Mnumzana, widely recognised for her role as Flora on The River, is now making her mark in Generations: The Legacy. In a significant shift, she takes on the character of Nokwazi, who struggles with alcohol consumption. This is an exciting challenge for Tinah, who doesn't touch the bottle in real life. She talks to Drum about how she delves deep into herself to be able to potray the character seamlessly. 'As an actor, I portray different characters and I attend different events where I see drunk people, so I draw from the experiences of people I know and those I don't know. Nokwazi is a single mother, who drinks for leisure. She has been around the block, so she's street smart, and knows her way around Gomorrah in Alex where she lives,' she says. Stepping into another role means that she now has a regular income, something she says she's grateful for. 'Having a source of income is a blessing, because there are many people who don't have jobs, so I thank God. I've been welcomed with warm hands at Generations, I know some actors from theatre, so it's great that we've crossed paths again,' she explains. Despite launching her acting career 37 years ago with her debut in theatre, she is steadfast in her commitment to continue performing. She has no intention of stepping away from the spotlight, expressing her desire to act until she is no longer able to do so. Read more | Rapper Da L.E.S opens up about his stroke recovery and new music - 'I am grateful to be alive' 'There are many actors who acted until they died. The likes of Mary Mhlongo and Nomtle Nkonyeni are a perfect example of what it means to act until you die. I don't plan on stopping anytime. If these women did it until death, so can I. Another woman who inspired me was Connie Chiume, she used to encourage me to stay strong and not give up despite the industry being brutal,' the Bloemfontein-born actress shares. Her mother, who was a matron and later went into politics taught Tinah a lot about the importance of education, and the fact that it has no age limit. 'My mother was appointed MEC for agriculture in the Free State, and she vowed that she wasn't going to be a stupid MEC, so she furthered her education even though she was 60, that's when I learned that education has no age limit,' she reveals. Although she has been in the industry for more than three decades, she doesn't think she's arrived, instead she believes that older actors can learn from the younger ones. View this post on Instagram A post shared by Tinah Arcia Mnumzana (@tinah_mnumzana) 'The industry has evolved and I think older actors can learn a lot from the younger ones. For example they are able to beautiful content with smart phones, filmmaker Kagiso Modupe is doing amazing things, and so can we if learn from them,' she concludes.

It was met with critical acclaim and paved the way for his next release, the era-defining Born in the USA . Springsteen himself is actively involved in the project, with the film being an adaptation of Warren Zanes's 2023 book about the period, Deliver Me From Nowhere: The Making of Bruce Springsteen's 'Nebraska'.
