Q I am a retired bank officer aged 70. I have a health insurance policy with a coverage of ₹4 lakh under a special scheme of IBA (Indian Bankers Association). The maximum coverage for family is ₹4 lakh under the scheme. Top-up to a maximum of ₹5 lakh is available. I want to have a coverage of minimum ₹20 lakh for me and my wife. Kindly advise.
M. Gopinathan
A The policy, which you have currently, might be a group health insurance policy designed for retired bank staff. The policy might not be customisable or might be subject to negotiations between IBA and unions. Against this backdrop, it is advisable to take a separate individual health policy, in addition to your bank policy, with a basic coverage (Sum Insured) of ₹5 lakh. If you cannot afford this additional individual base policy, you can go with your bank policy itself. But, having a individual health policy has more benefits.
For a coverage of up to ₹20 lakh, you can buy a super-top up health insurance policy, with a deductible of ₹5 lakh, if you purchase an individual base policy for this amount. If you prefer to use only the bank policy, then your deductible amount for the super top-up policy must be ₹4 lakh only.
There are two top-up policies available in the market viz. top-up and super top-up.
Both are completely different. For a complete understanding about the difference between the two policies, you can refer to the Moneywise article titled 'Top-up vs. super top-up' dated March 17, 2025. The premium cost for the super-top up health insurance policy is costly when compared with the top-up policy. Still, for your age, it is advisable to buy the super top-up policy to avail maximum benefits. Most health insurance companies offer both the policies, but you need to be careful to check whether you are really buying the super top-up policy. You can also buy an individual health insurance base policy with the Sum Insured of ₹20 lakh but that is highly expensive, and we would not suggest it.
Q I am 73 years old. I want to sell my 4-cent land purchased in 2007. What will be my tax liability under the Income Tax Act.
Sivanandan
A In the Union Budget 2024-2025, presented on July 23, 2024, Union Finance Minister Nirmala Sitharaman said long-term capital gains on all financial- and non-financial assets will attract a tax rate of 12.5%. However, in her Budget speech, she did not explicitly mention that the reduced 12.5% (from the earlier 20%) tax rate on LTCGs is without the indexation benefit.
Later, on August 7, 2024, the Finance Bill 2024 was passed in the Lok Sabha with an amendment that gave a relaxation to the new capital gains tax on real estate. The amendment was introduced after widespread criticism from various corners, including Opposition parties and tax professionals. As per the amendment, individuals or Hindu Undivided Families (HUFs) who purchased houses or other immovable property before July 23, 2024, have two options regarding the treatment of long-term capital gains and they can choose any one option that is suitable for them. First option is they can choose to pay straight 12.5% tax on the capital gains without claiming the indexation benefit. Or the second option is that they can choose to pay 20% tax on capital gains, after claiming the indexation benefit.
Further, according to the Income Tax Act and as per the Union Budget 2024-25, if you have owned an immovable property (land) for more than two years (24 months), then it is considered a long-term asset. In your case, you have purchased the land in 2007 and therefore, if you earn capital gains by selling the land, it will be considered Long Term Capital Gain (LTCG).
Since you have purchased before the July 23, 2024 window, you can choose any one of the tax rates – 12.5% on capital gains without indexation or 20% on capital gains with indexation benefit. The choice is yours.

States advance PM Ekta Mall projects to promote ODOP & GI products; UP, MP, Assam, Tamil Nadu, Bihar among top funded

New Delhi: As many as 27 states—all except West Bengal—have received central approval to set up PM Ekta Malls for showcasing and selling indigenous products under the 'One District, One Product' (ODOP) initiative. The Union government cleared projects worth nearly ₹ 4,796 crore in fiscal year 2023-24 under the scheme, official data shows. The PM Ekta Mall scheme, announced in the Union Budget 2023-24, aims to provide dedicated retail space for each state and Union Territory to promote ODOP items, Geographical Indication (GI)-tagged goods and local handicrafts. The scheme is being implemented under Part-VI of the Special Assistance to States for Capital Investment (SASCI) framework by the ministry of finance. Union minister of state for commerce and industry Jitin Prasada informed the Lok Sabha in a written reply that, upon the recommendation of the Department for Promotion of Industry and Internal Trade (DPIIT), the Department of Expenditure has approved Detailed Project Reports (DPRs) of 27 states for the construction of PM Ekta Malls. As per the information provided by the minister to Lok Sabha on Tuesday, the highest allocation has gone to Uttar Pradesh, which has been permitted to set up three Ekta Malls—one each in Agra, Lucknow, and Varanasi—receiving ₹ 370.25 crore, given the state's size and diversity of local crafts. Madhya Pradesh follows with an allocation of ₹ 284 crore for a mall in Ujjain, while Assam has been sanctioned ₹ 226 crore for the project in Guwahati. Tamil Nadu and Bihar have also received substantial support, with ₹ 223 crore and ₹ 212.69 crore respectively, to build Ekta Malls in Chennai and Patna. Other prominent states include Gujarat and Telangana, each sanctioned ₹ 202 crore, and Maharashtra, which has received ₹ 195.14 crore for the Navi Mumbai mall. Under the SASCI guidelines, states had to submit detailed project reports, with allocations made on a first-come, first-served basis. The government had earmarked a total of ₹ 5,000 crore for the scheme. States are required to provide land for the malls free of cost or bear the cost of acquisition. 'The initiative is designed to create retail-level visibility for India's traditional and regional products, offering artisans and producers a permanent marketing platform in prime urban locations,' said Prasada in a written reply to the Lok Sabha. 'All states are encouraged to establish PM Ekta Mall (Unity Mall), announced in the Union Budget 2023-24, for the promotion and sale of ODOP, GI products, and other handicrafts from across the country,' the minister said. The malls are to be preferably located in state capitals, or in financial or tourism hubs in cases where that offers better visibility. While 27 states have received approvals and funding, states/UTs that are yet to commence work or secure central clearance for their Ekta Mall projects include West Bengal, Delhi, Jammu & Kashmir, Chandigarh, Ladakh, Andaman and Nicobar Islands, Lakshadweep, and Puducherry. The initiative is expected to boost the sale of ODOP and GI products and provide greater market access to artisans, weavers, and small producers, aligning with the broader goal of promoting local entrepreneurship and self-reliance.

Wife pays no income tax after selling two houses gifted by husband

Do you have doubts regarding family property transfers and long-term capital gain (LTCG) taxation? This case might serve as an eye-opener. A Mumbai-based woman has successfully won a legal battle at the Income Tax Appellate Tribunal (ITAT), which ruled she was not liable to pay income tax after selling two flats worth Rs 6 crore that were gifted to her by her husband, reported The Economic case has drawn wide attention for its implications on capital gains tax in cases of spousal property SOLD, REINVESTED IN HUSBAND'S FLAT The woman sold two residential properties in 2020, which were originally bought by her husband in 2002 for Rs 34 lakh and Rs 17 lakh. The total sale value reached Rs 6 crore. She then reinvested the capital gains into another residential property, a Lodha apartment in Mumbai that was registered in her husband's Income Tax Department raised objections, arguing that the transaction appeared to be a roundabout way to avoid questioned whether the reinvestment in her husband's house qualified for the capital gains exemption under Section 54 of the Income Tax Act. However, ITAT Mumbai ruled in her tribunal confirmed that the transfer of property from husband to wife was legally valid and properly documented. The reinvestment of the capital gains into a residential property met the conditions for claiming the exemption, even though the transaction was between close family PRECEDENT CLARIFIED BY TRIBUNALThe ITAT decision reaffirms that capital gains exemptions under Section 54 are available even when the sold property is received as a gift, provided the taxpayer adheres to the rules regarding reinvestment and to the tribunal's findings, the woman had declared long-term capital gains of Rs 4.08 crore after applying inflation used the entire amount to purchase a share in the new flat, meeting the reinvestment conditions under Section 54. The tribunal stated that the transaction, though between spouses, was genuine and lawful, making her fully eligible for the experts believe this judgment will help clarify confusion for taxpayers involved in family property transfers. As reported by The Economic Times, the tribunal emphasised that there was no evidence of tax evasion or misuse, and the woman had lawfully followed the provisions of the Income Tax case sets a significant precedent, highlighting that tax exemptions cannot be denied simply due to the familial nature of a transaction, as long as legal formalities are properly followed.- Ends

UltraTech lines up ₹10,000 crore capex for FY26 to bolster capacity

NEW DELHI: Cement maker UltraTech, which expects around 7 per cent growth in FY26, has allocated up to Rs 10,000 crore as capex to bolster its capacity as well as energy and efficiency initiatives, according to the company's latest annual report. The Aditya Birla group firm recently acquired South-based India Cements and the cement business of Kesoram Industries , and added 26.3 MTPA of grey cement capacity to its portfolio. It has planned an organic capacity addition of 28.8 MTPA by FY27. UltraTech, which crossed the Rs 75,000 crore revenue mark in FY25 and is now very close to 200 MTPA (million tonnes per annum) capacity, anticipate a reduction in "net debt to EBITDA ratio", helped by a higher volume growth and improving margins. "Although our net debt to EBITDA (pre-tax profit) ratio rose to 1.33x in March 2025, we anticipate higher volume growth and an improving EBITDA profile to reduce this rapidly," its Managing Director K C Jhanwar said while addressing the shareholders. Like other cement makers, UltraTech also faced a lowered sales realisation amidst tepid demand conditions last year, which marginally declined its EBITDA (earnings before interest, taxes, depreciation and amortisation) compared with FY24. The cement demand has reached approximately 435 million tonnes in India, and with tailwinds such as continued government focus on infrastructure development, affordable housing, and urbanisation is expected to bolster the demand further, the company said. Moreover, the government in its Union Budget allocated Rs 11.21 lakh crore for the infrastructure sector, providing further tailwind to demand for cement. "While cement demand moderated to 4-5 per cent in FY 2024-25 owing to a temporary slowdown in government infrastructure spending and a prolonged monsoon, it is likely to rebound to 6-7 per cent in FY 2025-26," Jhanwar added. He further said UltraTech added 42.6 MTPA of consolidated grey cement capacity through organic and inorganic growth in FY25, taking total capacity to 188.8 MTPA. As of June 30, 2025, the company's consolidated capacity has reached 192.26 MTPA and is accelerating its journey towards the 200 MTPA capacity milestone, he added. On scaling up the capacity, Jhanwar said, besides acquisitions of India Cements and Kesoram Industries, the company has added 16.3 MTPA through organic expansions, which accounted for 55 per cent of India's total cement sector expansion in FY25, reinforcing its industry-leading position. On India Cements and Kesoram, he said the two entities have significantly strengthened our footprint in the attractive South India market. "We are unlocking further value through energy and efficiency initiatives. For instance, at the erstwhile Kesoram units, we are expanding green energy capacity by 107 MW to enhance operational efficiencies," he said. For India Cement, which achieved EBITDA break-even in the March 2025 quarter after efficiency improvements, UltraTech said "a capex plan is being made for investments over the next two years for improvement in all areas of operations to bring these assets at par with UltraTech standards". UltraTech is facing competition from Adani group firm Ambuja Cements, which is also adding capacity through acquisitions and pacing up organic capacity addition at existing units. It has crossed 100 MTPA capacity in FY25 in a record time, mainly through acquisitions, and now aims to reach 118 MTPA by FY2026 and 140 MTPA by FY2028. Adani Group, which jumped into the Cement sector in September 2022 after acquiring controlling stakes in Ambuja Cement from Swiss firm Holcim for cash proceeds of USD 6.4 billion (about Rs 51,000 crore), owns ACC Ltd. Later, it acquired small companies such as Hyderabad-based Penna Cement, Saurastra-based Sanghi Industries and Orient Cement from the CK Birla group.
