Sunway REIT earnings revised upwards on strong retail performance
RHB Research said the company's earnings of RM98.6 million for the first quarter of 2025 (Q1 2025), an increase of 13 per cent year-on-year (YoY), were in line with expectations at 25 per cent of the firm's and street's estimates.
The growth was mainly led by the newly acquired properties, namely the six Sunway REIT Hypermarkets, Sunway 163 Mall, and Sunway Kluang Mall, alongside stronger performance from Sunway Pyramid and Sunway Carnival Mall.
This helped to offset slower performance in both the hospitality and office segments.
Excluding the newly acquired properties, the retail segment's revenue grew 13 per cent YoY in Q1 2025 due to the asset enhancement initiatives (AEI) on Sunway Pyramid and Sunway Carnival Mall and higher occupancy rates.
The firm raised its earnings forecasts for the company by two per cent for financial year 2025 (FY25) and three per cent for FY26 and FY27 after adjusting its occupancy rate and rental rate assumptions.
It added that Sunway Carnival Mall's AEI should drive higher rental rates for the mall and there is room for organic growth from Sunway Pyramid with the full-year impact of the Oasis precinct, which was only opened in November 2024.
RHB Research maintained a 'Buy' call on the stock with a target price (TP) of RM2.13.
In a separate note, Hong Leong Investment Bank (HLIB) said Sunway REIT's core net profit exceeded the firm's estimates at 28 per cent of its full-year forecast as well as consensus estimates at 27 per cent.
The firm raised its earnings forecasts for Sunway REIT by 8.4 per cent, 10.8 per cent and 11.4 per cent for FY25, FY26 and FY27, respectively, to account for the higher than expected rental reversion.
"The retail segment performed better-than-expected and management now guides for high single-digit to low-teens reversion, supported by the full reopening of Sunway Carnival Mall in about a month.
"Separately, management attributes the drop in hotel occupancy to softer demand for leisure and MICE activities during the Ramadan period. Nonetheless, we expect a recovery in the coming quarters, supported by the anticipated growth in tourist arrivals under the Visit Malaysia 2026 campaign and the mutual visa exemption between Malaysia and China," it said.
HLIB kept its 'Buy' call on the stock with a higher TP of RM2.17.
Meanwhile, CIMB Securities noted that Sunway REIT's borrowing costs grew 13 per cent YoY in the quarter under review, attributable to a higher average interest rate of 3.92 per cent and increased borrowings.
On May 2, 2025, Sunway REIT announced the disposal of Sunway University and College to Sunway College (KL) Sdn Bhd for RM613 million. As of FY24, the asset accounted for 5.6 per cent of Sunway REIT's portfolio value and contributed 6.8 per cent to its net property income.
"Targeted for completion in 2H25, the disposal is an opportunistic move to unlock asset value and is expected to generate a total gain of RM41 million. Proceeds will be utilised for yield-accretive investments, AEI, or debt repayment, which could lower gearing to 40 per cent," it added.
It maintained 'Buy' on the stock with a TP of RM2.11.

Legoland Malaysia eyes growth with JS-SEZ and tourism initiatives
ISKANDAR PUTERI: Legoland Malaysia is positioning itself to benefit from growing cross-border activity within the Johor–Singapore Special Economic Zone (JS-SEZ) alongside increasing tourism initiatives ahead of the Visit Johor Year 2026 (VJY 2026) campaign. Legoland Malaysia Resort vice-president Cs Lim said the rising prominence of the JS-SEZ as an economic gateway between Johor and Singapore presents Legoland Malaysia with new growth opportunities to attract more tourists in the coming years. 'If this initiative grows and more companies set up or relocate here, it will naturally bring more people to the area. 'When that happens, we can expect more visitors coming to explore the surroundings, including Legoland Malaysia,' he told Bernama after officiating the new Miniland Singapore here on Friday. The event was jointly officiated by Singapore's Ministry of Foreign Affairs vice-consul Lim En Wei and Johor Tourism, Arts and Culture Ministry (MOTAC) director Nurazlin Abu Talib. First introduced in 2012, Legoland Malaysia's Miniland Singapore has been reimagined in celebration of Singapore's 60th anniversary. Academician: Set up new ministry or central body to implement 13th Malaysia Plan effectively
AN academician has called for the setting up of a new ministry or central agency to specifically monitor and coordinate the effective implementation of the 13th Malaysia Plan (13MP) and to develop measurable milestones to ensure the plan's long-term sustainability. Making the call, Malaysia Institute of Transport (MiTRANS) director and Universiti Teknologi MARA (UiTM) associate professor Dr Wan Mazlina Wan Mohamed said such a body would serve as a central coordinating agency to drive long-term, whole-of-government reforms effectively. She emphasised that annual progress reports should be published to promote transparency and track outcomes. 'Plans should not be implemented without proper oversight,' she said. To address these issues, Wan Mazlina said that the proposed ministry or central agency would be able to consistently monitor policy implementation progress over the next decade. 'This particularly includes developing measurable milestones and conducting periodic reviews to ensure the sustainability of the policy,' she told Bernama. She cautioned that without such a coordinating body, the implementation of development programmes under the 13MP would continue to suffer from fragmented execution, with different agencies and ministries working in silos and lacking coordination. The absence of measurable outcomes, she added, also makes it difficult to assess a policy's effectiveness. 'Plans may exist on paper, but without proper execution mechanisms, they risk falling victim to policy fatigue and missed opportunities, especially in responding to fast-evolving trends in mobility, logistics, sustainability and digitalisation,' she said. As such, Wan Mazlina said the appointment of a central coordinating body is vital to ensure the smooth and effective implementation of 13MP. Wan Mazlina said the proposed central body should serve as a coordinating agency to effectively drive long-term, whole-of-government reforms. It should also develop a clear roadmap with defined timelines and performance indicators to ensure structured and accountable implementation across existing ministries. 'The agency would coordinate efforts across ministries and state governments, while also engaging the private sector and civil society for broader collaboration. 'Annual progress reports should be published to ensure transparency and track measurable outcomes. Most importantly, having a dedicated body would allow policies to be reviewed and adapted in response to evolving global and local challenges,' she said. Elaborating on the transport sector, Wan Mazlina opined that upgrading Malaysia's airports should be prioritised under the 13MP to support the Visit Malaysia 2026 campaign. She noted that without upgrading and modernisation of the airports, the country risks falling behind regional competitors, compromising both visitor experience and logistical capacity. 'Regional competitors like Singapore (Changi) and Thailand (Suvarnabhumi) are aggressively upgrading their airports, which is why Malaysia must do the same to stay competitive, as airports play a significant role in shaping visitors' first and last impression of the country,' she said. She pointed out that Malaysia should expand terminal capacity at key international gateways such as Kuala Lumpur International Airport, Penang, Langkawi, and Kota Kinabalu, and enhance immigration and customs clearance systems through automation, including e-gates and biometric systems. In addition, she stressed the importance of supporting the development of domestic and secondary airports, particularly in Terengganu, Sabah, Sarawak, and at Short Take-Off and Landing (STOL) airports. 'These upgrades are crucial to accommodate rising domestic tourism, support rural development, and strengthen air cargo services, particularly those linked to e-commerce and the agriculture sectors,' she added. — BERNAMA
