International buyers scoop up properties in Texas despite housing crash

A handful of cities in Texas are grabbing the attention of international buyers, who are coming mainly from India, China, and Mexico to find low prices amid a possible housing crash. Houston, Austin, and San Antonio all made the list of destinations where homebuyers from around the world are purchasing investment properties, second homes for their kids, or a home they will retire in. Houston was the number 5 most searched US city by non-US consumers throughout the month of April, according to a new report from Realtor.com.
International demand also grew noticeably in Austin, Dallas and San Antonio. None of the metros appeared in the top rankings for international buyers last year. 'The growing appeal of Texas markets to international buyers signals a noteworthy regional shift in investment focus,' said Danielle Hale, Realtor's chief economist. International buyers see Texas as a place for a long-term investment due to its lower cost of living and lack of state income tax. Many high-profile businesses have also relocated to the state, which has led to economic growth, job creation, infrastructure development and housing demand.
Texas' cultural diversity and easy international travel connections also help its global appeal. For instance, San Antonio landed in the top destinations for Mexican homebuyers due to its proximity to the US-Mexico border. 'Mexican buyers likely tend to favor US border cities because of their proximity to home, strong cultural and language connections, established family and business networks, and easier access to education, healthcare and cross-border travel —making these areas both practical and familiar for living and investment,' said Hale.
Texas realtor Cesar Amezcua explained the appeal of the Lone Star State — in particular San Antonio. 'We are just two hours from Mexico's border. We're literally 156 miles from the closest border town so we have always had a big influx of people from foreign nations, especially from Mexico,' he told the Daily Mail. Amezcua says a mix of buyers are using the purchases as investments to rent out, for their college age kids to live in, of for themselves as a main home.
'Some use it while they stay in the US for a couple weeks, other people use it for their children who want to go to college,' he said. 'They often work for big corporations in the technology sector, and they're always looking for the best schools.' International buyers have also been looking at buying in Houston, which is reinventing itself as a booming tech hotspot.
Apple and Nvidia are leading the push with new AI factories in the city, which is set to create jobs, develop real estate and solidify Houston's future as America's next tech city. Amezcua added that the diverse culture in many Texas cities is often what draws international buyers too. 'There's plenty of nightlife depending on what it is that you're looking for,' Amezcua added.
'There are upscale restaurants and bars and cocktail places. 'We really are spoiled here in San Antonio. There's a little bit of everything because we're such a such a diverse town. For food, there's Peruvian, Colombian, Indian, Mexican, Tex-Mex, American Continental — you name it, we have it.' Amezcua says a buyer could likely get a three-bedroom, two-bath, two-car garage for anywhere between $250,000 and $300,000 in the city. 'For that you're going to end up in a nice neighborhood with nice amenities like water parks and pools,' he said.
Meanwhile, Texas has the most cities which have seen falling house prices over the last year. From April 2024 to April 2025, San Antonio saw prices drop 1.8 percent. Austin has seen a 1.2 percent fall, Dallas is down 0.8 percent and Fort Worth has dropped 0.2 percent. Texas became a boom state during the pandemic due to its warm weather, low tax rates and affordable housing compared to major coastal cities.
For Americans, places like Dallas and Austin were once seen as affordable alternatives to high-cost cities like San Francisco and New York. But prices are now on the way down — in part due to the increasing frequency and intensity of climate disasters such as hurricanes. This has led to skyrocketing insurance premiums and rising HOA costs across many major cities.

Treasury Secretary Scott Bessent reignited his feud with Elon Musk on Sunday during an interview with CNN, where the Cabinet secretary also quibbled with a host over whether the president had made the '90 deals in 90 days' he had promised the American public. Bessent's comments come as the administration is set to hit many U.S. trading partners this month with 'reciprocal' tariffs following the end of a 90-day pause. During that period, the White House discussed the types of trade agreements Donald Trump and his team were set to negotiate with China, the U.K., Canada, and dozens of other countries, which the president has accused of engaging in unfair trade practices. The majority of those deals did not materialize, except for a handful of exceptions. Many issues continue to divide U.S. and Chinese officials, but some export controls instituted by Beijing were lifted after an agreement was inked in late June. On Sunday, Bessent echoed a familiar line from the administration: the insistence that the tariffs Trump was imposing in the absence of formal agreements with foreign governments constituted the 'deals' promised by the White House. 'The president has a reputation, a self-described dealmaker, so why haven't we seen the kind of deals that he promised in the last 90 days?' asked CNN's Dana Bash. "Again, he didn't promise this,' countered Bessent. In reality, it was Trump's trade adviser, Peter Navarro, who set this goal during a Fox Business interview. 'And when we send out the 100 letters to these countries, that will set their tariff rate. So we're going to have 100 done in the next few days,' he continued. Bash responded: 'But that's not a deal. That's a threat.' 'No, that's the level,' said the Treasury secretary. 'That's the deal.' 'President Trump's going to be sending letters to some of our trading partners saying that if you don't move things along, then on August 1st, you will boomerang back to your April 2nd tariff level.' The White House initially announced a slate of 'Liberation Day' tariffs in early April, setting individualized tariff rates for dozens of U.S. trading partners, including some as high as 50 percent. Markets immediately engaged in a sell-off, prompting panic and a reversal by the president. But the end of Trump's 90-day pause is fast approaching, with the official deadline on Wednesday, July 9. So far, administration officials have not indicated that another pause is likely. Administration officials are currently negotiating with the EU, which is among the U.S. trading partners still seeking to avert a massive tariff hike. Before the president was re-elected, the average tariff on goods from the EU imported to the U.S. was just 2 percent. Trump has threatened to mark up tariffs as high as 50 percent. Holger Schmieding, chief economist at Germany's Berenberg bank, said the most likely outcome of the trade talks is that 'the US will agree to deals in which it takes back its worst threats of 'retaliatory' tariffs well beyond 10 percent'. Bessent's support of tariffs was one of several issues that led to his conflict with Elon Musk, the Tesla CEO and former DOGE overlord who joined the administration as a temporary appointee in January. The two argued frequently and even had one physical confrontation, according to news reports, and emerged as sharp personal rivals in addition to being political foes. On Sunday, the Treasury secretary made it clear that there was no love lost between the two men after Musk, who left the administration in May, publicly blew up at the president in a series of Twitter posts about a legislative package Trump had endorsed — the 'big, beautiful bill.' Musk was, and still is, a furious critic of the bill's deficit spending, which is projected to add trillions to the national debt over 10 years, and threatened last week to fund primary challenges against Republicans who voted for the legislation. His threats did not work, and it passed with only a few Republicans dissenting. 'The principles of DOGE were very popular. I think, if you looked at the polling, Elon was not,' Bessent told CNN.

The rollercoaster of a relationship between the world's richest man, Elon Musk, and President Donald Trump has captivated the attention of many political observers over the last year — but Musk's latest move could be his boldest yet. Musk officially filed a Statement of Organization Sunday with the Federal Election Commission for his 'America Party' after weeks of threatening the GOP. On July 4th, Musk asked his 221.7 million followers on X if it was time to make good on his threats to create a new political party and oust the Republicans who supported Trump's signature budget bill. The bill narrowly passed through Congress after weeks of debate and different GOP factions plotting to tank the legislation at various points in the process. Republicans currently hold slim majorities in both the House and Senate, with just a handful of seats giving them the edge over Democrats. Out of 100 seats in the U.S. Senate, 53 are held by Republicans. In the House, 220 seats are held by Republicans, 212 by Democrats, and three are presently vacant due to member deaths. Trump's budget bill passed with narrow margins in both chambers last week, with some members of the President's party voting against it. Musk and Trump got into a social media war during debate on the legislation, leading to Musk threatening to use his billions to start a third party and Trump threatening to deport the naturalized American citizen. Last Monday, before the bill even passed, Musk escalated his attacks, saying lawmakers who campaigned on cutting spending but supported the bill 'should hang their heads in shame.' He added, 'And they will lose their primary next year if it's the last thing I do on this Earth.' Musk, now worth over $400 billion, founded the AmericaPAC super PAC in 2024. AmericaPAC raised more than $260 million last year, much of it to back Republicans in swing districts. Over $88 million went to supporting Trump directly. Despite the unpopularity of national third-party or independent presidential campaigns, state-level races tell a different story. Two current U.S. Senators are Independents who caucus with Democrats, and dozens of independents have served in the Senate throughout history. Musk was notably quiet immediately after the budget bill passed but weighed in on July 4th with a cryptic post: 'Great day for some … fireworks,' with two fire emojis. He praised Senators Rand Paul and Rep. Thomas Massie, both of Kentucky, for voting against the bill, posting a '100' emoji in support. He previously threatened to primary any GOP lawmaker who voted in favor. Some, like Rep. Ralph Norman (R-S.C.), brushed off the threat, calling Musk a 'true patriot' and praising his past government service under Trump. Still, Musk has called out Freedom Caucus members who supported the bill. 'How can you call yourself the Freedom Caucus if you vote for a Debt Slavery bill with the biggest debt ceiling increase in history?' he wrote, tagging two GOP lawmakers. Meanwhile, other Republicans downplayed Musk's political ambitions, while some Trump allies struck back. Investor James Fishback, whose ETF avoids DEI-focused firms, pulled his Tesla-themed fund in response to Musk's party launch. It remains to be seen whether Musk's opposition to Trump-aligned Republicans is a one-off—or a sign he's serious about reshaping the GOP from the outside.
