If you are wondering who we are talking about, then this ace director is none other than Subhash Ghai. In 1979, Subhash Ghai entered the world of direction with the film Kaliyachan. Before making his directorial debut, Subhash played small roles in films.
Sadly, Ghai didn't find much success as an actor, but when he debuted as a director, his luck changed. Over the next few years, he delivered hits like Parinda and Taal.
Subhash's acting debut was alongside Rajesh Khanna and Sharmila Tagore in the film Aaradhana. He also did small roles in movies such as Umang, Bharat Ke Shaheed, Sherni, and Natak.
When he realised acting wasn't working out for him, he went different ways and decided to pursue direction. His first film Kaliyachan became a massive success, and also became a turning point in his career.
Kaliyachan featured Shatrughan Sinha. This film's success not only gave a major boost to Shatrughan's career but also established Subhash Ghai's in Bollywood. After receiving massive success as a director, Ghai went on to deliver hits including Vishwanath, Gautam Govinda, Karz, Krodhi, Hero, Vidhaata, Karma, Ram Lakhan, Saudagar, Khalnayak, Yaadein, Yuvvraaj, Black & White, and Kaanchi. Subhash Ghai inks ₹2.24 Cr lease deal for office in Mumbai's Andheri West

Bollywood director and producer Subash Ghai along with firms Crest Ventures Limited and Mukta Arts has given on rent a commercial property located in Andheri West, Mumbai for starting total monthly rent of Rs 3.38 lakh, according to property registration documents reviewed by property portal on the website of the Inspector General of Registration (IGR). The deal was officially registered in July 2025. According to property registration documents from the Inspector General of Registration (IGR), the commercial property given on rent by Shubash Ghai is located in Crest Mukta in Andheri West. It has a built-up area of 7,500 sq. ft. The rental agreement, registered with a stamp duty of Rs. 57,500 and registration charges of Rs. 1,000, includes a security deposit of Rs. 24.66 lakh. The lease tenure spans 60 months (five years). The agreed monthly rent starts at Rs. 3.38 lakh in the first year and escalates to Rs. 4.11 lakh in the final year. According to Square Yards' analysis, the rent escalates close to 5% annually during the span of lease tenure. Over the full term, the cumulative rental value is calculated at around Rs. 2.24 crore. As per Square Yards insights, Subhash Ghai along with his wife Mukta Ghai had purchased an apartment worth Rs. 24 crore in Bandra West in February 2025. Andheri West is one of Mumbai's most established and high-value real estate markets, offering a combination of premium residential and commercial properties. The locality comprises a mix of upscale apartments, heritage bungalows, and boutique commercial developments, attracting both end-users and investors. This area is well-connected with the international airport, the Western Expressway, Andheri Railway Station and the metro. Subhash Ghai is an Indian film director, producer, actor, lyricist, music director and screenwriter, primarily known for his work in Hindi cinema. He was one of the most prominent Hindi filmmakers in the 1980s and 1990s. His notable films include Kalicharan (1976), Vishwanath (1978), Karz (1980) and Hero (1983). In 2006, he set up his own film institute Whistling Woods International in Mumbai.

Veteran Bollywood filmmaker Subhash Ghai, in partnership with Crest Ventures Limited and Mukta Arts, has leased out a commercial property in Mumbai's Andheri West. According to a report by property portal Square Yards, the lease is projected to generate ₹ 2.24 crore in rental income over a five-year period. The property, situated within the Crest Mukta development, spans approximately 7,500 square feet (697 square metres) of built-up area. The lease was formally registered in July 2025, as per documents accessed via the Inspector General of Registration (IGR) portal. Under the agreement, the initial monthly rent is set at ₹ 3.38 lakh, with scheduled annual increments bringing it to ₹ 4.11 lakh by the fifth year. Square Yards' analysis estimates a rental escalation rate of nearly 5% per annum. The lease tenure covers a total of 60 months. Registration charges for the transaction amounted to ₹ 1,000, with an additional ₹ 57,500 paid in stamp duty. A security deposit of ₹ 24.66 lakh has also been secured as part of the agreement. Andheri West is among Mumbai's most desirable commercial and residential areas, known for its blend of premium housing, heritage properties, and boutique offices. Its strong connectivity to the international airport, Western Express Highway, Andheri railway station and the metro network further enhances its investment appeal. Earlier in 2025, Subhash Ghai and his wife Mukta Ghai also purchased a luxury apartment valued at ₹ 24 crore in the upscale suburb of Bandra West. Subhash Ghai, a key figure in Hindi cinema during the 1980s and 1990s, is celebrated for films such as 'Kalicharan' (1976), 'Karz' (1980), and 'Hero' (1983). Beyond filmmaking, he founded Whistling Woods International, a prominent film and media institute based in Mumbai, in 2006.
