The portfolio is a carefully curated selection of roughly 100 properties, which mainly serve high-revenue markets throughout the U.S. This puts the REIT in a position to generate increased revenue from the rent premiums that property owners can charge tenants for being in sought-after locations. These areas also have high population density, which also helps Federal Realty Investment Trust maintain a high occupancy rate across its portfolio.
Federal Realty Investment Trust is coming off a very strong Q1 2025. Its most recent earnings report showed strong numbers across the board. The trust's $309 million in revenue was an improvement over Q4 2024's total of $291 million. Earnings per share increased from 2024's $0.66 to $0.72.
Federal Realty Investment Trust's most recent quarterly performance represents a continuation of the REIT's momentum in 2024, which showed increases in several key metrics. Occupancy improved from 94.1% in 2023 to 96.2% in 2024. Operating income grew from $406.5 million in 2023 to $472.4 million. Federal Realty Investment Trust also broke its own record for signed leases with 452. EPS rose from $2.80 to $3.42, which was a big win for shareholders.

'We achieved all-time highs in leasing volume, revenue, and earnings, surpassing previous records by a significant margin, and occupancy reached its highest level in almost a decade, ' CEO Donald C. Wood said in the firm's fourth-quarter earnings release. "Our portfolio remains strong, anchored by resilient operators, supported by favorable supply-demand dynamics, and bolstered by strong demographics. With this momentum, we are well-positioned for even stronger growth in 2025 and beyond.'
Federal Realty Investment Trust shares have been trading at $95.29 recently and paying a dividend of 4.55%. Trump Appeals Ruling Blocking Executive Order Against Perkins Coie
The Trump administration filed an appeal on Monday challenging its loss in federal court to Perkins Coie, in a signal that it intends to prolong its fight in trying to force some of the nation's top law firms to capitulate. Earlier this year, fearing President Trump, a number of prominent firms shocked some of their peers and clients by agreeing to take on hundreds of millions of dollars of free legal work on causes of shared concern with the White House in exchange for the right to continue operating as usual. But a handful of firms declined to strike a deal and were singled out by Mr. Trump for punishment through executive orders that exiled them from work with the federal government. Those firms, including Perkins Coie, sued in March. The courts have found Mr. Trump's actions unambiguously illegal, and have blocked the government from following the orders. The filing on Monday was the first indication so far that Mr. Trump has not been deterred. The appeal follows the fourth straight ruling against the Trump administration on Friday, when a judge struck down an order targeting the firm Susman Godfrey. The decision in that case struck many of the same notes that Judge Beryl Howell of the Federal District Court for the District of Columbia did when she declared the order targeting Perkins Coie illegal on May 2. 'The courts have permanently blocked all four unlawful executive orders targeting law firms because those orders violate core constitutional freedoms,' a spokesman for Perkins Coie said in a statement about the Trump administration's appeal. 'We look forward to presenting our case to the D.C. Circuit and remain committed to ensuring that the unconstitutional executive order targeting our firm is never enforced.' Want all of The Times? Since long-term CDs, which have maturity dates longer than one year, require the saver to keep the money with the bank for an extended period, they were often rewarded with higher rates in return. But the unique interest rate climate of recent years has reversed that trend. With predictions on the future of interest rates difficult to make now, lenders have since been offering higher rates on short-term CDs instead. At the same time, rates on alternative accounts like high-yield savings and money market ones, are also elevated. And those won't require savers to forego access to their money the same way they would with a locked CD account. This makes either an attractive choice right now. To better determine the value, then, it can help to crunch the potential interest. And with a sizable deposit amount of $10,000, for example, savers could be looking at a substantial return on their money.
