Penthouse shoots for Sydney coastal suburbs record
Meet Pearl Bondi the $150m project just approved for Bondi's peninsula cliffside with north-east aspect, elevation and comprising a clutch of seven luxury homes aimed at established eastern suburbs families and downsizers.
And Pearl's creator, top Sydney builder developer Central Element is set to rewrite Bondi's property history with the highly anticipated release of the Pearl Penthouse – the pinnacle of the project.
Set to become the coastal suburbs most exclusive and high-end residence to date, with an asking price of $30m, the ultra-luxurious apartment is expected to smash the suburb record.
The previous record was $24m in 2022, for Multiplex heir Andrew Roberts' 190sqm apartment in Notts Ave, Bondi Beach. The price equated to $126,000 per sqm.

The 328sqm penthouse offers four bedrooms, 3.5 bathrooms and a 17m east-facing frontage with uninterrupted ocean views.
Central Element managing director Nathan Chivas expects Pearl to be popular.
'At its heart is the Pearl Penthouse, the most luxurious and prestigious offering the suburb has ever seen,' Mr Chivas said.
'Every element – from the 17‑metre frontage to the timeless interiors – has been crafted to create a sanctuary that connects deeply with Bondi's coastal energy.
'It's a hidden treasure revealed only to a privileged few and we expect demand for the Pearl Penthouse to reflect the rarity of what's on offer.'
Central Element has gathered talented architects, landscapers and interior designers to create Pearl Bondi, which consists of two houses fronting Sandridge St and five apartments cascading towards the coastline with access to Wilga St.
Three apartments are whole-floor residences with expansive terraces while the two ground floor apartments will each have a private pool.
The Torrens-title houses will also have their own private plunge pools, outdoor entertaining space and wide ocean views.
One has, facing north has a traditional layout with bedrooms upstairs while the southern house has the upper level dedicated to living and dining with two balconies capturing the view.
The ultra-luxury project has been designed by award-winning architects MHNDU and the homes will share almost 500sqm of landscaped communal space as well as having their own external areas – up to 86sqm.
The site is more than 2000sqm in a tightly-held pocket between Bondi and Tamarama with direct access to the coastal walk.
Madeleine Blanchfield, of Madeleine Blanchfield Architects, has been engaged to design the interiors of the seven homes. She is well-known and highly sought after in the Eastern suburbs.
'Our design approach for Pearl will be centred on quiet luxury and refined simplicity – using natural materials, light and texture to create homes that feel timeless, grounded and intimately connected to their coastal surrounds,' she said.
Materials such as travertine, American oak, Patagonia Pink quartzite and brushed stainless steel are all on the Pearl palette.
Kitchens have stone island benches and Sub-Zero and Wolf appliances are included.
Construction on Pearl Bondi will begin in the spring of this year and completion is planned for late 2027.
Central Element has already broken suburb records in Sydney's east. Last year in Coogee it made a $20m off-market sale for a three-bedroom penthouse at Ballamac House.

Wynen is preparing to unleash new addition Sunshine Law for the first time in the Congratulations James McDonald Benchmark 78 Handicap (1400m). Sunshine Law was formerly trained by Annabel and Rob Archibald for whom she showed promise, winning her last two starts for the stable at Canberra and Hawkesbury. 'She has to take that to the races what she is doing at home but she is doing everything right and just does it with ease to be honest. 'She trialled really well in Sydney but has to take it to the races.' Sunshine Law came to Rosehill Gardens for her only trial this preparation where she attacked the line to finish third in a 1030m heat. Early scratchings will see Sunshine Law, rated a $23 chance, only take on a small field in her stable debut which Wynen concedes will be short of her best and her toughest assignment yet. 'She is going to be that class of course. 'We can see has already won over 1800m and she will definitely step up in trip but it is no use starting her over anything less than 1400m. 'She trialled well over 1000m and Ash Morgan, who rode on in that trial, the only reason he got off was that he was already booked to ride (Super Norwest) with his connection with Kurrinda Bloodstock but he couldn't have had higher raps on the horse.' Based out of Wyong, Wynen's training career is still in its early years and she is hoping to get her first metropolitan Saturday winner on the board this weekend. Wynen could have already got on the board at Rosehill with returning mare Monkhana ($21) poised to line-up in the Midway Benchmark 72 Handicap (1400m). Monkhana started her career in New Zealand before arriving in Australia late last year and showed improved performances in her second preparation at her new home with two wins in six starts last preparation. • NSW racing in the hands of the weather gods The daughter of Mongolian Khan was a winner over 1400m at Hawkesbury first-up last preparation and Wynen expects she will relish the conditions. 'She will go around and she likes the wet track as well,' Wynen said. 'She is drawn good enough to head there. 'I thought she trialled well in the same trial at Rosehill and deserves a crack at town now after her few wins at the provincials last prep. She has only had 13 starts now for a few wins. 'She has come back bigger and better this prep.' Apprentice Anna Roper will pilot both of Wynen's contenders on Saturday. Jim Chalmers lauds inflation data, says tariffs hurting US
Treasurer Jim Chalmers has taken a fresh shot at the Trump administration's tariffs, boasting Australia's lower interest rates show hiking import taxes is 'bad for the American economy'. A chipper Mr Chalmers fronted morning shows on Thursday to spruik the latest inflation data. The figures, released on Wednesday, showed the annual inflation rate fell to 2.1 per cent for the June quarter – the lowest rate since 2021. The result has all-but guaranteed the Reserve Bank will cut interest rates next month. In his morning appearances, Mr Chalmers was eager to highlight that the progress on inflation came despite 'uncertainty' gripping the global economy. Much of that uncertainty stems from Donald Trump's tariffs, which the US President is threatening to continue hiking. Asked by the ABC if he was expecting Australia to be hit with a higher baseline rate, Mr Chalmers said the Albanese government had not 'heard differently from the 10 per cent baseline that's been levied on Australia'. 'Obviously, we continue to engage with the Americans on this,' he told the national broadcaster. 'It's one of the main issues playing out in the global economy. 'It's a major source of uncertainty in the economy, whether it's what's been said overnight about India, whether it's the back and forth between the US and China or the tariffs levied directly on Australia.' Pressed on whether he expected that rate to move, he was hesitant to make a call. 'These tariff announcements are a moving feast, but our understanding, our expectation is we get the baseline,' Mr Chalmers said. 'We think that the best outcome is zero because these tariffs are an act of economic selfâ€'harm. 'We see inflation is going up in the US. 'Earlier in the year they had slowing growth, interest rates on hold again in the US overnight, they've got higher interest rates than we do in Australia.' Mr Chalmers went on to say the 'tariffs are bad for the American economy, certainly bad for the global economy'. 'We're better placed and better prepared than most countries to deal with that, but we won't be immune,' Mr Chalmers said. 'We'll continue to engage with the Americans on it.'
