A Dunedin couple tell Kim Dungey how they overcame the odds to create one of the city's most unique homes.
Covid lockdowns, a tricky triangular site and an old building with lots of unknowns — the road to this dream home was anything but smooth. But the ambitious project has resulted in a former corner store on one of Dunedin's busiest feeder routes being given a new lease of life. During World War 2, the single-storey shop — built to the boundary on both its street frontages — was operated by a Miss E.A. Sector. Later, it became a quirky flat with a bedroom right next to the footpath at the intersection of Royal Tce and Heriot Row.
When they first saw the building advertised in 2013, the current owners fell in love with its angular shape and clinker brick cladding.
Caroline Terpstra says she and husband Geoff were living in Maori Hill but were ready for a new challenge and a property that required less maintenance. Adding to the appeal: they had just returned from Europe, where they enjoyed staying in central city apartments and "being part of the action".
When the building went on the market, the pair requested information but heard nothing back. Later, they sent a letter to the new owner and in 2017, they got a call "out of the blue" in which he explained his circumstances had changed and he was selling up.
To make the project work financially, the couple needed to keep the ground floor as a rental.
The initial plan was to add two levels above the shop but this proved too expensive so instead, they bought the neighbouring property in Heriot Row. This allowed them to build across the existing garage at the back of the former shop, limiting the development to one additional level and making the project affordable. It also gave them valuable set-down space for materials during construction.
Their offer on the neighbouring property was accepted just as New Zealand entered its first Covid lockdown — a "stressful" time because they didn't know if the University of Otago would remain open and if the flat's existing student tenants would stay.
Problems finding a builder delayed the start of the project, which meant that after selling their house, they had to spend two and-a-half years renting.
Add in several other curve balls — including escalating building costs and material shortages — and it was the "perfect negative storm".
Mr Terpstra, an architectural designer who drew up plans for the project, says the aim was to respect the heritage architecture while clearly demarcating between old and new so the history of the site could be easily read.
At ground level, they kept all but one of the shop's window and door openings. Above this, the materials are clearly different but the dark metal cladding was designed to tie into the iron oxide colouring of the original bricks, and the roof shape references the gable roofs of the neighbourhood.
Although the area was zoned residential 1, the Dunedin City Council recognised there had long been a building on the boundary and did not enforce the usual 4.5m setbacks from each road frontage, which would have halved the buildable area.
The biggest challenge was working with the building's triangular shape, which made the placement of interior walls, and the design and build of the roof, especially tricky.
"The 'sides' of the triangle are dictated by the roads and are at different angles in relation to the back of the triangle," Mr Terpstra says. "Internal partitions were built either parallel or at 90deg to the [back wall] as the most efficient way to divide the spaces ... However, all areas with exterior walls, except for our bedroom and bathroom, have an angled wall following the line of one of the road frontages, making for quirky and interesting spaces."
The ground floor flat, not including a small outdoor amenity space, is just 49sq m while the interior of the apartment, excluding the garage and entry, is only 105sq m. But both believe challenges like this lead to better design outcomes.
In his professional life, Mr Terpstra particularly enjoys renovation work and finding "hidden" space that homeowners don't necessarily see.
"I quite like having constraints. You have to think about things a lot harder and, generally speaking, the solutions you come up with are much better."
To make his own two-bedroom apartment feel spacious, he drew an open-plan kitchen, dining and living area, with a pitched, 4.8m ceiling. Circulation space is minimal, materials were kept consistent and every inch of space was used efficiently. For example, the kitchen runs along one wall and the end of the hall serves as an office.
The keen gardeners were even able to include a west-facing terrace and a small garden.
Working on the existing building was a "mission" because it was so well constructed, with two courses of bricks separated by a cavity, Mr Terpstra says. The triangle was tied together at the top by a concrete bond beam, on which the parapet sat.
Before remodelling the ground floor flat, the director of Lowrise Design stripped the interior himself so he could recover the rimu rafters and beams. He then used them to build a slatted dividing screen and some of the stairs.
Mrs Terpstra, formerly head of design at Otago Polytechnic and now its director of academic excellence, says a green, "end-of-run" carpet became the starting point for the interior scheme and a nod to the mid-century style they like. Six glass and rimu light shades they had been storing in sheds for 25 years, waiting to be used somewhere, hang from the living room's plywood veneer ceiling.
Although it has taken them time to get used to the traffic noise in the area, the couple like that they rarely have to use a car themselves and that they live in a diverse neighbourhood with residents of varying ages. Many of them have been positive about the building's transformation.
"Part of our reason for keeping it was that even though it was built in 1944, that's 80 years ago and it's quite an old building now," Mr Terpstra says. "But it's also one of those ordinary little shops that everyone had on their corner, a reminder of what neighbourhoods used to be like, and we thought that was worth saving.
"It's a house we enjoy living in because it's not rectilinear and it's not straight-forward. It's given us an appreciation of quirky sites and spaces and what you can do with them. And there's a lot of undiscovered spaces like that in a city."

KiwiSaver hardship reveals hidden cost of this economic downturn

We had news last week that KiwiSaver members withdrew more than $470 million for hardship reasons in the past 12 months amid continuing economic stress. Inland Revenue figures showed $470.7m was taken out of KiwiSaver in the June financial year, up 56.6% from $300.5m over the prior period. Looking back through the figures, there has certainly been a big spike in withdrawals in the past two years, but they have been on the rise for several years. Since Covid, both the number of people withdrawing funds and the amount withdrawn have risen steadily. As a barometer of the general economic situation, that isn't great. But the bigger problem with these hardship withdrawals is that the ultimate cost is (quite literally) compounded through the years. More than $1.3 billion of KiwiSaver funds has been withdrawn for hardship reasons in the past five years. If we do some back-of-the-envelope calculations and assume this money could have earned around 7% returns for the next 20 years, then we get a figure of more than $5b that will be missing from the nation's pool of retirement funds by 2045. Given the current trend of withdrawals, I suspect this is a conservative estimate. I understand why we allow withdrawals for hardship. It doesn't make sense for people to lose their homes or to go hungry when they have thousands of dollars sitting in a KiwiSaver account, so I'm not advocating that we stop allowing the withdrawals. However, there is a hidden cost and the situation highlights just how crucial it is for the Government to put more focus on retirement savings. There is a lot more money coming out of the KiwiSaver scheme to fund people into their first homes. Since Covid hit, an average of about $1.2b a year has been withdrawn from KiwiSaver for first home purchases. A home is an asset at least, and home ownership is an important step on the path to financial independence. I suspect we just have to accept the first home buyer withdrawals as a feature of the KiwiSaver scheme. If young people are in the scheme from the start of their working life and have $10,000 or $20,000 to put towards a house deposit, they are probably ahead of where many in my generation were at the same age. But the reality is that as a nation, we're well behind on where we need to be with our retirement savings. According to Stats NZ projections, the percentage of the population aged 65+ will increase from roughly 16-17% in the early 2020s to about 19-20% by 2030. By 2050, around 24-26% of New Zealanders are expected to be 65+. The old-age dependency ratio (ratio of elderly to working-age population) is expected to nearly double between 2020 and 2050. Our annual superannuation bill already comes in at more than $20b, and Treasury has projected that to rise to about $45b by 2037. According to Budget 2025 data, New Zealand Superannuation costs $4352 per person per year, making it the third-largest area of government spending after welfare ($6181 per person) and health ($5804 per person). From the Treasury's long-term fiscal projections, spending on NZ Super is projected to grow from 4.3% of GDP in 2010 to 7.9% in 2060, an increase of 3.6 percentage points. It is also rising as a percentage of the Government's total tax revenue – from about 17% now, it is projected to rise above 21% by 2037. So we know we have a problem. It seems almost certain that the age of superannuation will have to be raised to 67 in the coming years – despite the current opposition of NZ First and Labour. Future governments will almost certainly come under more pressure to means-test. KiwiSaver, which currently has total funds of $122b, is one of our great hopes. But the total figure is flattering. There are more than three million KiwiSaver members so the average fund size is just $37,000. Hopefully, that will be skewed by a lot of young people who will see their savings grow dramatically in the next decades. That brings us back to the downside of withdrawing funds early for hardship, though. We need to be saving more, not less. Moves by the Government to lift the default contribution rate for both employees and employers to 4% from April 2028 were a step in the right direction. However, they pale in comparison to Australia's compulsory scheme, which requires 12% employer contributions. The scheme has the equivalent of $4.5 trillion invested, making Australia the fifth-largest holder of pension fund assets in the world, not per capita but in nominal terms. Australia, for the record, also allows people to withdraw funds for hardship, but one suspects fewer people there need to. If we want to make the most of the KiwiSaver scheme we have, we need to look more closely at who is withdrawing their money and why. Meanwhile, young Kiwis are voting with their feet and joining the Australian Superannuation scheme ... by virtue of moving to work there. The judges said Ms Myles' initiative, smart thinking and sheer hard work saw her stand out from the other very worthy contenders. "Mandy has made some bold business decisions that have paid off. She has consciously and self-reflectively learned to work smarter, not harder, as a crucial lesson for long-term success. She has skilfully procured sponsorship and strategically beneficial partnerships, and her marketing and programming skills are among the best in the industry." Ms Myles said she was honoured to receive the award. "Absolutely blown away, it's such an honour to be recognised in an industry packed to the brim with legends." It was during the Covid-19 lockdown that Ms Myles got the idea for an online retail store, Bookety Book Books. Her pivot was completely out of the blue. She had studied fashion, worked in lingerie and fashion retail, including at 47 Frocks in Wānaka, and was an online fashion buyer. Ms Myles said she started the idea because she wanted to make reading more fun and accessible for those with busy lives. "I wanted to bring the feeling of community that independent bookstores create directly into people's homes in an effort to make reading feel fun and accessible for everyone." She posted some book recommendations on social media during lockdown, which sparked questions about where to get them. Ms Myles was inspired to provide an alternative option to major online booksellers, and in August last year, from her parents' spare bedroom, she launched a curated, sustainably packaged online book range for women aged 20 to 60. She believed reading could be very social. "Books spark such rich conversation, which inherently creates connection, whether you loved a book or not, there's always something to unpack with someone else who's read it. Being able to discuss stories with others is one of the true joys of reading."

Wānaka's shoulder season is shrinking, as visitor numbers hold steady 12 months a year, according to visitor data. The region's rapid tourism growth is undeniable and, in addition to its growth, Wānaka is experiencing a gradual shift in its peak days too. Many outside the region regard the town as a winter destination, but operators say summer has risen in popularity and visitors are now making the most of off-peak seasons as well. Destination Queenstown chief executive Matt Woods said Wānaka had been seeing steady tourism from about mid-June through till mid-April, making the shoulder season next to non-existent. Last year and this year, the twilight zone was between December and March, during which there were about 94,000 to 140,000 commercial guest stays. The rest of last year had stable numbers ranging from about 53,000 to 70,000 guests per month, except for May and June with just over 35,000 guests each. Hospitality businesses in Wānaka have felt the impact of this shift. Te Wānaka Lodge co-owner Mandy Enoka said in the 17 years she had been in the industry, summer was a busy season, but it had grown over the years. "We've had a really busy market. I think summer has extended slowly," she said. " ... So we're now busy from November through until, like, the first of May." Before Covid-19, the summer season would run from mid-December to mid-March, she estimated. As the very peak of the summer season was at Christmas and New Year, some visitors were pushing their check-in dates in order to skip the high prices, Ms Enoka said. However, the winter season was not experiencing the same visitor increase that the summer was. While occupancy rates for the lodge used to be roughly 85% during the July school holidays, they were now sitting at 60%, and one of the most significant contributors was the late snowfall, she said. "I think they're not necessarily wanting to commit to travelling to Wānaka when potentially the snow isn't as good." Archway Motels and Chalets manager Mark Hamilton also said the summer had been a busy time, particularly with events such as Warbirds over Wānaka and Wheels at Wānaka. The high number of visitors made Mr Hamilton feel the town could not handle the tourism industry it had been bolstering. "Summer is definitely crazy. I mean, Wānaka has always been popular and now we have the R&A concert in the valley, which adds to the nightmare. "It's like, Wānaka's really struggling, capacity-wise, which pushes your prices up, of course ... The shoulder season really hasn't eventuated," he said. The winter saw fewer visitors who stayed longer, whereas the summer had more people coming for shorter periods. Deputy mayor Quentin Smith said the growing peak seasons had become something to seriously consider when looking at future development. "It's really hard to manage the infrastructure for the peaks, depending on who's riding, electricity, sewage, all of the above," he said. Building more infrastructure was only one part of the solution. The focus also had to be on regenerative tourism, where sustainability was encouraged. Mr Woods shared a similar opinion, pointing out that high visitor numbers needed to be considered hand in hand with resident population growth. The demand projection from the Queenstown Lakes District Council, released in May of this year, showed the projected resident population in 2025 was 54,440, with visitor numbers on peak days averaging 68,050 people. Looking ahead to 2035, the resident population was projected to hit 69,405 in the district and visitors on peak day to be 86,756. Mr Woods said the growth in resident and visitor numbers meant it was necessary to look at adding more infrastructure that could be used by all those living in or visiting the district. It was also important to look at the regenerative tourism strategy in the destination management plan, which aimed to make tourism sustainable for everyone in the region, he said.
