Arab Podcast Programme' sparks a new wave of regional talent in inaugural week
Launched on July 7 at the Dubai Press Club, the Arab Podcast Programme features five weeks of intensive training under the supervision of Charbel Issa, a certified trainer on Podeo, a leading podcasting platform in the Middle East and North Africa region. The training sessions are designed to offer participants a clear idea of fundamental concepts while they gain new skills through hands-on practical training modules.
Hosting the second edition of the Arab Podcast Programme is part of the Dubai Press Club's sustained efforts to promote the growth of the Arabic podcasting industry and contribute to the development of a dynamic and evolving digital media landscape across the region. The initiative aligns with the rapid changes being witnessed in terms of digital content consumption patterns and aims to support a more active and influential Arab presence in one of the fastest-growing media segments worldwide. Podcasting continues to grow its share as a major platform for free expression and a fertile ground for innovation and creative media content.
The opening week of the event witnessed broad participation from young men and women from across the Arab world. Participants were guided through eight foundational training modules covering various stages of podcast production – from content strategy development, podcast branding, and post-production, to recording quality, hosting, and distribution across podcast platforms, as well as marketing strategies.
Aspiring young men and women were introduced to the fundamentals of podcasting from a holistic professional perspective, grasping basic concepts before delving into the intricacies of professional recording techniques, audio setup, audience trend analysis, and approaches to benchmark the audio identity of content. Discussions also included global best practices in podcast production.
Maryam Al Mulla, Acting Director of the Dubai Press Club, emphasised that the remarkable levels of engagement from participants over the inaugural week reflected the profound interest among Arab youth to carve a niche for themselves in this dynamic domain. Podcasting is among the most engaging forms of media, particularly amongst younger audiences, she noted.
She said: 'We are thrilled by the strong and enthusiastic response to the second edition of the Arab Podcast Programme. Right through the inaugural sessions, we have witnessed a profound eagerness and passion among participants to master podcasting techniques that could enable them to produce high-quality Arabic content capable of competing regionally and globally.
'The programme is designed to be a comprehensive training platform, not limited to theoretical knowledge but also rich in intensive practical aspects, enabling participants to develop their own audio projects under the guidance of experienced trainers and professionals.'
She added: 'Through this initiative, we aim to enhance the appeal and reach of Arabic content in the global digital space and to provide Arab youth with the opportunity to express their ideas and concerns through modern tools that can deliver optimal results amid the rapid technological shifts rippling through the new media landscape.'

The inaugural week featured a host of training sessions and interactive discussions encompassing a wide range of topics, including the development of the podcasting industry regionally and globally, essential skills for voice presenters, scriptwriting for podcasts, and how to choose topics that resonate with audience interests.
Over the coming weeks, participants will engage in more specialised training, including building an audio brand identity, digital marketing strategies for podcasts, managing relationships with digital platforms, and producing fully developed podcast episodes. The episodes thus developed will be showcased during a special screening at the conclusion of the event, where the work of individual participants will be evaluated.

According to Rouse, Deyaar's recent off-plan launches have attracted robust interest from both end-users and international buyers looking to secure high-quality homes in an appreciating market. Luxury segment driving long-term momentum As the market matures, the focus is shifting from transaction volume to long-term value—especially in the ultra-luxury segment. High-net-worth individuals are increasingly choosing Dubai not only for secondary homes but as a base for family life and long-term residency. 'The market is evolving from volume to value,' said Mahdi Amjad, Founder and Executive Chairman of OMNIYAT Group. 'We're seeing sustained demand from global citizens who value lifestyle, architecture, and a sense of belonging. At OMNIYAT, we're blending architecture, art, and hospitality into spaces that define a new paradigm of urban luxury.' OMNIYAT's latest projects, such as Lumena, an ultra-luxury commercial tower, and VELA Viento, a premier waterfront residential tower in Marasi Bay, have garnered global attention for their design-first approach and limited availability. Rising relocation and end-user demand One of the most notable trends in 2025 is the sharp increase in relocation demand. 'There's a definitive shift toward relocation,' Amjad said. 'Dubai is no longer just a place to invest; it's a place to live, raise a family, and build a future. Mohamad Kaswani, General Manager of International Markets & Partnerships at Property Finder, echoed this trend. 'Rents are at all-time highs, and that's prompting many long-term renters to explore ownership. In fact, our rent vs. buy calculator consistently shows that buying becomes more financially viable when holding property for three to five years or more.' Technology and PropTech revolutionise the sector Dubai is at the forefront of adopting technology in real estate. From AI-powered analytics to blockchain-based smart contracts and immersive virtual tours, the city's real estate experience is rapidly becoming digital-first. 'The UAE is emerging as a global innovation powerhouse,' said Kaswani. 'The government's commitment to AI and PropTech is visible, whether it's the DLD launching a PropTech fund or the continuous stream of new startups entering the market.' These innovations are making real estate transactions faster, more transparent, and more user-centric, especially for international investors who may not be physically present in the UAE. Stable prime rents and high occupancy While the pace of rent increases is moderating, occupancy remains extremely high, particularly in prime areas such as Downtown Dubai, Palm Jumeirah, and Dubai Marina. 'Rent prices remain stable in prime communities, with occupancy rates over 90 per cent,' Kaswani said. 'This reflects a strong underlying demand base and a balanced market.' The stabilization is seen as a sign of market maturity rather than cooling, with most experts forecasting continued resilience through the remainder of 2025. Outlook: Strong fundamentals, sustainable growth Dubai's property market enters the second half of 2025 with strong tailwinds: population growth, infrastructure expansion, investor interest, and regulatory innovation. While supply will increase, it is expected to be absorbed steadily due to growing end-user demand and global appetite for Dubai's lifestyle offering. 'As we look to the next two to three years, we fundamentally believe in the Dubai story,' Kaswani said. 'With our leadership's vision, smart regulation, and continued innovation, Dubai is not only resilient—it's future-proof.'

How UAE's decision on property depreciation charge lowers tax burden
The UAE Ministry of Finance's decision to help businesses make depreciation tax adjustments for investment properties will provide a 'short-term tax and cash benefit', experts have said. The ministry issued Decision No 173 of 2025 on Thursday, allowing certain businesses to deduct depreciation from their taxable income on investment properties accounted for at fair value – but only if they elect the realisation basis for capital gains and losses. It is applicable for tax periods starting January 1, 2025. The deduction will be limited to the lower of the tax written down value of the investment property, or 4 per cent of its original cost for each 12-month tax period, or a pro-rated amount if the tax period is shorter or longer than 12 months, or if the property was held only for part of the tax year, the ministry said. Fair value is the estimated price an asset would sell for on the open market, while realisable value is the estimated amount that can be obtained from an asset after deducting any costs necessary to make the sale or completion. Written down value is the net value after deduction of depreciation, said Anurag Chaturvedi, chief executive of financial advisory Andersen UAE. He said this was 'a welcome clarification' for taxpayers holding investment property at fair value under the International Financial Reporting Standards. Businesses opting for the realisation basis must 'carefully compute' depreciation deductions in line with the new rules, he added. 'In simple terms, many companies own investment properties that increase or decrease in value over time. These values are updated in their books [fair value accounting] but, until now, they could not deduct any depreciation for tax purposes – meaning higher taxable profits and more tax to pay,' said Thomas Vanhee, founding partner of boutique tax advisory services firm Aurifer. 'With this new decision, companies that choose the realisation basis [ie, they only pay tax when a property is sold, not every year based on value changes] can now deduct a portion of the property's cost [up to 4 per cent annually] from their taxable income.' It provides a short-term tax and cash benefit for businesses through the depreciation granted, something which did not exist under the regime applicable up to the end of 2024. It also better aligns with the property's economic life, Mr Vanhee said. The decision impacts businesses, not people, and further strengthens the UAE's tax framework, he said. This is 'a significant change from prior practice', where depreciation was not permitted on such properties if fair value accounting was used, he added. For example, if a UAE company owns an investment property that originally cost Dh10 million ($2.7 million), recorded at fair value under the IFRS, and it chooses the realisation basis for tax purposes, the allowable depreciation would be 4 per cent of the original cost, or Dh400,000, Mr Chaturvedi said. The UAE introduced the federal corporate tax with a standard statutory rate of 9 per cent starting from the financial year beginning on or after June 1, 2023. It took the income of companies exceeding Dh375,000 within the taxable bracket. Business owners in the country would be subject to corporate tax only if their turnover in a calendar year exceeds Dh1 million, the ministry said at the time. Abu Dhabi's biggest listed developer, Aldar Properties, welcomed the 'progressive and well-calibrated' decision and said it ensured 'tax neutrality and equity', with deductions available to businesses that hold investment properties on a historical cost basis. The decision also provides clarity on how tax depreciation applies in cases of property transfers (between related or third parties), developments and claw-back scenarios – ensuring businesses have a clear view of their compliance obligations and financial planning, the developer said in a statement on Friday. Aldar operates two business divisions: Aldar Development and Aldar Investment. The latter's portfolio of income-generating properties had a gross asset value of Dh25.8 billion as of December 31, 2024. Faisal Falaknaz, group chief financial and sustainability officer of Aldar, said the decision 'creates parity' between different accounting treatments and helps companies plan long-term capital deployment 'more effectively'. Gaurav Keswani, founder and managing director of Dubai-based financial consulting firm JSB, said it's not a decision to be taken lightly. "Once a business opts in, it's irreversible and if the property is later transferred, there's the potential for a claw-back of the tax benefit. So, careful planning is essential," he warned.
