
Why Americans end up choosing where they will buy a home
About one in five recent homebuyers considered their pet when choosing a neighborhood, a number that increases among unmarried couples and single women buyers. Factors such as proximity to a veterinarian and outdoor space are both seriously important considerations for buyers. Pet lovers also purchased homes in areas with larger lots or acreage, and were more interested in convenience to parks and recreation areas, as well as walkability.
'Pet owners are often not willing to sacrifice for the needs of their beloved fur baby,' Dr. Jessica Lautz, Deputy Chief Economist and Vice President of Research at the National Association of Realtors, told DailyMail.com. 'An adopted puppy may start small, but as they grow into a 100-pound dog, enough room to house both the pet and humans takes a more important role.'
She continued: 'Not only can having a pet spur purchasing a home, but when they move, they want a fenced yard and flooring suddenly becomes an important consideration. These home features can be as luxurious as an animal washing station, cat litter closets, and even outdoor features like a water feature or a catio.'
Lautz added that many buyers often ask how far the nearest dog park is. 'For pet owners, home buying transcends not only the home features but expands to the neighborhood,' she said. 'Walkability, the perfect dog park, and proximity to the vet are important to pet owners.'
Throughout the COVID-19 pandemic, Americans adopted pets for companionship and entertainment. This trend has since eased from its recent peak, but Americans are still investing more time and financial resources in their animals. According to data from the American Pet Products Association, total spending on the US pet industry grew from $53.3 billion in 2012 to $152 billion in 2024.
Now, there are officially more households with pets than children in the US, according to the NAR. The share of families with children under the age of 18 living in their home has continued to decline, the US Census reveals. The share of families with children under the age of 18 in 2024 stood at 39 percent, down from 52 percent in 1950.
This is likely due to two reasons. Birth rates, overall, have been declining, and a large share of baby boomer households have already seen their children leave the nest. This trend is also reflected among homebuyers. In 1985, 58 percent of home buyers had children under the age of 18 in their homes. In 2024, just 27 percent of home buyers had a child under the age of 18 in their home, an all-time record low. The number of pets has not only gone up, but the amount of time Americans spend with their animals has also increased significantly over the past 20 years. In 2003, 13.2 percent of Americans spent a significant amount of time with their pets daily, according to the BLS American Time Use Survey. In 2023, that share has grown to 20.4 percent, and 23.8 percent of women. Some 17 percent of single women considered factoring their pet into their neighborhood choice, compared to 12 percent of single men.

Iberdrola launches $5.9 bln capital increase to fund grid investments
MADRID, July 23 (Reuters) - Europe's largest utility Iberdrola ( opens new tab on Wednesday launched a 5 billion euro ($5.87 billion) capital increase to help fund investments in power grids in Britain and in the United States. The company plans to increase its annual investments to around 15 billion euros from a current level of around 12 billion euros, building on its shift towards upgrading and expanding power grids in countries where returns are steady and healthy, such as the U.S. and Britain. The cash raised, along with debt, operating cash flow, asset sales and partnerships will help fund the new strategy the company will present in September. The shares offered through a process of accelerated book-building were set to be priced at 15.10 euros, one of the bookrunners said. Iberdrola's share price closed at 15.895 euros on Tuesday. Spain's stock market regulator suspended trading of Iberdrola's shares on Wednesday morning. Separately, the utility said first-half net profit declined 14% from a year earlier, when results included the sale of gas assets in Mexico. Net profit for the period was 3.56 billion euros ($4.18 billion) compared to 4.1 billion euros a year earlier. Excluding one-offs, profit was up 20%, it said. ($1 = 0.8523 euros)

Key US electricity price and output trends so far in 2025
LITTLETON, Colorado, July 23 (Reuters) - The first half of 2025 featured a slew of U.S. electricity and power milestones, with generation, demand and retail prices all scaling records during January to June. Below are key data points that track ongoing changes to the U.S. power and electricity sectors, which are being buffeted by historic swings in federal energy policies, rapid clean power deployment and surging consumer and business electricity demand. U.S. electricity production during January to June hit a record in 2025 as output from solar and wind farms scaled all-time highs. Total utility-supplied electricity production during January to June was 2,188 terawatt hours (TWh), which was the highest total on record for the January to June period and up 4% from the same months in 2024, data from Ember shows. A 32% year-over-year surge in solar output, along with record wind farm generation, helped drive clean-energy electricity supplies up 6% from a year ago to 989 TWh. Clean power sources secured a record 45.2% share of total electricity supplies during January to June, compared to a 44.2% share during the same months a year ago. Fossil fuels generated 1,199 TWh of electricity during January to June, or 54.8% of the total. Output from natural gas power plants, which are the largest single power source in the U.S., declined by 4% from the year before following a climb in gas prices early in 2025. To compensate for that drop in gas power, utilities bumped coal-fired power output up 17% during January to June from the same months in 2024. Coal accounted for 16% of power generation, the highest levels for the opening half of the year since 2022. U.S. retail electricity prices also scaled new highs this year, with the price across major U.S. cities averaging 18.2 cents per kilowatt hour (kWh) during the opening half of the year, data from the U.S. Federal Reserve system shows. A combination of factors has been driving U.S. electricity costs steadily higher in recent years, including sustained electricity demand growth from data centers, AI applications, electric vehicles and air conditioners. The average electricity price in June 2025 was 6.7% above the rate in June 2024, which means that household electricity costs have climbed at more than twice the pace of overall U.S. consumer price inflation over that period. In addition to reflecting rising power demand, electricity costs have also climbed due to soaring spending by utilities to upgrade aging power grids which are struggling to accommodate the higher loads as well as growing volumes of renewable power. U.S. President Donald Trump has blamed the policies of previous president Joe Biden for fuelling much of the growth in electricity prices, arguing that the subsidized deployment of renewable power supplies has raised costs for utilities. Republican lawmakers have cited the high electricity prices in California - which has the country's most aggressive clean energy targets - as proof that clean energy goals raise consumer energy bills, and as justification for gutting clean energy support in the latest government budget. Yet electricity price trends so far in 2025 indicate that several states with above-average clean energy supply shares have seen prices fall from a year ago, while states with stout opposition to clean energy have seen prices rise. In California, which has the highest electricity prices of all states, electricity costs have averaged around 31.5 cents/kWh this year compared to just over 32 cents/kWh in 2024, data from the U.S. Energy Information Administration (EIA) shows. Electricity prices have also declined from a year ago in Iowa, Kansas and Nevada, which have all sharply lifted the supplies of clean power in electricity generation so far this decade. In contrast, states with energy systems that have stifled the growth of clean energy supplies have seen electricity costs rise by far more than the national average so far in 2025. Average prices in Florida - which has banned wind power generation and restricts state support for solar power - have risen by 5% so far this year, to around 14.94 cents/kWh from 14.25 cents/kWh in 2024. Indiana, Tennessee, South Carolina and Wisconsin have also seen electricity costs rise by more than the U.S. average so far this year, and have also posted much slower clean energy supply growth than California so far this decade. On average, electricity prices in those states continue to hold below the national average, which was around 16.75 cents/kWh so far this year. But with power demand rising in all states, all utilities will be on the hook to deliver much-needed grid upgrades over the coming years. Some states with large supplies of power from solar and wind farms may be able to avoid further steep electricity price increases over the near term, as generation costs from renewables can be far lower than from fossil fuel plants. But in areas with little to no clean power supplies, utilities may have no choice but to raise consumer electricity costs in order to fund the continued operations of their fossil power plants and make necessary system upgrades. Those utilities will also likely increase their exposure to fossil fuel prices going forward as federal support for clean energy supplies are scrapped and remaining policy measures funnel power expansion options towards fossil fuels. That means that any further increases in gas and coal costs due to rising power demand may also be passed on to consumers, and could further accelerate the rise in customer energy bills in areas that lack significant clean energy supplies. Should investors take another look at a rebounding property sector? The INVESTING ANALYST
So far in 2025, the REIT space has been characterized by a flurry of M&A activity, as buyers look for bargains in a sector languishing at discounts across the board. In this column, Alan Ray, investment trust research analyst at Kepler Partners, looks at why real estate investment trusts could offer an opportunity to shrewd investors. The last few years have been full of contradictions for the listed property sector. First, the pandemic accelerated and cemented positive trends in areas such as logistics that had been underway for several years. Share prices of REITs surged, seemingly in response. But then, in 2022, share prices came crashing down and wide discounts to net asset value became normal. Property, as an income-generating asset class that is usually geared with debt, is naturally interest-rate sensitive and those surges and declines in share prices were really determined by the interest rate cycle, which is an enduring truth that it pays to keep in mind. Behind the scenes though, it has been a very different picture. I'd point to two key trends that the pandemic accelerated. First, the re-wiring of the UK economy to embrace online commerce - requiring highly efficient and well-located logistics and industrial buildings - gathered pace, with countless anonymous square boxes humming with activity. In our daily lives this manifests itself in the extraordinarily short space of time between ordering a £2 roll of masking tape and its appearance in the 'safe space' behind the wheelie bin, but this re-wiring has also profoundly changed interactions between businesses and how supply chains work. Today, businesses are painfully aware of the fragility of 'just in time' international supply chains and are much more focused on local production and supply. And, in a much longer essay, we could also discuss the apparent reversal of globalisation that may push this trend even further. Second, the changing nature of offices and how we use them. While some of the wilder pandemic fantasies about office life have proved to be exactly that, there have been profound changes to the way many of us work even when we are in an office. Again, this trend may be accelerating post-pandemic as we grapple with the implications of AI on the nature of the work that humans do. Office buildings as an overall group have been harder to manage than industrial and logistics buildings, but there are clear positive trends for the right offices in the right locations. There are many other trends to talk about, but these two sectors respectively form over half and a quarter of the value of UK commercial property. And in fact, many retail assets these days are hard to distinguish from a logistics hub so many of the same trends apply here. But there are always going to be buildings in the wrong place at the wrong time, and I'm sure all of us can think of a 'stranded asset' - perhaps a dilapidated office with no hope of renovation or repurposing, with a 'space to let' sign outside. Encounters like that can have an outsized influence on the way we think about property. The reality for many property fund managers over the last few years has been a fight against big declines in share prices and a struggle to repay debt but in stark contrast tenants demanding more and better space, resulting in growing rental income. The right buildings in the right places have, from an income perspective, kept delivering. So, did the stock market get things wrong in 2022 and were those share price falls unjustified? Bluntly, no. The stock market called it about right and property valuations have fallen by 20 per cent or more since then. Zero interest rates had pushed property values too high, and things are back down to more sensible levels, with yields on many REITs now as high or higher than UK gilts. Falling share prices did, however, catalyse a dizzying number of mergers and acquisitions. In some cases, private equity simply bought a REIT at a discount and took it private to harvest the growing income. But very often mergers have occurred between REITs. LondonMetric (LMP), arguably the leading diversified REIT listed in the UK, has absorbed five others since 2019, building a £6bn portfolio focused on industrial and logistics, leisure and entertainment, healthcare and convenience retail. In many cases with long leases and contractual rental uplifts, giving good visibility for income growth over many years. Similarly, Tritax Big Box (BBOX) has built a £6.5bn portfolio partly through acquisitions, focused on large regional logistics hubs and smaller urban logistics assets, leading to rental growth and a rising dividend. While it's easy to dismiss such mergers as 'empire building', management teams need to get their share prices higher to get fully rewarded, so there's little point in buying another REIT unless you are confident that the assets can deliver. Picton Property Income (PCTN) provides an interesting case study of self-help over the last few years. It owns a diversified portfolio, with over 60 per cent in the key industrial and logistics sectors. To help reduce its exposure to offices, management has taken several of these through planning permission to repurpose to much higher value residential assets, with one recent example having views towards St Paul's Cathedral. This just goes to show that location can play an incredibly important role, and PCTN's selection of offices in the right locations has given it more options than would be true for our 'stranded asset' mentioned above. While REITs themselves therefore present attractive opportunities for investors, one stalwart of the investment trust sector is TR Property (TRY), which owns a broadly diversified portfolio of REITs across the UK and Europe, together with a small portfolio of physical property in the UK. Owning a portfolio of REITs rather than buildings directly allows the management team to adapt more quickly, buying or selling shares in different REITs in a day rather than the weeks or months a property transaction might take. TRY has a long history of dividend growth and might just be the right choice for the investor seeking the 'one and done' solution to commercial property in a portfolio. I'd point to one last trend worth thinking about. While 'ESG' in wider investing remains a polarising subject, in property it is much less so. Here, the main elements - energy efficiency and simply put, decent air conditioning - are tangible, measurable and cost-saving. Efficient buildings are very likely to command higher rents. Almost every property fund manager is paying attention to this, but Schroder Real Estate (SREI) has gone one step further, building sustainability goals into its investment strategy, and there is a strong correlation between higher rents and the manager's work to upgrade its buildings. So to conclude, yes, the stock market called it right in 2022, sending share prices of REITs lower. But it's easy to see why property fund managers might have been perplexed, with many of their assets performing well. With interest rates now at more normal levels, and a positive outlook for rental income in the right assets, this is a good time to take a fresh look at the UK's dynamic REIT sector.
