Dholera investment regions sees 10-fold jump in land prices over a decade, say developers

over the past decade, driven by growing investor interest and rapid
infrastructure development
, according to local developers.
'Prices per square yard across various Town Planning (TP) Schemes in the Dholera region have increased to a high of Rs 7,000 to Rs 10,000,' said Lalit Parihar, Founder and Managing Director of Dholera-based developer Aaiji Group, citing available industry data. In other TP schemes, land prices currently range from Rs 3,000 to Rs 7,000 per square yard, reflecting a tenfold rise over the last 10 years, he added as quoted by PTI.
The region's transformation is being accelerated by major infrastructure projects nearing completion, including the Ahmedabad-Dholera Expressway and the upcoming international cargo airport, both expected to be operational in 2025.
'The 109-kilometer expressway is progressing rapidly, and projects like the Bhimnath-Dholera broad-gauge rail line and the Vande Metro will significantly enhance connectivity in the region,' said Ruturajsinh Chudasma, Partner at Dholera-based Infinity Infracon.

PhonePe remained in the lead with 8.55 billion transactions valued at Rs 11.99 lakh crore. As part of its AI initiatives, Sharma announced a new passbook feature that would use Paytm's data to generate a rap song summarising monthly expenses. Though no launch date has been shared, Sharma said it would be made available to users soon. Through these schemes, PACL and its directors 'defrauded' the investors of about Rs 48,000 crore, the ED said. 'The funds fraudulently collected from lakhs of gullible investors were systematically diverted and layered through multiple transactions to conceal their illicit origin,' the agency added. The attached assets are in the name of Bhangoo, his family members and entities related to PACL, it said. The total value of these properties is Rs 762.47 crore, the ED said. Mangaluru: The acute shortage of sand and laterite stones in Dakshina Kannada has delayed several real estate projects, putting thousands of workers' jobs at risk. Developers say they are running out of existing stock, and many have already stopped plastering works. The real estate industry employs thousands of unskilled and skilled labourers. The shortage has heavily impacted it. Naveen Cardoza, MD, Marian Projects Private Limited, noted that his ongoing two projects were slowed down due to the shortage. "It has been 45 days without supply. How can one go ahead with the work? It is not possible when there is no raw material. If the situation further worsens, all builders will have to stop their ongoing projects," he said. "The irony is that raw material is unavailable both in the black market and the legal market. If the deadlock continues, it will affect the local economy. The govt should come up with legal ways to make these raw materials available at the earliest," stressed Rohan Monteiro, MD of Rohan Corporation. He said he deferred 10 upcoming projects due to the ongoing crisis, which lasted 45 days. If we buy M-sand and stones as alternatives to laterite, the cost of construction will rise, which will directly impact home buyers," pointed out another realtor, adding that currently many have stopped plastering work as it needs a good amount of sand. "The shortage will delay projects. However, there will be no extension given by the Real Estate Regulatory Authority of Karnataka (RERA)," they stated. Another realtor, who is currently helping in drafting the sand and laterite stone policy for the region, said that laterite stones are available only in coastal areas and some parts of Malnad. "It was categorised as minor minerals, and a separate policy was planned in 2015. However, even after a decade, there is no concrete policy for it," the realtor pointed out.
