DLF aims to cross ₹10,000 cr rental income from commercial assets: Chairman

India's biggest realty firm DLF has set an "ambitious" target to cross annual rental income of ₹10,000 crore in medium term from the company's commercial properties, its Chairman Rajiv Singh said on Monday.
At present, the DLF Group has an annuity portfolio (primarily office complexes and shopping malls) of around 46 million sq ft with an annual rental income of over ₹6,000 crore.
Addressing shareholders at DLF's 60th Annual General Meeting (AGM), Singh said the company during 2024-25 fiscal delivered a strong performance, achieving robust growth across both housing development and rental (of commercial properties) businesses.
He said the company's annuity portfolio, encompassing offices, retail and hospitality, continues to exhibit steady growth.
The chairman informed that new buildings in 'Downtown Gurugram' and Chennai project are completed. Additionally, three new retail properties are set to open in the near future, further strengthening its portfolio.
"We remain equally excited and committed to grow our annuity portfolio and have set an ambitious target for ourselves to cross annual rental revenues of ₹10,000 crore in the medium-term," Singh told shareholders.
On residential business, the chairman highlighted that the DLF achieved a record sales booking of ₹21,223 crore, with a year-on-year growth of 44 per cent.
The company's latest housing project, 'West Park', in Mumbai has been equally well-received, he added.
"We have a strong and identified pipeline of new products across geographies for our development (housing) business which is expected to deliver healthy gross margins and generate significant cash surplus for your company," Singh said.
The chairman also spoke about India's economic growth.
"India's economy has demonstrated remarkable resilience amid global uncertainties and slowing growth. India stands out as a global beacon of economic progress. The 'Make in India' initiative, coupled with sustained structural reforms, creates substantial opportunities for growth," Singh said.
He noted that India's economic growth is driven by young population, an expanding middle class, rapid urbanisation, rising disposable incomes and growing aspirations.
Singh said the company is well-positioned to capitalise on these opportunities.

The Securities and Exchange Board of India (Sebi) has proposed a new threshold-based framework to determine the materiality of related party transactions (RPTs), aligning the compliance burden with the turnover scale of listed entities. According to a consultation paper released on Monday, Sebi suggested that for companies with an annual consolidated turnover up to Rs 20,000 crore, an RPT will be considered material if it exceeds 10% of the turnover, PTI reported. For companies with turnover between Rs 20,001 crore and Rs 40,000 crore, the proposed threshold is Rs 2,000 crore plus 5% of the turnover exceeding Rs 20,000 crore. For firms with turnover above Rs 40,000 crore, the limit will be Rs 3,000 crore plus 2.5% of the incremental turnover, or Rs 5,000 crore — whichever is lower. An absolute ceiling of Rs 5,000 crore has been proposed to safeguard the interests of minority shareholders. At present, the LODR (Listing Obligations and Disclosure Requirements) norms require listed entities to seek shareholder approval for RPTs exceeding Rs 1,000 crore or 10% of the consolidated turnover, whichever is lower. To further ease the compliance load, Sebi has suggested a simpler disclosure format for smaller RPTs. If the total value of transactions with a related party in a financial year, including ratified ones, does not exceed 1% of the annual consolidated turnover or Rs 10 crore (whichever is lower), a reduced set of disclosures may be submitted to the audit committee and shareholders. The current exemption for RPTs up to Rs 1 crore will remain unchanged. Sebi has also proposed modifications to omnibus approvals for RPTs. Approvals obtained at an annual general meeting (AGM) will be valid until the next AGM, capped at 15 months. If taken in any other general meeting, the validity will be limited to one year. Realty major DLF on Tuesday said it is targeting luxury segment launches in the near term, with several ultra-premium projects slated for launch in the coming fiscal year. In the earnings call for the June quarter of financial year 2025–26 (Q1FY26), Aakash Ohri, joint managing director and chief business officer at DLF Home Developers, said the firm is planning launches at Golf Course Extension and Hamilton Court Phase II in FY27. 'We are doing extensive planning and product development, focusing on quality and customer experience, so these launches are expected next fiscal,' he added. India's leading real estate developer by market capitalisation reported an 18 per cent increase in consolidated net profit for the June quarter, driven by record-high new sales bookings and strong operational performance, underscoring buoyant demand in India's premium housing market. DLF's annuity business, which includes its rent-yielding office and retail assets, continued to show improvement, with occupancy holding steady at 94 per cent. According to its investor presentation, the company has about 28 million square feet (msf) under planning and development in the segment, including 5 msf scheduled for completion in FY26. The company also said it expects rents from Downtown Gurugram and Downtown 3, Chennai, to commence from September–October this year. DLF has already received the occupancy certificates (OC) for these projects. Sriram Khattar, vice chairman and managing director at DLF, added that Atrium Place is also almost fully leased, with only about 150,000 square feet remaining out of a total of 3.1 msf. Both office and retail portions of the project are expected to be fully committed by the end of this month. 'The OC for the first three blocks, with an area of 2.1 msf, is expected to come towards the end of this month. Three tenants have already begun their fit-outs, and the rest will commence soon after,' he added. DLF anticipates rentals from this project to start in December 2025 or January 2026. New residential sales bookings for the quarter reached Rs 11,425 crore, a 78 per cent year-on-year (Y-o-Y) rise from the year-ago period, led by the successful launch of DLF Privana North in Gurugram. While DLF is awaiting approvals for its Goa launch, Ohri said the main launch for the next phase of The Dahlias is expected around March or April next year. 'It is a substantial project with a new experience centre. Despite some delays, demand remains robust and we are continuing with pre-sales activity as appropriate,' he added. On Mumbai, Ohri said the company had just concluded phase one of the project across 5.18 acres. 'We plan to move forward with the next phase, but given the regulatory approvals required in Maharashtra, it is likely to start only next year,' he added. The company also said it is putting a framework in place to ensure mid-teens rental growth annually, with rental income growth from its existing portfolio currently at around 7 to 8.5 per cent per annum. 'Full-year rental income growth should be around 15 per cent, but there will be quarterly variations depending on asset handover dates and rental commencement,' Khattar said.
