Big four bank moves on fixed interest rates ahead of July RBA meeting

Major lenders are cutting interest rates ahead of the Reserve Bank of Australia's next meeting as competition heats up among the financiers.
ANZ has become the latest of the big-four banks to cut interest rates, announcing a move of 10 to 35 basis points across its fixed-rate offerings.
The bank will now offer a lowest advertised fixed rate for a two-year mortgage at 5.19 per cent, down 20 basis points after Wednesday's changes.
For those wanting a three-year fixed rate, it will come in at 5.34 per cent, while both the four and five-year fixed rates are down 10 basis points to 5.74 per cent.
The move comes ahead of the Reserve Bank of Australia's July 8 rate announcement where the central bank is widely forecast to slash interest rates by a further 25 basis points to 3.60 per cent.
Canstar data insights director Sally Tindall said ANZ had the lowest fixed rates in each of the one to five-year terms of the major banks.
'ANZ could also be looking to shore up its loan book by locking in more customers on fixed rate deals,' she said.
'The bank's most recent half year results show that just 3 per cent of its residential mortgage book is on a fixed rate contract.
'This means the remaining 97 per cent on variable rates are free to move at any time without major penalties.'
Ms Tindall said while ANZ's fixed rates were streaks ahead of the other big banks, particularly on shorter terms, they were still a far cry from the lowest fixed rates on offer, with 13 different lenders now offering at least one fixed rate under 5 per cent.
Pacific Mortgage group has the lowest fixed rate over one year at 4.99 per cent, while Easy Street offers the lowest two-year mortgage and BOQ/ People's Choice and Heritage Bank have the best offers for those looking to lock in a rate for longer than four years.
'If you're looking to lock in your rate, don't go aiming for one that starts with a five or a six. You should be looking in the fours,' Ms Tindall said.

Australian Gas Infrastructure Group's green hydrogen gas blend reaches Gladstone customers

A central Queensland city has become the first in Australia to have its entire gas network blended with green hydrogen amid greenwashing accusations against the company behind the project. The Australian Gas Infrastructure Group (AGIG) unveiled its Hydrogen Park Gladstone facility on Wednesday, a site which blends up to 10 per cent hydrogen with natural gas. It means the company's entire Gladstone network of about 700 customers are being supplied with the lower-emissions product. "This is a demonstration facility, so the purpose of this is to show [the technology] and for us to learn that it is technically possible to blend into a whole-of-city network," said acting chief executive Cathryn McArthur. The project began operating about six months ago and AGIG said it had produced more than 1 tonne of green hydrogen so far. Green hydrogen is produced onsite using an electrolyser which splits water into hydrogen and oxygen. That hydrogen is then mixed with gas and distributed into its entire network in Gladstone, which supplies gas to commercial and residential customers. Ms McArthur said customers had been using the product at no additional cost. The Queensland government supported the project with $2.73 million of funding, while AGIG said it had also invested $6.48 million. AGIG has been supplying the blended gas from its South Australian facility, but the company said Gladstone was the first city where its entire network was using the product. The launch of the Gladstone site comes less than a week after the Australian Competition and Consumer Commission (ACCC) launched action in the Federal Court relating to the Australian Gas Network's advertising, which claimed its gas would be renewable within a generation. AGIG is the Australian Gas Network's parent company. The ACCC action argued technical and economic obstacles meant the company could not make that claim and alleged it was greenwashing. Ms McArthur said the company would defend the accusations. "This [Gladstone] project is a real-world demonstration of the potential of renewable gas. It's here, it's real, it's viable and it works," she said. University of Adelaide acting director for the Centre of Energy Technology, Greg Metha, said projects needed to have a much higher concentration than the 10 per cent used to reduce carbon emissions. "The amount of carbon dioxide that you save is much less than 10 per cent," Dr Metha said. Ms McArthur said they planned to incrementally scale up AGIG's hydrogen projects. "It is a 10 per cent blend but you've got to start somewhere, and hopefully one day we will see that at 100 per cent," she said. The company has a target for 100 per cent renewable and carbon-neutral gas in its distribution networks by 2050. The AGIG launch in Gladstone came in the same week developers pulled out of a $14 billion green hydrogen export project in the city. Earlier in the year Fortescue also abandoned its electrolyser manufacturing site in Gladstone. When high concentrations of green hydrogen are used in existing gas networks it can cause steel pipes to become brittle. Ms McArthur said the company had planned and costed for minor modifications to its existing network which would allow them to distribute 100 per cent green hydrogen. Dr Metha said he believed it would be challenging. Dr Metha said green hydrogen should be used in industries which were tricky to decarbonise, such as in ammonia production. He said from an efficiency perspective it made more sense to just switch to electric appliances. Ms McArthur said AGIG planned to open another site in Victoria's Wodonga next year which would be one of the largest in the country once operational.

The Block Star's landscaping behind $4.85m Aberfeldie sale

A glamorous Aberfeldie home straight out of The Block has topped the suburb's sales charts this year, changing hands for $4.85m. The five-bedroom residence at 38 Aberdeen St combines bold architectural form and resort-style landscaping by The Block's long-serving garden guru Dave Franklin. Mr Franklin, who has worked across more than a dozen seasons of the renovation series, is known for creating high-impact outdoor spaces that blend dramatic structure with lush plantings. He has also co-hosted the lifestyle series The Garden Hustle, helping everyday Aussies transform their gardens. For 38 Aberdeen St, Franklin Landscape & Design delivered a backyard oasis featuring a fully tiled lap pool, architectural trees and a Goalrilla basketball half court, framed by manicured hedging and mature greenery for privacy. The home's interior was crafted by design firm Studiomint and showcases luxury across three lift-connected levels. Each of the five oversized bedrooms includes a deluxe ensuite, while the main suite boasts a walk-in robe, gas fireplace, freestanding bath and private balcony. Matthews Moonee Valley director John Matthews said the home had previously been listed with another agency before he was engaged to reposition it with a high-impact digital campaign. 'It was definitely one of the more memorable sales I've done recently,' Mr Matthews said. 'The seller had purchased it in 2022 for $4.7m and, despite the tougher market conditions, we were able to secure a result above that.' Mr Matthews said the relaunch included cinematic video, twilight photography, a 3D tour that leaned into the property's glamorous style. 'It felt like a rockstar's pad,' he said. 'It was bold, indulgent, think moody designer finishes, full smart automation, a dumbwaiter, and a home cinema that wouldn't look out of place in Beverly Hills.' The chef's kitchen is fitted with Gaggenau cooking appliances, Liebherr fridge and freezer, and a butler's pantry with dual Bosch dishwashers. An alfresco terrace with built-in barbecue flows seamlessly from the main living space, while a glass-walled wine cellar, custom study, and four-car garage add to the home's functional luxury. The Matthews Moonee Valley director estimated it would cost about $6m to replicate the home today, factoring in around $4m in construction and $2m in land value. 'You simply couldn't rebuild this for what it sold for,' Mr Matthews said. 'There was no compromise anywhere in the design.' It is the fourth Aberfeldie property to sell for more than $4m this past year, and the highest so far in 2025, following other results around $4m-$5m. Mr Matthews said the sale reflected renewed confidence in the inner northwestern prestige market as buyers increasingly looked beyond the traditional eastern suburbs for quality family homes. 'This area offers value that's hard to beat, proximity to the CBD, airport, schools, and more space for your money,' he said.

Retailers warn of ‘overreach' after McDonald's forced into union negotiations

Retailers are warning a landmark Fair Work Commission ruling forcing McDonald's franchisees into union negotiations 'raises serious questions' about new multi-employer bargaining laws. In a win for more than 5000 low-paid workers, the Fair Work Commission on Monday ordered 18 McDonald's franchises in South Australia to enter talks with the Shop Distributive and Allied Employees Association (SDA). The outcome could set a precedent for similar forced negotiations across the country. But the Australian Retailers Association (ARA) has blasted Monday's decision as 'overreach' and not true to the intent of the supported bargaining stream. In a statement on Wednesday, ARA said the laws were 'intended to assist sectors with clear barriers to bargaining – such as disability care or early childhood education – where there is a clear need for co-ordinated negotiation'. The group argued the intent did 'not apply to the quick service restaurant industry' that was well-covered by 'ordinary provisions of the Fair Work Act'. Chief executive Chris Rodwell said the Fair Work Commission's 'decision raises serious questions about the threshold for supported bargaining and whether the stream is being applied more broadly than parliament intended'. 'Small business operators in fast food and retail are already facing significant cost pressures and economic uncertainty,' Mr Rodwell said. 'This decision heightens the prospect of those struggling businesses being drawn into multi-employer negotiations without a majority of employee support is deeply concerning.' SDA has taken a different view, saying the supported bargaining laws were 'designed to help low-paid workers – with clearly identifiable common interests – access bargaining'. 'McDonald's is the largest fast-food chain in the country,' it said. 'Since 2020, it has only provided its workers with the minimum pay and entitlements required in the fast-food sector. 'This case was about bringing the largest and most profitable fast-food chain in the world back to the negotiating table and requiring them to give their workforce a say.' McDonald's Australia chief executive Joe Chiczewski told NewsWire on Thursday that he was 'incredibly proud to be the largest employer of youths throughout the country'. Though, he was tight-lipped on whether his employees deserved a pay bump. 'Look, we're aware of the decision that has occurred and we're discussing our response internally,' Mr Chiczewski said. 'But absolutely our workers deserve the best and that's why we invest in them.'
