Point Piper mansion sells for $55m, equal top sale of the year
The most recent deal was for the home of Retail Apparel Group co-founder Stephen Liebowitz and his wife, Pam, via Ray White Double Bay's Adam Reichman and Elliott Placks, in conjunction with Michael Pallier of Sotheby's.
The four-bedroom Wolseley Rd residence is still listed as for sale on realestate.com.au, though sources say the hush-hush deal was finalised on Friday night to a Sydney buyer.
The property was first listed in February 2024 with ambitious $65m price hopes, but, like the other $55m sale this February, the vendors had to lower their expectations to get the deal done.

For that sale, 12 Dumaresq Rd, Rose Bay, vendors recycled shopping bag tycoon Frank Qiang Gengh and his wife Juanjuan Zhao had to accept a $20m price cut.
Agents Brad Pillinger of Pillinger and Michael Pallier of Sotheby's had initially listed that residence for $75m the previous June, though the $55m was still sufficient to nab the Rose Bay house price record.
The property was the top sale in the first quarter, as revealed by The Dyson Austen Top 10 Prestige Residential Survey.
The buyer was media baron Linge Dai.
No word yet on the buyer in Wolseley Rd, Point Piper.
At the time it was listed for the Wentworth Courier House of the Week, Reichman had described the Leslie Wilkinson-designed property known as Vaynol as having everything a Point Piper buyer would want.

The Liebowitzs have moved to Double Bay, having paid $24.9m for an off-the-plan penthouse in the luxury Ode building.
Records show the heritage-listed Wolseley Rd residence was created in 1955 for WWI hero Colonel Leslie James Morehead for a cost of £15,555.

Australian EV owners will now be able to power their homes using their cars and sell energy back into the grid following a groundbreaking initiative. The move marks a major step forward for renewable energy, allowing EV owners with the right car and hardware to power their homes during a blackout, absorb excess solar energy to pump back into the house during periods of peak demand, and sell energy back to power providers. Customers with Ausgrid — the largest distributor in New South Wales, covering more than 1.7 million homes across Sydney, The Central Coast, and the Hunter Valley — can now apply to have vehicle-to-grid (V2G) electric car hardware installed. The two-way flow of energy transforms EVs into mobile batteries, capable of supporting the network during peak times and providing a new level of energy independence for customers. Group Executive of Distributed Services, Rob Amphlett Lewis, said tapping into V2G is an exciting milestone that unlocks new opportunities for customers and the grid. 'We've done the foundational work to understand how to integrate this V2G technology safely and effectively, and our customers can now begin to benefit,' he said. 'Customers can use their EV batteries to sell excess energy back to the grid during peak times and recharge at off-peak rates, creating an additional source of income.' Ausgrid joins SA Power Networks in South Australia and Essential Energy in NSW in offering support for V2G. Bi-directional charging has been technically possible for years; however, there are only available in cars like the Nissan Leaf EV and Mitsubishi Outlander plug-in hybrid. However, more car models are expected to unlock this capability with the correct wallbox and software. While Ausgrid, SA Power Networks, and Essential Energy now support V2G, there are still several other distributors in Australia that have yet to offer the technology. In November 2024, Chris Bowen, Minister for Climate Change and Energy, announced new standards for V2G and vehicle-to-home (V2H) at the Sydney International EV AutoShow. At the time, he said this technology would be made available by the end of that calendar year. The sluggish rollout is dependent on approvals for cables, permission from carmakers and agreements with individual companies. Regulatory red tape had previously prevented owners from taking advantage of the tech. However, Standards Australia has now approved regulations for vehicle-to-grid charging, allowing electric vehicle owners to power their homes and feed energy back into the grid. Fatima Bazzi, Head of Customer Connections, further highlighted the significance of this development, saying, 'V2G allows EVs to discharge energy back to the grid during periods of high demand, alleviating stress on the network and improving overall grid performance.' 'This means we can better manage network stress, improve overall grid performance, and potentially defer costly infrastructure upgrades, ultimately benefiting all our customers.'

Rate relief, food payments and water funding in new $75m Victorian drought package
The Victorian government has announced a $75 million drought assistance package for farmers struggling through the state's long dry spell. It is the biggest and most significant announcement the government has made during this drought and includes council rate relief for farmers, with a rebate of about 40 per cent for producers in 12 of the worst-affected areas of the south-west. The funding also includes $2 million for food and grocery support, with up to $1,000 per household, $6.3 million to cover government "red tape" fees and $25 million for water management. "We've been listening to farmers and communities who do it tough," Premier Jacinta Allan said. "This support delivers real help, right now." The state's peak farm lobby group, the Victorian Farmers Federation (VFF) welcomed the support but said it should have come earlier. "A lot of farmers will tell you [the drought support package] has come too late," VFF president Brett Hosking said. The government has now announced a total of $144 million for farmers during the extended dry conditions. The state's south-west has been worst affected with 15 months of record low or below-average rainfall until last month. Almost $36 million will go towards rate relief for farmers in the council areas of Ararat, Moyne, Colac Otway, Pyrenees, Corangamite, Southern Grampians, Glenelg, Surf Coast, Golden Plains, Warrnambool, City of Geelong and southern parts of West Wimmera. The government says that equates to a 40 per cent rate reduction. "This isn't about dollars, it's about backing the people who feed our state and the regional communities that keep our state strong." Ms Allan said. The government has also committed $24 million to water infrastructure to better prepare for droughts. It will be used to extend the East Grampians rural water pipeline and to expand emergency water supply options, groundwater bores and domestic water access. "We are investing in both short-term solutions and legacy infrastructure to improve resilience and water security for farmers and their communities," Agriculture Minister Ros Spence said. Despite recent rain, the state is still feeling the effects of drought, with a cold winter resulting in very little growth in pastures for hungry livestock. Ararat lamb producer Charlie de Fegely said the funding was surprising and welcome news. "This is fantastic, because people are desperate for water, given the very long dry spell," he said. Mr de Fegely said a secure water supply would enable farmers to retain livestock during drought. "Tragically, breeding ewes are being sold simply because people don't have water," he said. Mr Hosking said it would take time for farmers to recover. "There is no feed in the paddock, particularly for cattle and even for sheep there is not the feed to support them in the paddock, and farmers are still hand feeding," he said. The Country Women's Association (CWA) will manage the household payments of up to $1,000 for farmers in the south-west. Catchment Management Authorities will receive $1 million to run drought employment programs, which help people receive payments while working on projects that help the environment. There is also $6.3 million for fee and duty relief, which Brett Hosking said would help, although he had questions about the details. "It's removal of red tape funding on things like biosecurity levees that you pay on the sale of livestock will hopefully be waived and I think the government is still working out the details on that one," he said.

Toorak: $30m+ health-boosting mansion sold to overseas-based buyer
Wealthy Hong Kong and Melbourne-based power couple Anita Wong and Wilson Lai have sold their award-winning Toorak mansion for more than $30m. It's the biggest St Georges Rd sale since a significant fire at a prominent mansion on the street last month. Ms Wong and Mr Lai's four-level house was advertised with a $36m-$39m asking range but the sales price is undisclosed. Mr Lai has previously served as wireless tech company Hollyland Group Holdings' president, while Ms Wong is an investment banking executive. Features of the impressive abode at 12 St Georges Rd include a wellness centre with a gym and sauna, pool, lift-up driveway into the six-car basement garage, nightclub-style area with a bar, 500-bottle wine cellar and gardens by famous landscape designer Paul Bangay. The six-bedroom property was the first Australian residential home to have a Healthy Living system installed from the US-based wellness real estate and technology firm Delos. It incorporates a water filtration and mechanical HEPA (High-Efficiency Particulate Air) air filtration installation system. Construction company Easton won the Master Builders Victoria residential Master Builder of the Year award in 2021 for their work on the mansion, designed by SJB architects' Andrew Parr. Marshall White's Marcus Chiminello and Sotheby's International Melbourne's Rob Curtain had the listing. Mr Curtain said the owners had designed the house to showcase their art collection. They were also heavily influenced by Feng Shui principles to boost resident's feelings of health and balance. 'Even the date and time of the campaign launch was influenced by Feng Shui and the date they will hand over the keys to the new owner too, even the final price,' Mr Curtain said. He declined to comment on the sold figure but confirmed the buyer was an overseas-based purchaser with business interests in Australia. Mr Curtain said the mansion attracted strong interest from interstate and overseas, with one buyer flying in from Sydney to inspect it. He added that the recent St Georges Rd fire had no impact on the sales campaign. Mr Chiminello said that all parties were thrilled with the outcome of the sale.
