Property rates to surge as new circle rates to come into force from Aug 1

L ucknow: Buying residential and commercial properties in Lucknow will soon be a costly affair as the district administration is set to implement revised circle rates from Aug 1. The new rates, reflecting an average increase of 15% across property types, aim to align with the city's rapid urbanization, enhanced infrastructure, and growing property demand, said additional district magistrate (finance), Rakesh Kumar said. The circle rates were last revised in 2015. The administration has proposed revised rates for 77 major arterial roads and 26 authorized residential colonies. Prices of property will undergo a significant surge in prime locations. Property in Gomtinagar will now cost around Rs 7,100-7,500 per sq ft while land in Mahanagar and Indiranagar will cost Rs 6,000 per sq ft. Jankipuram's circle rate will be over Rs 5,000 per sq ft, followed by areas along Shaheed Path, including Ansal and Vrindavan Yojana, where the new rates will be around Rs 4,700 per sq ft. To rectify inconsistencies in the 2015 assessment, where flat construction rates in some revenue villages and mohallas were lower than commercial rates, a 40% increase has been proposed for commercial properties in specific areas. For non-agricultural plots or buildings used for commercial activities, valuations will be based on the applicable plot rate plus an additional 20% increase. If a commercial plot is explicitly designated as such in the deed or part of an approved master plan, its valuation will be 50% higher than the standard non-agricultural rate. "The administration is inviting public feedback on the proposed rates from July 2-17. Suggestions or objections can be submitted physically at the offices of sub-registrar or the assistant inspector general registration I/II on working days from 10am-5pm, or via email to aiglko01@ or aiglko02@ within the 15-day window," an official said. Oesophageal cancer ranks as the tenth most common cancer worldwide and remains one of the most lethal due to its stealthy progression and low survival rates. Often undetected until it reaches advanced stages, this cancer affects the oesophagus, the muscular tube that connects the throat to the stomach. One of the core challenges lies in its early presentation: symptoms are either minimal or mistaken for common digestive issues, allowing the disease to progress unnoticed. According to the Cleveland Clinic, early-stage oesophageal cancer typically does not cause significant symptoms, resulting in delayed diagnosis and reduced treatment options. A study published in 2017 highlighted that nearly 90 per cent of patients diagnosed with this cancer do not survive beyond a decade, emphasising the need for better awareness and early detection. Endoscopic therapies and surgical resection, when performed before metastasis, can significantly improve outcomes. Why dental visits matter in oesophageal cancer Dentists may play a surprising role in early detection. Acid reflux can damage the teeth through enamel erosion, a condition often spotted during routine dental check-ups. Yellowing, increased sensitivity, and cracking may not seem connected to cancer risk, but could be early clues pointing to chronic acid reflux. When such signs are combined with other symptoms, they can prompt timely medical referrals and further testing. What experts recommend According to The Economic Times report, medical professionals emphasise vigilance when it comes to persistent digestive symptoms. Individuals experiencing chronic heartburn, cough, or swallowing difficulties should consult a physician for proper assessment. In some cases, an upper endoscopy may be recommended to visualise the oesophagus and detect abnormal changes. ACB finds assets worth crores in raids on state municipal officer

Jaipur: The anti-corruption bureau (ACB) carried out extensive raids at 12 locations on Tuesday in connection with a disproportionate assets case against Fateh Singh Meena, executive officer of the Paota–Pragpura municipality in Kotputli-Behror district. The ACB teams found luxury flats, high-end vehicles, farmhouses, and also recovered illegal opium from a 15-bigha farmhouse, officials said. The raids spanned Jaipur, Paota, Shahpura, Kotputli, and Thanagazi in Alwar district, and uncovered a vast network of high-value properties and assets allegedly acquired through benami channels. Officials said the searches led to the recovery of two luxury duplex flats in Trimurti Arena, Jagatpura in Jaipur, valued at around Rs 1.30 crore; 1.05 hectares of land in Deepawas in Neem Ka Thana; and about 15 bighas of land in Thanagazi in Alwar. The farmhouse in Thanagazi is estimated to be worth Rs 80 lakh. Raids were also conducted at Meena's residence in Thanagazi near Bhartrihari Tiraha, his rented house in Paota-Pragpura, and the municipal office. Properties linked to his associates, Pramod Kumar Verma in Kotputli and Kailash Gurjar in Shahpura, were also searched. The teams also found illegal opium weighing about 17gm. At a luxury flats in Jaipur, the ACB founda a luxury vehicle, Rs 2 lakh in cash, approximately 1kg of silver ornaments, and nearly 150gm of gold jewellery. According to ACB director general Dr Ravi Prakash Meharda, the action was taken after credible inputs suggested that Meena had amassed wealth over 250% than his known sources of income. Key documents related to the properties and financial transactions were seized during the operation. Officials suspect that many of the assets were acquired through proxies and hidden investments. The ACB said more information would be released after the full assessment of recovered properties and documents.
