Selangor Chief Minister leads key handover ceremony at MGB's Rumah Idaman Melur
PERMODALAN Negeri Selangor Bhd (PNSB), a wholly-owned company of the Selangor State Government under the supervision of Menteri Besar Selangor (Incorporated) (MBI), through its subsidiary PNSB Construction Sdn Bhd, in collaboration with MGB Bhd (MGB or the group), a leading construction and property development solutions provider and a subsidiary of LBS Bina Group Bhd (LBS), organised the key handover ceremony today for Rumah Idaman Melur at Cybersouth, Selangor on July 3. Idaman Melur is the second of the six Rumah Idaman MBI projects by MGB Bhd, an initiative by the Selangor State Government to provide affordable housing to citizens across the state. The development is strategically situated with excellent connectivity that offers easy access to major highways, including the ELITE and the MEX. Spanning 12.07ac (4.9ha), the project comprises two 23-storey apartment blocks with an estimated gross development value of RM406mil. It features a total of 1,448 units, each semi-furnished with air conditioners, refrigerators, wardrobes, kitchen cabinets, televisions, TV cabinets and water heaters. The development is complemented by essential amenities and is surrounded by natural greenery, creating a peaceful and tranquil living environment. The six Rumah Idaman MBI projects, comprising a total of 7,210 affordable housing units, utilises MGB's in-house industrialised building system (IBS) precast concrete technology. These projects are being developed by the Consortium of PNSB Construction Sdn Bhd, a subsidiary of PNSB and MGB. All Rumah Idaman MBI developments consist of high-rise residential units priced at RM250,000 onwards, offering 3 bedrooms and 2 bathrooms with a minimum built-up area of 1,000sq ft per unit. The ceremony was officiated by Selangor Chief Minister Datuk Seri Amirudin Shari and witnessed by Deputy Minister of Housing and Local Government Datuk Hajah Aiman Athirah Sabu, Selangor state executive council member in Housing and Culture Datuk Borhan Aman Shah, Deputy State Secretary for Development Datuk Johary Anuar, LPHS executive director Datuk TPr Dr Juhari Ahmad, MBI group chief executive officer (CEO) Datuk Saipolyazan Mat Yusop, PNSB CEO Raja Ahmad Shahrir Iskandar Raja Salim, Sanof LBS Bina Group Bhd executive chairman Tan Sri Dr Lim Hock, Sepang district officer of Sepang Khairi Azali Ibrahim and the Sepang Municipal Council Deputy Chairman Muhamad Shah Osmin. Ask the expert: Why is the DVLA fining me for not taxing a racing car?
Dear Alex, A letter from the Motor Insurers' Bureau (MIB) informed me that according to the Motor Insurance Database (MID), my 1963 MGB was not insured. It stated that, unless my vehicle was declared off-road with a valid Statutory Off-Road Notification (SORN), it must be continuously insured, and that I had 28 days to check that I was covered and avoid a fine. The MG is a racing car and, therefore, not on the road, so I thought this might be a scam, but I then received a letter from the DVLA saying I must pay a £100 penalty, reduced to £50 for early payment. Clearly the simple solution is to send the hard copy of the SORN, but I am still very suspicious of these documents and threatening communications. Are you familiar with this approach to non-insurance? Am I being neurotic? – HC Dear HC, I am familiar with this approach, because I had a similar letter myself recently. My 1970 Citroën DS was insured and 'taxed' (for a zero rate, as a historic vehicle), but then I switched the insurance to a different vehicle. Because I wasn't paying any 'tax', I didn't think to declare SORN until I received a letter like the one you describe. In my case, the situation was a result of my oversight; yours appears to be a genuine mistake. But I suspect the communications you've received are legitimate; the MIB is a recognised body, and if you've had a corresponding fine from the DVLA, it's safe to say you should probably take action before matters escalate. Firstly, check that your vehicle is still declared SORN. It should be, given you don't have to renew the SORN declaration, but it isn't beyond the realms of possibility that a mistake has been made at the DVLA, or there has been a computer glitch. Check online at If the car is still showing as SORN, then send evidence of this to the DVLA and MIB by recorded delivery, to prove that the vehicle is off the road. With a bit of luck, they'll cancel the fine and you can forget the whole thing.

LBS Bina's unit MGB hands over completed Rumah Idaman Melur to proud owners
KUALA LUMPUR: Rumah Idaman Melur, the second project under the Rumah Idaman MBI initiative, has reached a significant milestone with the official handover of completed units to proud new homeowners. The ceremony was officiated by Selangor Menteri Besar Datuk Seri Amirudin Shari, marking a pivotal step in the state's mission to provide accessible and high-quality housing for its people. Located in the Cybersouth township, Idaman Melur is a collaboration between Permodalan Negeri Selangor Bhd (PNSB), through its subsidiary PNSB Construction Sdn Bhd, and MGB Bhd, a leading construction and property development solutions provider under LBS Bina Group Bhd. Spanning 4.885 hectares, the RM406 million development comprises two 23-storey residential blocks offering 1,448 semi-furnished units. Each home, priced from RM250,000, includes three bedrooms and two bathrooms with a minimum built-up area of 1,000 square feet. The units come equipped with essential furnishings and appliances, including air conditioners, kitchen cabinets, wardrobes, refrigerators or televisions and water heaters, offering exceptional value in the affordable housing market. MGB: Landslides in Luzon areas possible amid LPA
Landslides, debris flows, and flash floods are possible in some areas in Luzon amid the heavy rains from a low pressure area (LPA) and the Southwest Monsoon or Habagat, the Mines and Geosciences Bureau (MGB) said on Thursday. In its geohazard advisory, the MGB said 252 barangays in Cagayan, Isabela, Zambales, Bataan, Apayao, Kalinga, and Ilocos Sur are susceptible to these hazards. The bureau noted that other provinces affected by the LPA and Habagat, based on PAGASA's advisories, are still advised to activate appropriate preparedness measures. In Metro Manila, the MGB said the geohazards may also be experienced in 412 barangays in Manila, Marikina, Pasig, Quezon City, Caloocan, Novaliches, Navotas, and Malabon. 'The threshold values were lowered in Metro Manila due to the nature of flooding in highly urbanized areas, wherein the rains are not readily absorbed by the land,' the MGB said. 'This leads to increased surface runoff that overwhelms the drainage system and causes flooding in low-lying areas, as well as those proximal to waterways,' it added. State weather bureau PAGASA said heavier rains are expected in different parts of Luzon up to Sunday due to the effects of the LPA and Habagat. In its 11 a.m. weather advisory, PAGASA said that the LPA will bring downpour from 100 to 200 mm over Cagayan from Wednesday to Friday noon. Rainfall from 50 to 100 mm will also be experienced over Batanes, Apayao, Abra, Kalinga, and Ilocos Norte during the same period. Meanwhile, Habagat will cause rainfall from 100 to 200 mm over Pangasinan, Zambales, Bataan, and Occidental Mindoro from Wednesday to Friday noon. Rainfall from 50 to 100 mm is also expected in Metro Manila, Ilocos Sur, La Union, Benguet, Ifugao, Mountain Province, Tarlac, Pampanga, Bulacan, Rizal, Laguna, Cavite, and Batangas in the same period. —VAL, GMA Integrated News

To Save Patients from Extreme Heat, a Hospital Is Turning to AI
CLIMATEWIRE | When extreme heat hits the Boston area, emergency departments are packed with people who are dehydrated, experiencing kidney or heart problems, or are having heat cramps. Now a health care system that serves 2.5 million patients across Massachusetts is turning to artificial intelligence for help. 'The stress of the heat exacerbates those conditions, and we'll see a 10 percent jump of people in the emergency department not just for heat illness, but also weakness or syncope or other conditions due to the heat,' said Paul Biddinger, chief preparedness and continuity officer at Mass General Brigham, the nonprofit academic health system that is working on a new alert system to warn people about the dangers of heat waves. In February, MGB was one of five applicants to join a Sustainability Accelerator run by IBM. The program seeks to help communities facing environmental and economic stress through technology. It had received more than 100 proposals for how to use AI to advance climate sustainability and resilience. The idea is simple: Use AI to comb through electronic health records to find patients who have health conditions or take medications that might make them particularly vulnerable to heat. The AI program would warn them when a heat wave is coming and tell patients how to protect themselves so they don't end up in an emergency room. The tool would include security features to protect patient health information. Ideally, the combination of personalized information, real-time heat data, and "actionable messages" will help empower patients to protect themselves. 'We think patients will pay more attention if it is their doctor, their hospital saying, 'Hey, you're at risk and here's what to do,' than if they just see on the news that it will be hot tomorrow,' Biddinger said. Heat kills an estimated 2,300 people every year in the United States, more than any other type of extreme weather event, and results in the hospitalization of thousands of others. Those numbers are expected to increase as climate change turbocharges temperatures, with one estimate calculating that emergency rooms could be inundated with an additional 235,000 visitors each summer. The same report, by the Center for American Progress, estimated that health care costs related to extreme heat would amount to $1 billion annually. Mass General Brigham offers training for doctors and nurses about how climate change could affect patients. Some particularly vulnerable patients with complex or overlapping medical conditions are assigned case workers to discuss those risks. 'Just as we want our patients to control their blood sugar if they have diabetes or not be exposed to poor air quality if they have a respiratory disease, trying to help them protect themselves from heat by communicating when they are at high risk is a health care responsibility, and we are trying to do better,' Biddinger said. But proactively warning patients is a tall order for humans to do on their own. Patients with complicated medical conditions are assigned care managers, who follow patients more closely and will contact them before a heat wave strikes to 'support their health.' But there's not enough staff to reach everyone who has a heart or kidney condition, or those whose homes might not have air conditioning. The AI program is still being developed, but Biddinger said he envisions it having a chatbot function, so patients can ask questions when they receive an alert. 'Our primary care doctors are so overwhelmed these days, and we don't want them to be stuck on hold waiting for their doctor when we can use AI to help them identify cooling centers or public places with air conditioning where they can go to stay cool,' he said. The AI alert system is meant to be a pilot program so the technology can be developed with IBM over the next two years. If it works, it could be shared with other hospitals. 'This is not being developed as a profits-driven product. It's meant to be a service to the community that health centers across the country could use to support their patients, too,' Biddinger said.
