One of the most common mistakes taxpayers make is selecting the wrong Income Tax Return (ITR) form. Each form is meant for specific income categories. For instance, ITR-1 (Sahaj) is suitable for salaried individuals earning up to Rs 50 lakh, while ITR-2 is for those with capital gains, multiple properties, or foreign assets. Business owners must opt for ITR-3, and those under presumptive taxation should file ITR-4 (Sugam). Filing with an incorrect form may be treated as a 'Defective Return' and must be rectified within 15 days to avoid invalidation. Failure to verify Form 26AS and the Annual Information Statement (AIS) before filing may result in refund delays or excess tax payments. Salaried individuals should ensure they have Form 16, along with documents related to home loans, capital gains, and dividend income. E-verification is another crucial step. Returns must be verified within 30 days via Aadhaar OTP, net banking, or Demat account. Alternatively, a signed ITR-V must be sent to the CPC office in Bengaluru. NEW DELHI: India's urban housing market is sitting atop a swelling pile of unsold stock—5.59 lakh units across the top seven metros, as per Anarock's Q1 2025 report. Though the total is 4% lower year-on-year, the numbers mask a deeper structural problem—homes are being built, but not for those who actually need them. Mumbai tops the chart with 1.8 lakh unsold units and an overhang of 16 months. A major contributor: a 36% jump in luxury housing stock, driven by misplaced optimism about post-Covid demand. Developers have resumed high-end launches, but buyers haven't returned in equal measure. The result: unsold towers and frozen capital. Delhi–NCR is barely doing better. With 84,500 unsold units, the region saw a 78% spike in luxury inventory. The public housing sector is equally troubled. The Delhi Development Authority (DDA) failed to sell even a third of its stock in the 2025 scheme—just 2,628 flats sold out of 9,887 by February. In Narela, nearly 40,000 flats lie unsold, despite deep discounts and government efforts like feeder buses. The DDA is now saddled with Rs 18,000 crore worth of unsold inventory and a Rs 9,600 crore deficit. Hyderabad, once the model for affordability, now holds nearly 98,000 unsold homes—a 177% increase in five years. Most alarming: it's the only city where unsold affordable housing stock actually rose.

DDA to offer residential plots for auction in south Delhi area
New Delhi: Delhi Development Authority (DDA) has prepared its strategy to offer residential plots in prime locations during its forthcoming auction scheme. Focusing on flatted development so far, the authority recently began the process to engage a specialist firm to mark out 118 plots in D6 Vasant Kunj in south Delhi. Tired of too many ads? go ad free now DDA has issued a notice inviting tenders to select an experienced agency for the demarcation, along with developing the surrounding roads and services such as stormwater drains and the laying of pipelines for sewerage and water supply, said an official. "The idea is to prepare the site for the e-auction," he added. The authority has also identified sites for developing surface parking, which will cater to the Ganga, Yamuna, Narmada and Saraswati blocks of Sector D6 Vasant Kunj Mega Housing. DDA developed these societies in and around 2010. "There has been a demand for proper parking space. It will benefit the residents of 1,904 flats by easing the parking issues. On the other hand, the plotted development will help the public or buyers who prefer it," said the official. Delhi Development Authority has decided on a timeline of 365 days for the completion of the tasks after the award of work. "The maximum time allowed for planning and design, including vetting from the competent authority, will be three months, and the time allowed for the actual execution of work is nine months after the allotment of work," said the official. The tasks include planning and designing services like drains, sewerage, water supply, rainwater harvesting and approval of the same from the local civic body. "The preparation and submitting completion plans of all the above-mentioned services will be done as per the direction of the engineer-in-charge," stated the project plan. Works also include providing and laying factory paver blocks in footpaths, parks and lawns; driveways of required strength, thickness and size at various sites; making connections of drain or sewer line with existing manhole; disposal of building rubbish, dismantled or waste materials from sites by mechanical means, including loading, transporting and dumping etc, it added. Tired of too many ads? go ad free now According to the notice inviting tender, the entire work costing around Rs 7.5 crore will be done as per the guidelines of Central Public Works Department while National Green Tribunal's norms are to be adhered to. The proposal of the development projects should ensure minimal felling of trees, it pointed out. "All the alternative proposals should also be analysed and kept on record. No tree should be felled/translocated in the area identified for development projects by any field staff, unless formal and final permission is received from the forest department," the notice emphasised.
