Mumbai Metropolitan Region Development Authority empowers officials to crack down on illegal structures across its planning zones
Acting under Section 53 of the Maharashtra Regional and Town Planning (MRTP) Act, 1966, MMRDA's designated officers can now initiate timely legal action to curb the mushrooming of illegal buildings in notified zones. The move, officials said, is aimed at reinforcing planned and sustainable urban growth in the Mumbai Metropolitan Region (MMR), where rapid development often outpaced regulatory oversight.
MMRDA's planning jurisdiction includes Ambernath-Kulgaon-Badlapur, Bhiwandi surrounding areas, Kalyan Growth Centre, Bandra-Kurla Complex, Chhatrapati Shivaji Maharaj International Airport notified area, Oshiwara District Centre, Wadala notified area, and parts of Palghar and Alibaug.

The real estate potential in these areas has drawn significant construction activity in recent years, some of it without proper approvals. "The objective is not just demolition but to send a clear message that unauthorised construction will not be tolerated," said a senior MMRDA official. "This step will also protect homebuyers from being misled by unscrupulous developers."
Until final development plans are approved, powers to regulate development in the extended areas of Palghar and Alibaug will remain with the respective district collectors, in line with state govt directions.
