3 tips for selling your home in today's housing market
That's Joe Manausa, a real estate broker in Tallahassee, Fla., talking about today's home seller in a YouTube video. What's the lesson? Did the seller back down on their price too soon? Overprice the home from the beginning? Sell too cheap?
Nationally, almost 1 in 5 home listings (19.1%) had price reductions last month. According to the Realtor.com May housing report, price reductions were twice as common in the South and the West as in the Northeast.
In a time of shrinking affordability and mortgage rates on par with the historical average — but well above buyer expectations, home sellers face new challenges in today's real estate market.

Manausa said the price reduction scenario above reflects how sellers are adapting to "a more balanced" market. During the years of low housing inventory and historically low interest rates, price reductions were rare. Sellers could command top dollar.
"Now with inventory climbing and borrowing costs higher, sellers are finding that pricing aggressively doesn't always lead to quick offers. Adjusting prices is a natural response to these conditions, not necessarily a sign of weakness," he added.
Here are three strategies home sellers should consider to price a home and sell it in a reasonable amount of time.

Ask your real estate agent about housing inventory in your market.
Jake Krimmel, senior economist for Realtor.com, told Yahoo Finance in a phone interview that year-over-year housing inventory is up 30% nationally.
"So you're thinking, there must be a glut of homes on the market. It must be a horrible time to sell," Krimmel said. "But it's important to zoom out to the larger context. So we're still nationally around 14% below the pre-pandemic norms for inventory. For every 100 homes that were on the market then, we're only back to about 86 right now."
That's the national view. The reality of real estate is always local. Take New York City, Boston, and Hartford, Conn.
"These are places that were in demand, and prices were going up throughout the pandemic. They didn't build much, and their inventories have not recovered."
He noted that as a result, the housing markets in those metros are much tighter and look much like they did during the pandemic.

Median list prices can also be a guidepost for setting a sales price. For example, according to Realtor.com, median prices in Baltimore are up 10.4% year over year. Cleveland prices are up 3.8%.
Though not typically known as hot housing markets, Krimmel said these markets still have limited housing supplies. "That means prices are still going up, and sellers are still able to get that high price that they want," he added.
If median prices are rising in your market, it's a seller's market. If prices are declining, it's a buyer's market.
Which brings us to time on the market. Be aware of the trade-offs between the price you want to sell your home for — versus how long it will take to get that price.
"What is going on in Northern California might be different than what's going on in Southern California. So look at what's going on in your metro in terms of active listings and time on market," Krimmel said.
Nationally, houses spent a median of 51 days on the market in May, according to Realtor.com. Compared to the pre-pandemic May trend, only homes in the West are selling more slowly:
West: 5 days slower

Midwest: 9 days faster
Northeast: 13 days faster

"I think sellers need to be aware that leverage is shifting a little bit more toward buyers in general, and in some markets, much more toward buyers," Krimmel added. "And keep in mind, we're coming off a period where it was the seller's market of all seller's markets. We're gradually getting back, in that sense, to a more balanced market."

How Climate Change Could Cause Foreclosure Rate To Spike Nearly 400%

Climate change could be responsible for a 380% increase in foreclosures by 2035, according to research firm First Street's most recent National Risk Assessment. The assessment also predicts the economic impact of these foreclosures on lenders, and the potential losses could be staggering. First Street's analysis expects mortgage lenders to lose $1.2 billion in natural disaster-related foreclosures in 2025. That figure is expected to go as high as $5.4 billion by 2035. Losses that big could change how mortgage lenders calculate risk. Currently, most mortgage lenders consider the borrower's income, credit history, and debt load as the biggest potential risks in processing loan applications. First Street believes lenders may be forced to consider how extreme weather events could elevate their risk level when making underwriting decisions. Most banks don't consider the possibility of climate-change-driven foreclosure risk in making loan decisions. First Street assessment suggests they should. However, lending isn't the only sector where the possibility of major losses exists. The numerous kick-on effects of climate change are already impacting the insurance industry, which is a critical piece of the home ownership and financing equation. Insurers nationwide are already raising premiums to account for the increased risks that come with climate change. Those premium increases are already eating into buyers' purchasing power and monthly budgets. First Street estimates that the nationwide foreclosure rate increases by 1% for every 1% increase in insurance premiums. That's assuming borrowers can even get insurance at all. Many states are already reeling from a one-two punch insurance crisis. Major insurers are exiting California and Florida, while the remaining insurers are raising premiums to astronomical levels. It's only a matter of time before that trend begins spreading to other states at elevated risk of climate-related disasters. The Gulf Coast and many Sunbelt states are all facing a massive uptick in extreme weather events whose effects are exacerbated by climate change. Buyers are already stretched to their limit in terms of home prices. Consequently, they avoid markets with high property values and/or elevated insurance premiums. That, combined with the risk of natural disaster, drives down property values in the affected markets. This eats into a homeowner's equity. At the same time, homeowners in those markets are paying insurance premiums based on the original elevated property values. First Street's assessment used Hurricane Sandy as an example. It noted that property values had dropped by 14% in the five years before the storm. Declining property values, reduced equity, and damage from flooding caused foreclosures in the affected areas to spike, leaving lenders with a $68 million loss. Homeowners often find themselves stuck between a rock and a hard place after natural disasters. Imagine yourself buying a $450,000 home in Florida with bank financing. The mortgage lender requires you to carry a policy covering the house, and a natural disaster hits. You file a claim, and the insurer declares your home a total loss. , If you still owe money on the mortgage and the claims payout doesn't satisfy the debt, you're stuck, and so is your mortgage lender. You're not going to continue paying a mortgage on a house you can't live in after it's been destroyed by a natural disaster. At that point, your best option may be to walk away from the house. Now, imagine being a regional bank carrying thousands of mortgages in the same area. If a large percentage of those homeowners walk away from the house, lenders get left with a foreclosure spike. All it takes is one natural disaster to start this cycle. Unfortunately for lenders and borrowers alike, climate change is increasing the frequency of natural disasters. Those disasters are becoming increasingly powerful. It all adds up to an elevated risk level that lenders will have to account for going forward. All of this is more bad news for prospective homebuyers. If foreclosures spike and the risk of lending increases, banks will respond the only way they know how: by making it more expensive to borrow money. Trump says new tariff rates are final, but people are skeptical
President Trump moves to impose a new round of global tariffs, including a 35% rate on Canada, set to take effect in a week. Yahoo Finance Washington Correspondent Ben Werschkul joins Market Domination to explain the White House's tiered approach and what it signals for upcoming trade talks. President Trump advances his effort to reshape global trade, imposing tariffs on dozens of countries, and here with the latest, we got Yahoo Finance's Ben Werschkul. Ben? Josh, yeah, lots to digest of these numbers that were released last night, um, hiking tariffs on Canada to 35% as well as an array of rates on the rest of the world from 10 to 50% that we're going to see um, in about a week's time. You've already focused a lot already on the show on the market reaction. I want to focus a little bit on the kind of next steps of trade we're seeing, signals at least from the White House um, in the last few hours. What Trump has Trump's take on this is that these rates are set. He the words he's used is it's too late for other countries that don't like the rate they were given to negotiate even with this one week delay. Um, there's skepticism on that front, whether that's going to be the case, but that's his position in the timeline he set for new deals he threw out in this NBC interview was four weeks time, like maybe they'll be a deal in four weeks, suggesting they're pushing ahead. It's also worth noting that Trump's Truth Social has clearly been popping today on all these issues that you've already been talking about. What he actually hasn't posted about are these tariff rates. He's mentioned tariffs in in passing, but not sort of to say why why make his case for these rates. And I think that's kind of overall an attempt to kind of put tariffs um, to bed for now, say that this is the reality and that that markets and trade negotiators need to accept it. Plenty of skepticism obviously, whether this will succeed. Um, Capita we've seen it all day. Cap Economics is one example, had a note that said this is unlikely to be the final word and there's going to be a lot more back and forth there. But that is at least the White House position at the moment to put this issue, make this the reality and then move on to to other deals down the road. What about this idea, Ben, of a tiered approach to tariffs that could be taking shape here? Yeah, this this is an element of this release that that was really interesting to me. I've been looking at all day, which and it's a real shift between how this was approached now versus how it was approached in April. Just to remind folks in April, it was purely trade deficit. There was a formula that the White House put out that was essentially just the trade deficit as a percentage of GDP. That led to a lot of of really head scratching rates, 50% on small African countries, things like that. This time around, the trade deficit is still the number one factor, but it's a much more it's much more of a piece um, in in a bunch of other factors, including kind of subjective ones that the president himself can clearly decide. Um, that what it's led to as you mentioned is this kind of idea of tiers. We've seen 120 nations at 10% tariffs, 40 at 15%, 10 at 19 to 20%, and then so on upwards. Uh, it gets a little more scattered when you get higher up, but it's a clearly an attempt to kind of put these all together into one. What a White House official said is that the 10% is for folks with a trade surplus, not exclusively, but mostly, 15% is for deals and for with a small deficit, and then then it gets more bespoke further up. Um, this further up, I think is where folks should watch going forward. One that jumped out to me is that 19 this 19 to 20% rate are all southeast south southern and southeast Asian nations. You know, we saw some deals there. The outlier is India who has a 25% rate. So they're going to clearly want to be aligned um, at least with their other with their neighbors so that they're all having the same rates. So that's where a lot of the the fights going to be in the in the weeks ahead.
