First hotel-branded residential project launched in Masdar City, Abu Dhabi

Burtville Developments, a leading real estate developer in the UAE, has announced the launch of their first hotel-branded project, Bab Al Qasr Resort Residence 18 & 19, in Masdar City, Abu Dhabi. This 483-unit residential project is the first luxury hotel-branded residential development in Masdar City, designed with authentic Emirati elegance.
Burtville Developments highlighted Abu Dhabi's robust real estate market, which has seen a notable increase in demand from foreign investors, driven by government initiatives that stimulate investment. These favorable conditions have encouraged the company to expand its project portfolio.
Bab Al Qasr Resort Residence 18 & 19 marks Burtville Developments' fifth project in Abu Dhabi. The project spans a land area of over 240,000 sq. ft, with a total built-up area exceeding 915,000 sq.ft. It comprises two buildings, with 6 and 9 floors, surrounded by amazing green spaces that account for 60 per cent of the total land area.
Residents will enjoy indoor and outdoor swimming pools, including a lake and two large sandy beach pools, as well as covered pools to ensure year-round comfort. The project offers a diverse range of residential units to suit various needs, including one to five-bedroom options, as well as unique layouts such as simplex apartments, duplexes, ground floor villas, and sky villas all of which include a maid's room and laundry room. Each unit has luxurious finishes and comes fully furnished with top brands.
Amenities include a 600-metre bicycle track, indoor and outdoor lounges for entertaining residents and guests, Arabic tents for outdoor events and gatherings, modern sports clubs, sports fields, and community gardens with designated plots for all residents to grow their own vegetables. The project also features 11 elevators and offers buyers 7-year Yas Beach Club membership for up to seven family members.
Burtville Developments confirmed that construction began earlier this year after securing all necessary approvals, with completion expected by the third quarter of 2028.
The company also reported significant progress across their Abu Dhabi projects, including 58 per cent completion of Ville 11, 10 per cent progress on Ville 12 in Masdar City, as well as progress on Bab Al Qasr Residence 25 (12 per cent) and Bab Al Qasr Residence 31 (eight per cent) in Yas Bay on Yas Island.
Burtville Developments aims to expand in Abu Dhabi by delivering high-end real estate projects that enhance the emirate's market and cater to a diverse range of investors.

A recent Omdia report predicts the region's VOD market will grow fivefold to reach $8.4bn by 2029, while Parrot Analytics data points to a dramatic rise in demand for Arabic content — up 400% in Saudi Arabia, 300% in Morocco, and 200% in Iraq since 2020. Since its inception, Co-Production Salon has facilitated over $12m in partnership deals. For 2025, the platform is introducing several new initiatives aimed at deepening engagement and insight. These include the launch of the MENA Co-Production Guidebook (2025 Edition), offering in-depth analysis of market trends and investment opportunities, and a Networking Power Hour, designed to foster real-time, curated meetings between Arabic and international stakeholders. Additionally, a Virtual Networking Lounge will provide continuous access to industry data, professional connections, and project highlights throughout the year. The initiative invites participation from a wide array of industry players, from production companies and distributors to investors, broadcasters, OTT platforms, and advertising agencies, all seeking to tap into one of the fastest-growing, youth-driven content markets in the world. Participants will gain access to premium projects, vetted partnerships, and curated networking opportunities. The Virtual Lounge already features over 200 verified profiles from top-tier MENA content entities, including Saudi Broadcast Authority, Thamaniya, Sadaf Media Production, Rise Studios, Cedars Art and Pixitoon. The physical lounge at MIPCOM will serve as a key venue for face-to-face engagement with these and other leading industry names. With its enhanced presence and expanded programming, Co-Production Salon is positioning itself as a central force in the internationalisation of Arabic content. Job interviews were conducted on-site with qualified Emirati candidates, led by officials from the participating showcased their available job opportunities on the Nafis platform during the open career days, which were held in collaboration with local Human Resources Departments and Neighbourhood Councils across various emirates of the UAE, in addition to the Higher Colleges of Technology, Zayed University, University of Dubai, and Fatima College of Health Abdulla Al Ali, Assistant Undersecretary of National Talents at MoHRE, reaffirmed the ministry's commitment to continue organising open career days, which enjoy a reputation for being highly credible and reliable among UAE citizens, employers, and companies. "This confidence stems from the fact that these events are held under direct supervision from MoHRE, which examines the nature of the job opportunities offered and the salaries, in addition to following up on employment processes after interviews to ensure participating companies are serious with their intent to hire Emiratis. During the visit, Sheikh Hamdan toured several pavilions and issued directives sanctioning a grant of Dhs1 million for exhibition participants in recognition of their efforts to preserve and promote the UAE's rich cultural heritage. Sheikh Hamdan was accompanied during the tour by Abdullah Hamdan Bin Dalmook, CEO of the Hamdan Bin Mohammed Heritage Center, and departmental directors from the Center.
