Saudi construction output value soars to $148bln, says report
Knight Frank's analysis shows that the Saudi construction sector has been growing year-on-year since 2020 and forecasts this upward trajectory will continue, hitting $191 billion in 2029.
This phenomenal level of development is being driven by the government's Vision 2030 strategy to position the kingdom as a global hub for tourism, commerce and trade, stated Knight Frank in its latest Saudi Arabia Construction Landscape Review.
This transformation aims to deliver over 1 million homes, more than 362,000 hotel keys, over 7.4 million sqm of retail space, and more than 7.7 million sqm of new office space by the end of the decade, it added.
Faisal Durrani, Partner – Head of Research, Mena, said: "Construction contracts totalling more than $215.4 billion were awarded across Saudi Arabia between 2020 and 2025, highlighting the government's incredible ambition and commitment to making the Kingdom the centre of wealth generation and trade not just in the GCC but globally."
"Indeed, some $1.3 trillion is planned to be invested in real estate and infrastructure projects as part of Vision 2030, highlighting the breadth and scale of what is now being delivered," stated Durrani.
Riyadh remains a centre of construction activity, with $135.2 billion of contracts awarded since 2020, representing 63% of the total across the kingdom.
The capital's $195 billion development plan includes 4.6 million sqm of office space, 2.6 million sqm of retail, more than 28,800 hotel rooms and over 340,000 homes.
Anticipating the sharp increase in businesses, residents and tourists this level of development will attract, almost $24 million (29%) of construction contracts awarded in Riyadh have been for transport projects.
The $22.5 billion Riyadh Metro project features six lines spanning 176 km with 85 stations and fully automated, driverless trains.
Alongside this, the King Abdulaziz Public Transport Project will create a comprehensive bus rapid transport system, while more than US$ 5bn is being spent on major road projects to support the city's expansion.
Mohamed Nabil, Regional Partner - Head of Project and Development Services, Mena, said: "With the population of Riyadh projected to increase to 10 million by 2030, the city's transport upgrade programme is one of the largest and most innovative in the world."
"Although the car is still the dominant form of transport, the investments being made in Riyadh's Metro and rapid transport system show how the city is redefining the urban experience through sustainable development to create not only a liveable city, but also an attractive destination for business and tourism," noted Nabil.
Amar Hussain, Associate Partner – Research, Middle East, said: "Giga projects are a major hub of construction activity. For example, the $50 billion New Murabba project will transform 19 sq km of north-west Riyadh, creating 18 new neighbourhoods.
In Western Saudi Arabia, a $685.5 billion real estate development plan centred on giga projects will deliver more than 382,000 homes, 330,000 hotel rooms, and office and retail space spanning upwards of 7.3 million sqm, stated Hussain.
"These projects are designed on a scale far beyond anything else currently under construction in EMEA, and this bold vision is rapidly becoming reality, bringing benefits to Saudi residents and businesses alike," he added. -TradeArabia News Service

Qatar announces new school calendar until 2028 with extra Ramadan days, long weekends and more holidays
Qatar has announced a new academic calendar with new long weekends, additional Ramadan holidays and well-being measures for students. Ministry of Education and Higher Education (MOEHE) has approved a revised academic calendar covering three school years from 2025 to 2028, introducing a series of changes designed to better align with national, cultural, and religious priorities. The new calendar is applicable to both public and private schools and was developed following a comprehensive review, including recommendations from the Shura Council, and aims to unify the academic rhythm across the country while enhancing student well-being and family planning. Qatar holidays and breaks The Ministry of Education and Higher Education (MOEHE) approved the new academic calendar for schools in Qatar for the academic years 2025–2026, 2026–2027, and 2027–2028. The calendar takes into account various educational, cultural, and national considerations, in line with the Ministry's vision to develop a flexible and inclusive educational system. The Ministry explained that the calendar was adopted following a comprehensive review of influencing factors, including recommendations from the Shura Council regarding alignment between public and private school holidays. As a result, the mid-year break has been fixed in the last third of December to unify the academic rhythm across the country and provide families with better planning and organisation opportunities. The calendar also includes a revision of the first semester final exams, which will now be held before Qatar National Day. This change responds to proposals from the Ministry of Culture and aims to enable students to actively participate in national events that promote identity and belonging. To support students' religious and psychological well-being, the Ministry ensured that mid-second-semester exams will not coincide with the holy month of Ramadan. This allows students to focus on worship and engage in related social and cultural activities during the sacred month. In recognition of the religious and social significance of Ramadan, the new academic calendar includes two additional days off for students and school staff during the holy month in the academic years 2025–2026 and 2027–2028, in addition to the official holiday. The calendar also introduces a 'Test Day, Rest Day' system, applied exclusively to second-semester exams for high school certificate students. This system provides students with ample time to review and regain focus between exams, supporting their mental and emotional readiness to perform at their best during this critical academic stage. Additionally, a long weekend break has been scheduled after the mid-second-semester exams each year to promote student well-being and educational balance. The calendar was designed to ensure a fair distribution between the two semesters while covering all curriculum content within the approved number of school days, ensuring a highly efficient educational process. The Ministry of Education and Higher Education emphasised that this calendar reflects its ongoing efforts to develop educational policies that serve the interests of students, teachers, and parents. It also enhances the effectiveness of Qatar's educational system, in alignment with Qatar National Vision 2030, which prioritises human capital development as a cornerstone for building a knowledge-based society. Key changes in Qatar's 2025–2028 academic calendar explained Policy change Details Mid-year break Fixed in the last third of December for all schools (public and private) to unify scheduling. UAE says reports of Dh100,000 golden visas for certain nationalities are false
The UAE has denied that golden visas can be purchased for a one-time fee, following widespread claims in Indian media of a scheme said to be aimed at Indian nationals. The statement from the federal immigration department followed a frenzy of reports in Indian media that long-term residency could be purchased for Dh100,000, following a candidate nomination. Some reports claimed the scheme would be extended to Bangladeshi nationals as well. The Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) described the reports as 'false rumours circulating in the local and international media and websites.' In a statement in Arabic and Urdu, ICP said: 'These claims have no legal basis and were made without referring to the competent authorities in the UAE.' This comes days after a consultancy firm, the Rayad Group, told Indian media that it was part of a pilot programme to launch a new "nomination-based" golden visa to the UAE and termed it a "golden opportunity" for Indian citizens. The company, based in India, claimed Indian applicants would not need to visit Dubai and could get a UAE golden visa for life by paying a one-time Dh100,000 fee. The company told India's PTI news agency that Indian citizens would be assessed on their contribution to the UAE's economy and society, would undergo background checks for money laundering and criminal records. At present, a foreign investor would need to invest at least Dh2 million, usually in property, to qualify. Skilled professionals in key industries can qualify based on qualifications and job role. Legal action warning The ICP warned 'legal action against the parties, websites and entities that published these rumours to unlawfully obtain funds from people desiring to live and reside in the UAE by exploiting their dreams and aspirations for a better life in a safe and secure country.' 'All golden visa requests must be submitted only through official government channels inside the country and there is no internal or external consultancy entity that has the authority to process the golden visa,' the statement said. The Abu Dhabi-based authority urged people desiring to visit, live or invest in the UAE 'not to respond to rumours, false news and never to pay money or provide personal documents to any party, office or agency that claims to provide the golden visa service.' Verify news The National has contacted the Rayad Group but did not receive a response. Earlier this week, UAE authorities denied it was issuing golden visas to cryptocurrency investors after a blockchain technology company suggested on social media platforms that crypto investors had an exclusive opportunity to secure a golden visa by paying a one-time fee. Golden visas are 10-year residency permits given to people including scientists, doctors, nurses, entrepreneurs, artists, athletes and outstanding students. Holders of golden visas do not need a local sponsor giving them greater flexibility and autonomy. The golden visa also covers spouses, children and parents who enjoy the same benefits as the primary visa-holder.
