'You don't need millions': OYO's Ritesh Agarwal shares blueprint on how to start a hotel business in the US with just $10,000
Ritesh Agarwal
has revealed exactly how he would start a hotel business in the United States — even with as little as $10,000. Speaking candidly about the tough lessons of entrepreneurship, Agarwal emphasized that success in hospitality comes not from initial acceptance, but from surviving rejection.
'If I had $100,000 — or even just $10,000 — I'd still start,' Agarwal said in a video posted on YouTube. What follows is a step-by-step playbook grounded in his own experience launching OYO, one of the world's largest hotel chains.

Step 1: Find the Right Property
Finding the right property is "50% of the battle," he explains. This involves scouring websites like Auction.com or Crexi, working with brokers like CBRE, and — most critically — knocking on doors and building relationships with motel owners. Many small property owners are looking to retire and may be open to selling if approached with sincerity and vision.
Step 2: Finance Smartly — Even Without Millions
Live Events
Agarwal breaks the myth that you need millions to get started. A 20-30 room economy motel might cost around $1–1.5 million. But up to 80% of that can be financed through:
Regional banks like PNC or American Pride Bank,
SBA loans (government-backed small business loans),
Owner financing, where sellers offer a loan in return for a slightly higher price.
This reduces the upfront need to just $200,000. From there, finding 9 investors willing to pitch in $20–22k each brings in $190,000 — leaving the founder to contribute just $10,000 personally.
Step 3: Run It Yourself (At First)
The biggest mistake, according to Agarwal, is hiring a manager right away. 'Run your first property yourself,' he insists. From managing mold issues to dealing with HVAC or retaining staff, the first few months are critical for learning how to operate lean and smart.
Step 4: Generate Income and Scale
A 20-room property can generate around $100,000 in net income per year, even after loan payments. A portion of that goes to upkeep, another as management fees. 'You can walk away with $10,000 or more annually from one property,' says Agarwal.
He shared the story of Bob B. from Oklahoma City, who started with one motel and now owns three. Bob now earns over $60,000 annually and continues to build value from his growing portfolio.
Final Thought:
'This isn't theory — this is real,' says Agarwal. 'You just need to start. And once you start, you can multiply.'
Whether you're an aspiring hotelier with limited capital or an investor looking for a roadmap, Agarwal's guide offers a compelling mix of realism and inspiration.

The exports stood at USD 5.75 billion in 2024-25. The US was the top destination for Indian exporters with shipments worth USD 957 million (about 20 per cent share). It was followed by the UK (11 per cent) and Germany. Live Events "We are expecting about 18 per cent growth this year. Promotion of manufacturing in the country will help further boost exports and job creation," Jalan added. He said that a trade pact with the US will help increase the share in the American market. At present, this labour-intensive sector attracts 18.5 per cent duty in the US. The two countries are major players in the global footwear sector. Vietnam is a major global hub for manufacturing and exporting footwear, while Taiwan plays a key role in the design, development, and production of footwear for leading international brands. He also urged the government to roll out the focused product scheme for the footwear and leather sectors announced in the Budget to enhance productivity, competitiveness and exports. The scheme will support design capacity, component manufacturing, and machinery required for the production of non-leather quality footwear. Sharing similar views, Kanpur-based Growmore International Ltd MD Yadvendra Singh Sachan said Taiwanese companies have already invested in firms in Tamil Nadu. "They have the best technologies in the non-leather footwear sector. Their entry will help domestic firms in increasing quality production," Sachan said, adding huge opportunities are there for investments in Uttar Pradesh and Bihar because of the availability of affordable labour in these states. He said that Growmore International is also looking for collaborations with foreign firms to enhance the productivity of leather articles.

Gold prices may soften mid-term if global risks ease, says World Gold Council
Gold price may experience e mid-term weakness if geopolitical and trade risks globally ease, or higher opportunity costs if the US dollar and Treasury yields rise, according to a report released by the World Gold Council. Slowing central bank gold purchase and retail investment demand could also lead to mid-term gold price adjustment, WGC added. Gold prices were hovering around Rs 97,511 per 10 gm last Friday. Gold's recent bull run has attracted tremendous attention. After bottoming on 3 November 2022, the gold price has more than doubled from US$1,429/oz to US$3,287/oz, equivalent to a 30% compound annual growth has been supported by consistent central bank purchases as well as soaring geopolitical and, more recently, trade risks; all this has dwarfed the negative impact from rising real rates amid rate hikes by central banks and cooling inflation between November 2022 and August 2024. by Taboola by Taboola Sponsored Links Sponsored Links Promoted Links Promoted Links You May Like ¡Kit alarma con cámara Wi-Fi: ¡Precio increíble por tiempo limitado! "While we don't consider these likely, longer-term pullbacks could come from more persistent and structural demand shifts which may lead to notable declines in gold's investment demand from both institutions and retail investors as well as rapid rises in supply." WGC said in the report. Live Events
