Prospective buyers seeking ways to afford a mortgage might be wondering whether they can negotiate their mortgage rate. Read on for more details about the current state of the housing market and mortgage rates, as well as how to negotiate a lower mortgage rate.
Rising mortgage rates and growing recession fears have slowed home sales this spring, in spite of sales typically ticking up as summer approaches. The latest National Association of Realtors Pending Home Sales Index, with data for April 2025, shows a 6.3% decline in pending home sales compared with March 2025. It's the biggest monthly drop since 2022, according to a report from HousingWire.
'Despite an increase in housing inventory, we are not seeing higher home sales,' NAR chief economist Lawrence Yun said in a public statement, per HousingWire. 'Lower mortgage rates are essential to bring home buyers back into the housing market.'
But is it possible for prospective homebuyers to negotiate a lower rate?
'Rates are negotiable, to a point,' said Renee Coleman, mortgage lender at CrossCountry Mortgage. 'Lenders have certain rules that they must follow. They typically cannot give you a better rate than the next person. That said, there is some wiggle room allowed.'

Your interest rate depends on many factors — and not all are related to market conditions. Your credit score, debt-to-income ratio, loan-to-value ratio, down payment, loan amount and even your region can affect your mortgage interest rate.
To put yourself in the best negotiating position, focus on the factors you can control, such as boosting your credit score by paying down debt and checking your credit reports for errors.
If you've been researching how to find a mortgage, you probably know that you need to shop around with multiple lenders. Don't be afraid to look for an independent mortgage broker who can help streamline that work.
'Working with an independent mortgage broker will give you more flexibility because they can shop multiple lenders for you to find a low rate and low cost,' said Brian Green, senior loan advisor at Xpert Home Lending.
A lower interest rate can save you tens of thousands of dollars over time. But as the market shifts to favor buyers, you can also think creatively and ask for concessions. In the first quarter of 2025, 44.4% of sellers agreed to concessions, according to a Redfin report.
'You can request a reduction in points, origination fees or even waiving the appraisal fee,' Green said.
If you approach negotiations with the right attitude and come armed with knowledge, securing a lower rate could be as simple as asking.
'Being transparent that you plan on talking to multiple lenders before making a decision helps make sure each lender is putting their best foot forward,' Green said. 'Some lenders have a lot of mobility when setting pricing, so don't be afraid to ask if they can do better.'
If your lender says yes to a lower interest rate, make sure you know what that entails, Coleman advised. 'If you simply ask your lender to match a rate to compete with another lender, they are likely to say 'yes' but may not tell you if you'd have to pay points,' she said.
Points, or interest rate 'buydowns,' are upfront payments that lower your interest rate. You're paying the money at closing in exchange for savings on your monthly payment.
To determine the true cost of the mortgage, compare APRs to determine whether you are getting a deal. 'If your interest rate is 6.5%, and the APR is 6.7%, that includes the cost to do the loan, including points. If someone else quotes you 6.5% and their APR is 7%, you know that this lender is charging you a lot more for your points,' she explained.

The move is significant, because the price of homeownership is falling in Bitcoin but rising in dollars. At the end of June, the U.S. Federal Housing Finance Agency issued a new directive, instructing both Fannie Mae and Freddie Mac to count Bitcoin as an asset on single-family home mortgage applications. Previously, mortgage applicants had to convert any Bitcoin holdings into U.S. dollars if they wanted their crypto to count. Given Bitcoin's rapid price appreciation over the past decade, this move could end up being a real game-changer. Here's why. Most people agree that the American dream of buying a new home is currently out of reach. Prices for homes have been soaring, and higher interest rates have put mortgage payments out of reach for many would-be home buyers. There's plenty of evidence to support this. In July 2024, a CNN survey reported that 86% of all renters said they would like to buy a home but can't afford one. And 54% of those said that it was "unlikely" that they would ever be able to. The problem is even more profound for young would-be homeowners, who now face a slowing economy and nagging thoughts that AI could be coming for their jobs. How are they ever possibly going to be able to afford a new house? And that's where Bitcoin comes into the picture. If you think the prices of new homes are soaring, then what about the price of Bitcoin? In 2022, the price of Bitcoin was $17,000. Today, the price of Bitcoin is $107,000. If you had purchased Bitcoin in 2012, when it was trading for less than $100, you'd be able to afford just about any type of home you could imagine today. A new 30-second ad from Coinbase Global makes this point perfectly. The Coinbase ad shows a beautiful, two-story, pastel blue suburban home with a manicured lawn -- the stuff that homeowner dreams are made of. A voice intones: "In 2012, you'd need 30,000 Bitcoin to buy this house... A decade later, it would only take you 20 Bitcoin... And, today, it could be yours for 5." But the real kicker comes at the end of the ad: "If home prices keep falling in Bitcoin, why do they keep rising in dollars?" That, in a nutshell, is why investing in Bitcoin could help you afford your next house. Bitcoin is a disinflationary asset and a potential hedge against inflation. Best of all, Bitcoin is widely available to everyone. You don't need to be an accredited investor and you don't need millions of dollars. In fact, most cryptocurrency exchanges will let you start buying Bitcoin with just a few bucks. The U.S. government is thinking out of the box on this one. According to William J. Pulte, Director of the U.S. Federal Housing Finance Agency, this new thinking about Bitcoin is part of a bigger vision by the Trump administration to make America the "crypto capital of the world." And what better way to do that than by making the American dream of home ownership a reality again? Right now, it's just a directive, instructing Fannie Mae and Freddie Mac to get busy on this. According to the text of this directive, it will apply to all crypto "evidenced and stored on a U.S.-regulated centralized exchange." And it will give Fannie Mae and Freddie Mac a bit of wiggle room when it comes to adjusting for risk, volatility, and overall market conditions. One big winner in all of this could be centralized cryptocurrency exchanges such as Coinbase. It's still early, but it looks like you won't be able to list Bitcoin as an asset on a mortgage application if you have it stored anywhere else. So, for example, you won't be able to count your Bitcoin if you have it in cold storage on a hardware device hidden under your bed. Also, the directive doesn't mention spot Bitcoin ETFs, so it will be interesting to see what develops here. With these ETFs, Bitcoin is held only "indirectly," not "directly." So will this Bitcoin count also? If it doesn't, it's easy to envision a scenario in which people stop buying the spot Bitcoin ETFs and shift to buying Bitcoin on Coinbase. The really exciting part about all this is that many top investors now expect Bitcoin to hit $1 million within the next five years. For example, Cathie Wood of Ark Invest thinks Bitcoin will hit $1.48 million by the year 2030. Given Bitcoin's current price of $107,000, that's a more than 10x increase within a very short period of time. With those types of gains, you could be well on your way to home ownership in just a few years. Real estate brokers are cheering a provision in President Trump's " big, beautiful bill." Why it matters: Expanding the state and local tax (SALT) deduction could be boon for homebuyers in expensive areas where taxes run high. How it works: The latest version of the legislation proposes to raise the deduction cap from its current $10,000 a year limit to $40,000 for five years. Homeowners with relatively high incomes and steep property taxes especially stand to save. Catch up quick: A group of Republican lawmakers from blue states with high taxes led the charge. Before 2017, when Trump signed his first-term taxes into law, people could deduct all state and local taxes from their federal bills. The big picture: Property taxes have soared nationwide in recent years. The top states with the most properties taxed at $10,000 or more annually are New Jersey (39.9%), New York (25.9%), Connecticut (19.4%), California (19.3%) and Massachusetts (18.4%), according to a report from What we're hearing: The National Association of Realtors previously cheered the SALT push as a key win for real estate. Case in point: In property tax-heavy Texas, buyers might spring for roomier or flashier houses knowing bigger tax breaks await, says Eric Bramlett, who owns an Austin brokerage. That could free up inventory for other house hunters. "The accountant's desk will be the first domino, and open house traffic will be the next," Bramlett tells Axios. Between the lines: Sky-high housing costs are making it hard for many homebuyers to find a place they can afford. Economic uncertainty is also sidelining some shoppers. Reality check: Not everyone pays tens of thousands of dollars in state and local taxes. A SALT cap increase like the one moving through Congress "would have the most impact on homeowners in high-tax states and in high-dollar homes," said senior economist Joel Berner in the report.
