Saudi Egyptian Developers launches Hilton Cairo Nile Maadi with EGP 6bn investment

Saudi Egyptian Developers (SED) has officially opened Hilton Cairo Nile Maadi, a landmark addition to the Nile Pearl project. Situated along the banks of the Nile in the heart of Maadi, this architectural masterpiece embodies elegance and sophistication. With an investment exceeding EGP 6bn, the project strengthens Egypt's position as a premier global tourism destination while showcasing SED's commitment to world-class real estate development.
Spanning 9,600 sqm, Nile Pearl is a luxury mixed-use development featuring two iconic towers. One houses a high-end residential complex with 190 upscale units of varying sizes, while the other is a five-star hotel managed by Hilton Global Hospitality. The hotel offers 256 elegantly designed rooms and suites, all boasting panoramic views of the Nile.
Mohamed Al-Taher, CEO of Saudi Egyptian Developers, emphasized that the inauguration of Hilton Cairo Nile Maadi and the handover of residential units in Nile Pearl mark a defining moment in the company's journey. He highlighted the project's significance in strengthening SED's contribution to the Egyptian real estate sector while playing a crucial role in enhancing tourism and attracting visitors worldwide. Al-Taher noted that the development aligns seamlessly with Egypt's Vision 2030, which aims to attract 30 million tourists annually.
Haitham Nassar, General Manager of Hilton Nile Maadi, expressed pride in partnering with Saudi Egyptian Developers to introduce this prestigious addition to the Hilton brand.
The success of Nile Pearl is the result of a strategic collaboration with leading industry entities, including SIAC Construction, Hill International, EHAF Consulting Engineers, Siemens, and Pino Meroni. Their expertise was pivotal in shaping this architectural marvel, with more than 2,000 workers dedicating over 90,000 hours to its completion.
Located near some of Egypt's most renowned landmarks, including the Pyramids and the Grand Egyptian Museum, Hilton Cairo Nile Maadi offers an exceptional hospitality experience with seamless access to key transportation routes. The 22-floor hotel is designed to deliver unparalleled luxury, with rooms and suites featuring breathtaking panoramic views of the Nile.
Saudi Egyptian Developers, founded in 1975 as a joint venture between the Egyptian government—represented by the Ministry of Housing, Utilities, and Urban Communities—and the Saudi government, through the Ministry of Finance, has been at the forefront of Egypt's real estate sector for nearly five decades. On Egypt's relationship with the European Union, Ambassador Abu Zeid explained that the EU is actively working to diversify its partnerships globally, as seen in recent diplomatic missions to China, Japan, and South Africa. Egypt, he stressed, was among the first countries in the region to establish a comprehensive strategic partnership with the EU, giving it a central role in Europe's policy toward both the Middle East and Africa. Egypt's role, he said, goes beyond economic alignment. It serves as a pillar of regional stability, offering credible diplomatic channels and acting as a reliable partner in energy transition, migration policy, and counterterrorism cooperation. Turning to Egypt's engagement with NATO, Abu Zeid spoke about Egypt's participation in the Mediterranean Dialogue, a cooperative framework that includes seven countries from the southern Mediterranean. Egypt works closely with NATO on capacity building in maritime security, counterterrorism, and irregular migration control. Importantly, he emphasized Egypt's steadfast commitment to balanced diplomacy, steering clear of bloc-based rivalries. 'Egypt does not align with polarized alliances. Instead, we maintain strategic, respectful, and independent relationships with all global powers,' he stated. This non-aligned yet cooperative stance, he added, is widely respected within NATO and among European partners. On the investment front, Belgium currently ranks as Egypt's fifth-largest European investor, with approximately $1.4 billion in capital concentrated in infrastructure, renewable energy, and industrial development. The outlook for 2025 points to further Belgian investments, particularly in automotive manufacturing, agricultural technologies, and clean energy solutions. Ambassador Abu Zeid's message is clear: Egypt is not only open for business — it is ready for partnership. These relations, considered a model of comprehensive strategic partnership, cover diverse fields including economy, security, culture, and education. In our interview with Ambassador Ahmed Abu Zeid, we review the depth and dimensions of this partnership, highlight key milestones in its development, and discuss the challenges and opportunities it faces amid current geopolitical and economic changes. Egyptian-European Relations: A Historical Continuity and Diverse Fields of Cooperation Ambassador Ahmed Abu Zeid explains that the relations between Egypt and Europe are not a recent development but are deeply rooted historically and extend over many decades, covering numerous areas such as economy, security, culture, and migration. These relations were founded on the Egypt-European Partnership Agreement signed in 2004, which established specialized committees covering trade, transport, migration, as well as technological and educational issues. The importance of continuous political dialogue is also emphasized through the Joint Cooperation Council between the Egyptian Foreign Minister and the EU High Representative for Foreign Affairs and Security Policy. The Comprehensive Strategic Partnership: A Turning Point A decisive turning point came last year with the signing of the comprehensive strategic partnership, which elevated the level of relations between Egypt and the European Union to new heights. This partnership is granted to only a limited number of countries, confirming Egypt's importance as the first country in the Middle East and North Africa to receive this distinguished status, reflecting Egypt's pivotal role for the EU and vice versa. European Financial Support to Egypt: A Comprehensive Package for Economic Stability Ambassador Abu Zeid focuses on the financial support package decided by the EU for Egypt under this partnership, totaling 5 billion euros, including 1.8 billion euros in direct financial support, investment guarantees, and grants for migration projects amounting to 200 million euros. The package is divided into two tranches: the first tranche (1 billion euros) was disbursed at the end of last year, and the second (4 billion euros) was recently approved by the European Parliament and the European Council to begin disbursing before the end of this year. This support comes at a critical time amid global and regional economic crises, including food and energy crises and maritime security tensions affecting the Suez Canal and Egypt's economic returns. The disbursement is contingent on a comprehensive economic reform program done in cooperation with the IMF, which required extensive negotiations with European parliamentarians to ensure proper management that benefits Egypt and the region.
