
Dubai Land Department Strengthens Transparency with AI-Enabled Real Estate Advertising Governance
The initiative is part of the DLD's ongoing efforts to enhance transparency and credibility in real estate advertisements across key marketing platforms, such as Property Finder, Dubizzle, and Bayut. These efforts align with Dubai AI Week's objectives, which kicked off on Monday, 21 April, and runs until 25 April.
According to the latest data, the platform has monitored over 279,000 real estate advertisements across these platforms since its launch; notably, 29% of the monitored listings were automatically modified using artificial intelligence.
Ali Abdullah Al Ali, Director of the Real Estate Control Department at the Real Estate Regulatory Agency, Dubai Land Department, said: 'These results reaffirm our ongoing commitment to advancing real estate market oversight through cutting-edge technology. The Real Estate Advertising Governance Platform enables us to monitor advertisements more accurately and efficiently, enhancing investor and consumer confidence and reinforcing Dubai's position as a global hub for real estate innovation.'
He added: 'The ongoing, daily monitoring carried out through this platform ensures full compliance with established standards and regulations, elevating transparency within the real estate market and reaffirming DLD's commitment to fostering a trustworthy and credible property environment. The use of artificial intelligence in oversight represents a strategic tool that reflects the Department's direction toward digital innovation and its dedication to achieving the highest quality standards in its services.'
This platform represents a significant strategic step toward enhancing and developing Dubai's real estate sector. It aligns with the vision of the wise leadership, which aspires to position the emirate at the forefront of global cities in digital innovation, thereby strengthening its economic standing and supporting Dubai's long-term strategic objectives.
Through its Real Estate Regulatory Agency, Dubai Land Department had previously announced the launch of the new 'Madmoun' electronic service within the Trakheesi system, which issues a QR code for every real estate advertisement permit generated through the platform. This initiative aims to enhance the governance of real estate advertising as part of the Department's broader efforts to modernise regulatory procedures and strengthen investor confidence.
Accordingly, all real estate companies are required to display the QR code on all real estate advertisements, whether visual or written. This enables customers to quickly and effectively verify the authenticity of the advertisement and confirm that the Real Estate Regulatory Agency approves it.

Binghatti Holding will participate in the First-Time Home Buyer (FTHB) Programme, a government initiative launched by the Dubai Land Department (DLD) and the Dubai Department of Economy and Tourism (DET) to enable Emiratis and UAE expats to become homeowners for the first time in 2025. The UAE real estate developer has been selected as one of 13 property developers to support the FTHB Programme. Binghatti will allocate a minimum of 10 per cent of its newly launched and existing residential units, priced under AED 5 million, for first-time buyers. Binghatti joins Dubai's FTHB programme The units allocated to the FTHB Programme will be made available ahead of public launches to ensure participants have access. Binghatti will offer discounts on selected properties to first-time buyers, with incentives tailored for Emiratis and expats, as well as discounted administrative service fees. The FTHB Programme launches during a period of growth for Dubai's real estate market. In the first quarter of 2025, the Dubai Land Department reported a 29 per cent year-on-year increase in total transaction value, reaching AED 114 billion. The volume of property sales grew by 23 per cent, with a 65 per cent surge in villa and townhouse transactions, reflecting a shift from renting to owning. The programme is open to all UAE residents, both nationals and expatriates, who are residents of the UAE and are purchasing their first freehold residential property under AED 5 million. Binghatti currently has around 20,000 units under development across about 30 projects in residential areas across Dubai, including Downtown, Business Bay, Jumeirah Village Circle, Al Jaddaf, Dubai Science Park, Dubai Production City and Sports City. The company's properties are branded residences built in collaboration with Bugatti, Mercedes-Benz, and Jacob & Co. and have attracted celebrity clients including football star Neymar Junior and the opera star Andrea Bocelli. In May, Binghatti launched 'Aquarise Residences by Binghatti' in Business Bay in Dubai, featuring over 1,500 units spread across 232,300 square feet. The company also announced in May that it had acquired freehold land with over 8 million square feet of gross floor area, with an anticipated total development value of over AED 25 billion. The land is in Nad Al Sheba 1, in the heart of Dubai's Meydan district, and is set to be used for what would be the company's first master-planned residential community in the emirate.

Dubai launches first PropTech hub to support 200 startups by 2030
The DIFC Innovation Hub and Dubai Land Department have launched the Dubai PropTech Hub. Under the directives of Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai, Deputy Prime Minister, Minister of Defence, and Chairman of The Executive Council of Dubai, the hub is the first PropTech innovation centre in the Middle East, Africa and South Asia (MEASA) region. It will be housed within the DIFC Innovation Hub, which operates the first and largest financial technology accelerator in the MEASA region, the Dubai Media Office said in a statement. New hub to boost PropTech startups The initiative aims to transform real estate through technology by supporting more than 200 PropTech startups and scaleups. By 2030, the hub expects to generate more than 3,000 jobs and attract over $300 million in investment. The Dubai PropTech Hub will offer customised licensing options, purpose-built physical workspaces, and support programmes designed to accelerate innovation from concept to commercialisation. The facility will provide access to incubators, venture building services, joint pilots, and regulatory and financial infrastructure. Programme offerings include early-stage startup incubators and thought leadership programmes to help participants navigate PropTech trends.
