
MBSJ celebrates top strata properties, agents
SOME 25 strata properties, ranging from low- and medium- to high-end, were honoured by Subang Jaya City Council (MBSJ) at the Strata Community Awards Ceremony (Aksara) 2024.
Every two years MBSJ recognises outstanding strata management communities and agents in areas under its purview.
In a statement, MBSJ Corporate and Strategic Management Department said Aksara aimed at encouraging the establishment and efficient operation of joint management bodies (JMB) and management corporations (MC).
'It is also aimed at supporting the implementation of the National Community Policy towards creating a more conducive, harmonious and safe residential environment, strengthening strategic cooperation between JMBs/ MCs and MBSJ as well as providing rating and guidance to potential strata developments to make them more competitive.'
A total of 252 strata developments, encompassing apartment categories, were assessed for the 2024 awards, based on their respective management and maintenance performance.
Twenty-five properties received the Five-Star Rating Award; some also received special awards based on their designated categories.
In addition, five management agents were recognised for their commitment to strengthening strata community management, especially in low-cost areas without a management body.
The properties that were recognised with the special Best Strata Management Award were Pangsapuri Enggang MC and Pangsapuri Puchong Permata Fasa 2 MC in the low-cost category, Pangsapuri Kantan Court MC and Pangsapuri Suria Permai JMB in the medium-cost category as well as The Glades JMB and Subang Indera Condominium MC in the high-end category.
The Best Management Agent Award went to MSFM and Associates, Intra Harta Consultants Sdn Bhd, Nilai Harta Consultant Sdn Bhd, TCL Management and Services and IPC Management Sdn Bhd.
The 25 properties that received the Five-Star Rating Award were divided into five zones – Subang, Kinrara, Puchong, Putra Permai and Seri Kembangan.
Subang Jaya mayor Datuk Amirul Azizan Abdul Rahim presented the awards to winners at a hotel in Shah Alam.
Also present were deputy mayor Mohd Zulkurnain Che Ali, National Housing Department Strata Management Division director Mohd Syaiful Rizal Abu Bakar and MBSJ councillors.
MBSJ added in its statement that the Aksara award ceremony was a continuation of the Star Rating Evaluation programme, which was implemented yearly through a collaboration between MBSJ's Commissioner of Buildings and the Housing and Local Government Ministry's Urban Services Division.
The programme aims to assess the management and maintenance levels of strata developments in areas under MBSJ's purview.

Brighter, cooler Seri Kembangan market with RM10,000 upgrade
Cheong hopes to see an electricity meter at each unit so that the market traders will no longer need to rely on a bulk meter like the one seen here. SUBANG Jaya City Council (MBSJ) spent RM10,000 on the latest upgrade exercise at Pasar Awam Bazar Rakyat SK 6/1 in Seri Kembangan, Selangor, to make the 17-year-old facility more comfortable for visitors and traders. During a press conference, Seri Kembangan assemblyman Wong Siew Ki and MBSJ Zone 22 councillor Tey Boon Kiat said upgrades of the public market included a new air-conditioned booth for security staff as the previous one had flooded after heavy rain, installation of three industrial fans to replace those that had malfunctioned and replacement of three rusted steel columns. These columns support beams running across the trading lots where electrical plug points are installed. An additional 20 tubes of fluorescent lights were also installed to brighten up the area. 'The additional lighting is especially useful for traders when carrying goods to shops during the wee hours of the morning,' said Persatuan Penjaja Bazar Rakyat SK6/1 Seri Kembangan treasurer Cheong Lai Fun, 62. 'Though many of our customers only start arriving around 7am, traders in the wet section are here as early as 3am, while those operating at the dry section like me will be at work by 6am.' The market's previous upgrading exercise saw the addition of closed-circuit television (CCTV) cameras and renovation of its public toilets. Cheong hoped the council would consider servicing the roller shutters and instal electricity meters at each shop. 'While some traders have installed their own meters to monitor energy consumption, others find it too costly. 'I paid RM4,000 to have mine installed,' she said. 'Those who do not have meters split the bill according to the reading of a bulk meter.' Traders association chairman Gan Chiou Ling said currently only shop owners with their own meters received electricity bills. For the others, estimations are made in regards to usage and payment made accordingly. 'This is largely a technical issue that will require discussions with Tenaga Nasional Bhd and MBSJ,' said Wong. 'I welcome the idea of each unit having their own electricity meter but I foresee that not all will agree to it as some may fear having to pay more for electricity consumption.' She said her immediate focus was to ensure the market remained sustainable in the long run. For example, she added, some traders could start selling locally produced souvenirs, thus turning the market into a tourist stop.

MACC records statement of ‘Datuk' in scrap metal smuggling probe
The businessman is being investigated by MACC in connection with a suspected large-scale smuggling syndicate operating across five states. PETALING JAYA : The Malaysian Anti-Corruption Commission (MACC) has recorded a statement from a businessman with a 'Datuk' title as part of an ongoing investigation into allegations of scrap metal smuggling. An MACC source said the man had been overseas since July 12 and had returned to Malaysia last night, Utusan Malaysia reported. 'He came to the MACC headquarters to have his statement recorded. The process is still ongoing,' the source was quoted as saying. The businessman is among several individuals being investigated in connection with a suspected large-scale smuggling syndicate operating across five states. The anti-graft agency has so far seized assets estimated to be worth over RM183 million, including eight properties in Penang, six luxury vehicles, and five branded watches believed to be owned by the 'Datuk'. MACC has also frozen 45 company accounts and 82 personal bank accounts involving funds totalling RM51 million. Investigations are being carried out under Sections 16 and 18 of the MACC Act 2009. Authorities are also probing possible offences under the Income Tax Act 1967, the Customs Act 1967, and anti-money laundering laws.
