Mumbai's luxury real estate market has once again set a new record and reports suggest that a sea-facing duplex apartment in Worli has been sold for a staggering Rs. 639 crore, making it the most expensive residential property sold in India to date. The property spans a massive 22,572 square feet in a 40-floor building. The buyer is Leena Gandhi Tewari, chairperson of USV India, a pharmaceutical company.
Leena Gandhi Tewari purchased two ultra-luxury units between the 32nd and 35th floors. The cost was around Rs. 2.83 lakh per square foot based on the carpet area. The property registration was completed earlier this week. According to documents, Tiwari alone paid more than Rs. 63.9 crore in stamp duty and GST.
Worli, situated along the southern-central coastline of Mumbai, has become a hotspot for luxury housing. Who is Leena Gandhi Tewari?
Leena Gandhi Tewari is the chairperson of USV Private Limited, a leading Indian pharmaceutical and biotechnology company. She is the granddaughter of Vithal Balkrishna Gandhi, who founded USV in 1961 in collaboration with Revlon. What began as a pharmaceutical importing company has grown into one of the major players in India's healthcare sector.
Leena Tewari is also one of the richest women in India. As of May 29, 2025, her real-time net worth is estimated at USD 3.9 billion, according to Forbes. Globally, she ranks 964th among the world's richest people. In 2023, Forbes India listed her as the 45th richest woman in India.
Her wealth surpasses that of well-known entrepreneurs like Kiran Mazumdar-Shaw of Biocon and Falguni Nayar of Nykaa. In 2023, her total wealth was estimated at USD 3.7 billion.
While Leena Tewari serves as the face of the company, her husband currently oversees the business operations. USV Private Limited generates around USD 511 million in annual revenue, according to Forbes.
Tewari did her B.Com. from the University of Mumbai and Master of Business Administration from Boston University. USV among India's top 5 pharma companies
USV Private Limited has grown into one of India's top five pharmaceutical companies specializing in medicines for diabetes and heart-related conditions. The company also manufactures biosimilar drugs, injectables, and active pharmaceutical ingredients (APIs).
Leena Gandhi Tiwari's husband, Prashant Tiwari, plays an active role in the company's operations. He is an alumnus of IIT and studied Mechanical Engineering at Cornell University. In 2019, he donated Rs. 34 crore to various social causes. For this, Leena Tiwari was ranked third among India's top female philanthropists in the Hurun India Philanthropy List. Why Worli is becoming the address of choice for India's elite
Worli, located in South-Central Mumbai, is fast becoming one of the most coveted addresses for India's ultra-rich. Its panoramic view of the Arabian Sea, close proximity to business hubs like Bandra and Nariman Point, and upcoming infrastructure projects such as the Sea Link extension make it an attractive destination for luxury real estate.
Earlier this month, veteran banker Uday Kotak also made headlines for buying an entire sea-facing building in Worli for over Rs. 400 crore. Some apartments in that deal reportedly sold at around Rs. 2.9 lakh per sq ft, including ownership rights to the land, making it one of the most expensive real estate transactions in India.
In February 2023, Godrej Properties acquired Raj Kapoor's iconic bungalow in Chembur for approximately Rs 100 crore, and that same year, family members and associates of DMart founder Radhakrishna Damani purchased 28 housing units in Worli for Rs 1,238 crore, according to Hindustan Times .

India-U.K. free trade agreement ‘game-changing', every section to benefit, says Piyush Goyal

Union Minister for Commerce and Industry Piyush Goyal on Saturday (July 26, 2025) termed the India-U.K. free trade agreement as "game-changing" and said it will benefit every section in India including farmers, youth, MSME sector and Industry. With this, India would be able to ship 99% of its exports to U.K. duty-free, he said. The India-U.K. Free Trade Agreement (FTA), also called Comprehensive Economic and Trade Agreement, was signed by Mr. Goyal and his counterpart Jonathan Reynolds in the presence of Prime Minister Narendra Modi and British Prime Minister Keir Starmer on Thursday (July 25, 2025). Addressing a press conference at the BJP headquarters in New Delhi, Mr. Goyal attributed India's success in signing the FTA to Prime Minister Modi's leadership and said, "It is a game-changing agreement." It will bring "immense opportunities" to the farmers of India, Indian industry, the MSME sector, the workers, youth and fishermen, he said. Mr. Goyal asserted that the agreement was signed with the U.K. "confidently" on India's terms while protecting "sensitive items" like agriculture and ethanol. In an apparent dig at the Congress, he claimed that in several instances during the UPA rule, they opened the Indian markets in such a manner that they harmed the country. "I believe that this FTA carries a very big message for the future economy of India. We will all see the benefits that India will get under it in the coming years," he said. The Minister said that the FTA will come into effect as soon as it gets UK Parliament's approval. He appealed to the Indian Industry to study the agreement and start looking for markets in various sectors including footwear, leather, toys, pharmaceuticals, gems and jewelries, food processing and service.

Footfall Surge: Malls in NCR Redesign Strategies to Attract Footfall

NewsVoir Delhi NCR [India], July 26: Delhi-NCR's retail landscape is seeing a compelling revival. Footfall in malls has not only bounced back post-pandemic but is surpassing pre-COVID levels during weekends, holidays, and festive periods. This resurgence reflects a deeper shift in consumer behavior, where physical spaces are once again central to how people shop, socialize, and unwind. In response, mall operators and developers are reimagining these spaces to go beyond transactions. By blending entertainment, community engagement, and curated experiences, they are aligning with the expectations of experience-hungry, digitally aware consumers. India's retail sector is poised for historic expansion, with a record 16.6 million sq. ft. of Grade A mall space expected to be completed across the country's top seven cities by the end of 2026, as per Anarock's report. Leading this growth are Hyderabad and Delhi-NCR, which together will contribute nearly 65% of the new retail space, reaffirming their position as the country's most promising consumption hubs. The research reflects a broader trend of rising consumer demand, fuelled by increasing incomes, urbanisation, and the entry of global retail brands into the Indian market. The report also notes that leasing activity remains robust, with over 12.6 Mn sq. ft. projected to be leased across 2025 and 2026. A key driver of this momentum is the entry of more than 60 international brands across fashion, electronics, lifestyle, and food & beverage sectors in the past four years. As a result, mall developers are increasingly focusing on quality and location, with a clear shift toward Grade A developments. Arjun Gehlot, Director, Ambience Malls - Gurugram and Vasant Kunj, says, "In the NCR region, malls have become central to redefining how modern India experiences retail. Consumers are seeking deeper, more curated interactions, placing value on ambiance, events, personalisation, and lifestyle integration. In Gurugram, rising disposable incomes, strong metro connectivity, and significant infrastructure upgrades have made the city a magnet for top-tier Indian and global brands, rivalling even Delhi. At Ambience Malls, we've responded to this shift by creating immersive, multi-sensory environments, combining gourmet food, wellness zones, art installations, and entertainment arenas. We've also integrated sustainable design elements and eco-conscious decor to align with evolving consumer values. Our malls are designed to be places where people not only shop but build lasting emotional connections and experiences they return to." As malls evolve into holistic lifestyle destinations, developers are rethinking how space is planned and experienced. Fashion, F & B, entertainment, and essential services are being blended more intelligently to guide consumer flow and maximise engagement. There's a clear move toward premiumisation of the tenant mix, with high-end brands and gourmet experiences gaining ground, but without distancing the broader, value-conscious audience. Pankaj Jain, Founder and CMD, SPJ Group, says, "Gurugram's commercial growth has been a catalyst for the city's thriving retail ecosystem, driving strong momentum in leasing activity. We're seeing a clear shift in consumer expectations--people now gravitate toward spaces that offer more than just shopping. Interestingly, Gurugram's next big retail story is emerging from high-potential yet untapped micro-markets, and we see a significant opportunity in locations like Old Gurgaon, where curated, experience-led retail formats will strike the right balance between convenience and discovery." Ishwin Singh Hora, Director, Reach Group, says, "High Street formats are gaining traction due to their well-designed, open-format spaces that offer visibility, adaptability, and a deeper connection with the community. Unlike traditional mall environments, high streets allow brands to craft more personalised and immersive narratives, while benefiting from easy accessibility and a vibrant street-level presence. Thus, with strong interest from both national and international brands, we see high street retail as the next frontier in urban shopping experiences, especially in dynamic cities like Gurugram." Prakash Mehta, Chairman and Managing Director, Ocus Group, says, "Retail leasing in NCR is growing momentarily, particularly with the renewed focus on organised high-street formats and evolving investment preferences. We're seeing global and domestic brands increasingly drawn to strategically located, well-planned high streets. Emerging corridors like Sohna Road and sectors along it like Sector 68 are gaining traction for their connectivity and development potential. Thus, we see the market clearly shifting toward projects that go beyond conventional retail." Thus, the resurgence in mall footfall across NCR signals more than just a return to pre-pandemic normalcy--it marks a redefinition of what retail spaces mean to communities. While the numbers are encouraging, the real challenge lies in sustaining engagement over time.

IDFC First Bank Q1 results: PAT declines 32% YoY, NII rises by 5.5%

IDFC First Bank has reported a 32% YoY decline in its profit after tax (PAT) at Rs 463 crore in the first quarter of the financial year 2026, while the net interest income (NII) witnessed a growth of 5.1% YoY to Rs 4,933 crore in the same period. ADVERTISEMENT The NII is comparable to Rs 4,695 crore in the first quarter of the last financial year. However, on a quarter-on-quarter basis, the PAT grew 52.1%. The bank's Net Interest Margin (NIM) on AUM dropped by 24 basis points quarter-on-quarter, falling from 5.95% in Q4 FY25 to 5.71% in Q1 FY26. This decline was mainly due to the impact of repo rate changes, a shift in the asset mix, including a sharp fall in the microfinance segment, and lower investment yields. Operating profit (excluding trading gains) declined by 6.2% YoY, from Rs 1,858 crore in Q1 FY25 to Rs 1,744 crore in Q1 FY26. However, on a sequential basis, it rose by 7.8%.
