Almal Real Estate Development celebrates a defining moment in luxury hospitality with the official inauguration of The Unexpected Ibiza Hotel, the first destination under the bold new Unexpected Hotels & Residences brand. The launch signals the beginning of a global expansion journey—led in the Middle East by Almal's flagship development: The Unexpected Al Marjan Island Hotel & Residences, set to open in 2027 on Al Marjan Island, Ras Al Khaimah.
Pioneering the Brand in the Middle East
The Unexpected Al Marjan Island Hotel & Residencies will feature 422 exclusive hotel and residential units, all offering high energy experiences, unexpected entertainment, vibrant day-to-night life. Located just steps from the Wynn resort, guests will enjoy panoramic views of both the Wynn resort and the serene sea.

Led by Almal Real Estate Development, the flagship project will be completed in collaboration with Palladium Hotel Group at Q1 2027. The Spanish group will manage The Unexpected Al Marjan Island Hotel & Residences, a unique luxury brand anchored in three core pillars: avant-garde design, first-class gastronomy, and unique entertainment experiences, – all seamlessly connected through the language of music. To realize this vision, Almal has also appointed the renowned Design & Architecture Bureau (DAR) as the lead design consultant for its revolutionary development on Al Marjan Island. The project not only redefines coastal luxury but also reflects Almal Real Estate Development's growing influence in the region and its vision to deliver globally inspired destinations that resonate with today's discerning traveller. The project has already set a new benchmark on Al Marjan Island, with units sold at an impressive AED 6,300 per sqft — the highest on the island to date.
From Ibiza to the Emirates: A New Era of Disruptive Luxury
The Unexpected Ibiza Hotel was born as an innovative proposal of experiential luxury in the heart of Playa d'en Bossa, an essential destination for those looking for high-quality entertainment with an attitude. After a comprehensive renovation, The Ushuaïa Tower has reinvented itself to make way for this new concept, inspired by the iconic and neighbouring Ushuaïa Ibiza Beach Hotel, which will continue to combine the best DJs in the world with exceptional accommodation.
The Unexpected Ibiza Hotel recently debuted Gordon Ramsay Restaurants' first Hell's Kitchen in Europe, completing its delicious gastronomic offer with 6 bars and restaurants. The Body Hub, an innovative, fully personalized wellness gym, further reinforces its commitment to bespoke guest experiences.
For Almal Real Estate Development, the Ibiza launch is more than a brand reveal—it's a strategic milestone that reinforces the company's role as the exclusive developer bringing The Unexpected Hotels vision in partnership with Palladium Hotel Group to the GCC. As Ras Al Khaimah continues its rise as a global lifestyle and tourism destination, Almal is leading from the front, shaping what will become one of the region's most original coastal hospitality experiences. The inauguration of The Unexpected Ibiza Hotel marks the debut of Palladium Hotel Group's brand, The Unexpected Hotels. Evolving from the iconic Ushuaïa Ibiza Beach Hotel, this bold new concept redefines luxury through a disruptive and boundary-pushing lens.

Integrated resorts set to transform tourism experiences across the Middle East and beyond

Experts have stressed the importance of creating immersive experiences that go beyond gaming and reflect local culture, art and storytelling Personalisation, regulation and responsible gaming will be key to long-term success Dubai, United Arab Emirates: The growth of integrated resorts in the Middle East and Asia Pacific (APAC) is redefining the hospitality industry by blending luxury, entertainment, and culture into immersive destination experiences, as reported by experts at Arabian Travel Market. The highly anticipated opening of Wynn Al Marjan Island in Ras Al Khaimah in 2027 marks a significant milestone for the region, reflecting a broader shift towards diversified tourism offerings. Similarly, the upcoming opening of a casino at Cinnamon Life's City of Dreams development in Sri Lanka signals a shift toward regulated gaming as part of a holistic resort offering. Experts predict that annual gross gaming revenues (GGR) in the UAE could reach between US$3 billion and US$5 billion, driven by the introduction of integrated resort developments. The upcoming launch in Ras Al Khaimah is expected to significantly boost tourism, with the emirate aiming to attract 3.5 million overnight tourists by 2030, generating thousands of employment opportunities. At ATM 2025, panellists from across the hospitality, research and technology sectors, including Judith Cartwright, Founding & Managing Director, Black Coral Consulting; Darren Bishop, SVP, Market Research and Strategy Consultant, Heart+Mind Strategies; and Edward Batrouni, Founder and Executive Director, Zenitech discussed how these resorts are shifting perceptions and driving demand from key source markets, including India, China, the GCC and Europe. Sanjiv Hulugalle, CEO, Cinnamon Life Hotel & Mall at City of Dreams, Sri Lanka, also part of the expert panel, commented: ' A sense of place is critical to making a successful integrated project and not making the casino the centre. You've got to really tap into the surrounding destination and not just centre yourself in the place you are. It makes the fabric, the texture, and the soulfulness far more impactful than just saying: I've got a casino. It's far beyond the positioning.' Panellists agreed that while gaming offers a new and exciting dimension, it is a combination of art, music, food, wellness, and local storytelling that truly defines the guest experience. Industry leaders attending the event emphasised that gaming is just one element in a much broader tapestry of cultural, culinary, and entertainment experiences that are key to the success of integrated developments. Danielle Curtis, Exhibition Director ME, Arabian Travel Market, said: 'The conversations at ATM this year highlighted a vital shift in how integrated resorts are being developed across the region. It's not just about gaming but about crafting a sense of place, telling compelling stories, and building meaningful cultural connections. Destinations in the MENA region and beyond are demonstrating how these developments can become national assets, unlocking new revenue streams and creating immersive experiences for multi-generational travellers.' Speakers noted that in markets such as Sri Lanka, where gaming is being introduced under new regulatory frameworks, local community support and government collaboration have been key to the success of the City of Dreams development to date. In the UAE, the General Commercial Gaming Regulatory Authority (GCGRA) was established in 2023 to regulate commercial gaming and oversee all individuals and businesses in the industry, ensuring sustainable growth and efficient regulation. The country's pioneering steps into the integrated resort space are helping to establish it as a regional hub for tourism innovation, with advanced technology, personalised service, and responsible gaming protocols playing a critical role. Research insights shared during the session revealed that while gaming ranks lower in priority among potential visitors, its value as an adrenaline-driven activity for affluent, older audiences makes it a significant contributor to revenue. Moreover, gaming's association with luxury tends to increase visitor spend, with a 30% uplift observed in similar resort models globally. With feeder markets like India, Saudi Arabia, and UAE-based expatriates showing strong interest, and European travellers seeking luxury and bespoke experiences, integrated resorts are poised to reshape regional tourism landscapes. MERED Reveals 2025 Buyer Insights on Dubai's Evolving Premium Property Market

MERED, the award-winning international real estate developer, has released new buyer insights from ICONIC Residences Design by Pininfarina, revealing changing expectations among Dubai's premium real estate purchasers. Compiled from direct buyer engagements in H1 2025, the analysis provides a snapshot of how high-net-worth individuals (HWNI) are navigating the city's residential market. Key Buyer Priorities The report shows that 65% of buyers emphasized privacy and exclusivity, while 60% identified architectural quality as a key factor influencing their decisions. Location and connectivity were important to 55% of respondents, with 50% focused on long-term investment value. Lifestyle-driven amenities and services ranked as a priority for 45% of buyers. In every case, investors sought insights into capital appreciation potential, underscoring that financial performance remains a core consideration. Preferred Property Types and Ownership Intent Demand is strongest for one- and two-bedroom layouts, which offer greater flexibility and are well suited to both personal use and short-term rental strategies. Ownership intent is also becoming increasingly diverse, with one dataset showing 45% of buyers purchasing for self-use, 30% for investment, and 25% opting for a hybrid model. This reflects a rising demand for adaptable property formats that can accommodate diverse buyer needs and lifestyles. Changing Buyer Demographics Buyers aged between 40 and 50 still make up the majority of the market from diverse professional backgrounds, including finance, private equity, trading, legal, and healthcare. However, a growing number of younger buyers are entering the market from emerging wealth sectors like technology, digital finance, and crypto industries. This cohort brings different expectations, favoring branded residences, functional layouts, and properties that support mobility and income generation. Amenities and Lifestyle Features in Demand More than 85% of buyers asked about amenities during their first conversations, showing strong interest in private outdoor terraces and a mix of wellness and lifestyle features. These include natural green spaces, an ice-spa, padel courts, yoga studios, indoor cinemas, and dedicated kids' play areas. Although environmental sustainability is not yet a leading motivator, there is a huge appreciation for features that enhance quality of life, such as medical-grade air filtration and ultra-purified water systems, both available at ICONIC Residences Design by Pininfarina. Unique Selling Points of ICONIC Residences Experienced investors who have purchased properties across Dubai were surprised to find a rare offering in ICONIC Residences. It is the only development featuring fully wooden-floor apartments and heated bathrooms, creating a carefully designed microclimate that adds an extra layer of comfort to the living experience. Speaking on the evolving profile of Dubai's premium buyer, Michael Belton, the CEO of MERED commented: 'Today's generation of investors is sophisticated and discerning, expecting timeless architecture, wellness integration, and a genuine sense of community. At MERED, we see this as an opportunity to set a new benchmark with projects that speak to ambition, identity, and the way people want to live and invest in their future.' Purchase Decision Drivers The analysis highlighted four key motivations that consistently influence final purchase decisions. Around 40% of buyers are most drawn to the architectural quality and design pedigree of the project. Another 30% cite long-term investment value and returns as their primary driver. A further 20% are motivated by lifestyle and the surrounding sense of community, while 10% are focused on the developer's track record. As Dubai continues to evolve as a global capital for investment and architecture, MERED's latest findings confirm a more sophisticated premium buyer who sees property as an extension of lifestyle and legacy. Projects like ICONIC Residences are answering that demand by offering a project that sits at the intersection of performance, personality, and prestige.
