Developers warn 6 pct SST could push up housing prices

KUALA LUMPUR: A 6 per cent sales and service tax (SST) on construction services starting July 1 could push up housing prices and stall the property market, the Real Estate and Housing Developers' Association (Rehda) warned, The Edge Malaysia reported on Friday. Rehda said the tax would increase developers' financial burden, who already pay indirect taxes on labour and materials, potentially forcing project delays and price adjustments.
Advertisement Its president Datuk Ho Hon Sang said the market could slow as developers review their plans, adding that the retrospective application of the tax may lead to cost overruns. Although residential homes and related public amenities are exempt, Rehda expressed concern over serviced apartments on commercial land and shop lot units in mixed-use developments now being taxed. Measat backs Sabah clean energy

Kota Kinabalu: Sabah is getting the support it needs towards reaching its 2030 clean energy target with help from Malaysia East Asia Satellite's (Measat) space-based internet technology which connects and monitors renewable energy projects across the State's hilly terrain. 'Measat's Very Small Aperture Terminal (VSAT) technology has proven effective in reaching remote areas and helps clean energy development in three main ways,' Measat Satellite Systems Sdn Bhd Senior Sales Director Kenneth Yong told Daily Express at the International Energy Week (IEW) 2025 in Kuching. 'First, it provides internet connections to faraway places so that power grids can be managed smartly from a distance. 'Second, it helps coordinate renewable energy projects like solar panel farms and water power plants that are built in remote areas without regular power lines. 'Third, it supports emergency response teams and environmental monitoring systems that are important for keeping energy facilities safe from natural disasters and other problems. 'Our VSAT technology is well-suited for Sabah and Sarawak's challenging terrains, enabling the implementation and management of renewable energy projects in remote locations,' he said, adding that Sabah has huge opportunities in the clean energy sector with abundant renewable energy resources like hydro, solar and geothermal. 'Satellite technology today has gone way past just providing internet connections but also offering solutions that support clean energy, protect the environment and smart infrastructure. 'This means, satellites can now do much more than just provide internet but can help solve environmental and energy problems,' he said. Under the Sabah Energy Roadmap and Master Plan 2040, Sabah aims to get 35 per cent of its electricity from clean energy sources like solar and water power by 2030. Meanwhile, the summit, hosted by the Sarawak Energy and Environmental Sustainability Ministry and organised by Informa Markets, a world leading market-making company, brought together experts to discuss how technologies can transform the energy sector towards sustainability. Daily Express was among those invited for the event held at the Borneo Convention Centre Kuching. 'As a Sabahan, it is personally important to take part in this important dialogue on clean energy and sustainability,' he said, talking about how Measat helps bring internet access to all parts of Borneo. 'Our CONNECTme NOW service is an important backbone, delivering connectivity via high-speed broadband in underserved areas outside the range of fibre internet and towers, connecting rural communities, businesses and energy project site. 'Measat provides fast internet to remote villages, small towns and work sites that cannot get regular internet connections because they are too far from the main internet cables and cell phone towers,' he said. Measat's internet from space and smart device connections have already helped big projects like the Tenom Pangi water power plant in Sabah and the Baleh water power project in Sarawak, allowing construction workers to stay connected to the internet even in faraway places where there are no phone lines or internet cables. Sabah has one of Asia's biggest protected forests, covering 3.5 million hectares, which Kenneth thinks is very important because trees absorb carbon dioxide and help fight climate change. 'I believe this will position Sabah as a leader in sustainable energy,' he said. Besides energy projects, Measat has shown its dedication to helping Sabah grow in an environmentally-friendly way through various community and nature protection programmes. 'Measat provided free broadband internet services to flood victims in Membakut, Beaufort and Keningau, facilitating relief and evacuation efforts,' Kenneth said. The Sabah Forestry Department, Sabah Parks, Sabah Wildlife Department and Danau Girang Field Centre use Measat's CONNECTme internet services to help with forest protection and animal research work in forests, wildlife areas and islands. 'This work helps protect natural resources that are important for creating clean energy in the long run,' he said. In healthcare, Measat has teamed up with Mudah Health Tech on the Sihat Xpress telehealth kiosk programme which aims to bring medical services to up to one million people who do not have access to doctors or hospitals through digital technology. He said Sabah is expected to make up a big portion of the people who will benefit from this programme because it has many rural villages and people there often have trouble getting to healthcare facilities. A test run of the programme in Kampung Togop Darat 1, Ranau showed that almost half of the villagers who got health check-ups had high blood pressure or were close to having high blood pressure, proving how important it is to make health screenings easily available in remote areas. 'We are working closely with the healthcare authorities to identify areas with the most need for telehealth services to ensure more Sabahans can benefit in the quickest timeframe by simultaneously installing CONNECTme and telehealth services in areas that do not have internet services,' he said. He also said satellite communications had evolved with the entry of global players like Starlink. 'As an authorised Starlink reseller, Measat offers multi-orbit satellite solutions combining geostationary orbit and low Earth orbit capabilities to support government-linked digital initiatives, enterprise needs and remote operations. 'Measat views Starlink as a complement to Malaysia's broader connectivity ecosystem and as an authorised Starlink reseller, we believe multiple technologies are needed to bridge the digital divide effectively,' he said. Kuala Lumpur's stand against grocery shop licences to foreigners. Enforce it in Sabah: Warisan

Kota Kinabalu: The Federal Government's stand against issuing grocery shop licences to foreigners must be fully enforced in Sabah, especially in areas like Kapayan and Moyog, said Warisan Kapayan Branch Chief Pritchard Gumbaris. He said the presence of foreign-operated grocery shops is once again mushrooming in local villages, pushing aside Sabahan traders and threatening small kampung economies. 'I agree with Minister Nga Kor Ming's statement, but this must not just apply to Peninsular Malaysia. In Sabah, the situation is worsening. Just walk through Kapayan or Moyog and you'll see for yourself,' he said in a statement, Monday. Pritchard, who is also political secretary to Warisan Deputy President Datuk Darell Leiking, blamed lack of enforcement by the current elected representatives for the resurgence of the issue. 'This is not a new problem. We had solved this before through strict enforcement during the Warisan Plus Government, in collaboration with the Penampang District Council (MDC) and local authorities. 'Trading licence applications were vetted thoroughly. Village chiefs had to endorse each one, and we personally interviewed applicants, checked photos and conducted on-site visits. 'We rejected applications linked to foreigners using local proxies or fake documents,' he said. He claimed that under the leadership of Penampang MP Datuk Ewon Benedict and Kapayan Assemblywoman Datuk Jannie Lasimbang, the previous system collapsed. 'Enforcement has failed. The process we built was not maintained, and foreign traders have returned. 'Ewon and Jannie looked the other way. The very problem we fixed is now back, worse than before,' he said. Pritchard said this was not about race or hatred, but about upholding the law and protecting local livelihoods. 'This is about Sabahan kampung shopkeepers who are being squeezed out. The law is already in place, the Sabah Trades Licensing Ordinance 1948 (Cap. 144) spells out restrictions on foreign traders. The issue is not the law, but political will,' Pritchard said. He also called on State Local Government and Housing Minister Datuk Joachim Gunsalam to ensure local councils do not allow foreign operators to abuse loopholes. Pritchard said Warisan would reinstate the previous enforcement model if given the mandate in Kapayan. 'We've also proposed an Ombudsman Committee to receive whistleblower reports on licence corruption. It's time to stop the backdoor approvals and political favours. In Dewan Rakyat today: Toll hike fallout, tariff burdens and senior welfare in the spotlight
KUALA LUMPUR, July 29 — The implications for highway users if the Government does not postpone the increase in toll rates in 2025, as announced by the Prime Minister on 23 July will be among the issues focused on at today's Dewan Rakyat sitting. According to the Order Paper published on the Parliament's official website, Datuk Seri Sh Mohmed Puzi Sh Ali (BN-Pekan) will raise the matter during Minister's Question Time, followed by Datuk Mohd Suhaimi Abdullah (PN-Langkawi) who will ask the Communications Minister to state the MCMC investigation procedures for complaints related to statements on social media. Dr Mohammed Taufiq Johari (PH-Sungai Petani) will ask the Energy Transition and Water Transformation Minister to state the objective of the new electricity tariff schedule in achieving the energy transition agenda and long-term sustainability and explain claims that the tariff places a burden on the public. During the Questions for Oral Answers Session, Datuk Seri Tuan Ibrahim Tuan Man (PN-Kubang Kerian) will ask the Energy Transition and Water Transformation Minister regarding the current status of the waqf water programme that was launched during the previous administration and whether the ministry plans to officially include the waqf water programme in the National Water Resources Policy or the 13th Malaysia Plan (13MP). Other questions include the welfare of senior citizens by Datuk Seri Dr Wan Azizah Wan Ismail (PH-Bandar Tun Razak) who will ask the Women, Family and Community Development Minister about measures and efforts to introduce more comprehensive laws to protect senior citizens against neglect and abuse by family members. After the session ends, the sitting will continue with the tabling of the several bills for second reading, including the Cross-Border Insolvency Bill 2025, the Fisheries (Amendment) Bill 2025 and the Energy Commission (Amendment) Bill 2025.
