Cityview opens NYC office, eyes East Coast expansion

Cityview, a real estate investor based in Los Angeles, has opened an office in New York City, beginning its expansion on the East Coast.
The office, located at 300 Park Ave., marks Cityview's move beyond its existing Western and Southwestern markets in the U.S. Founded in 2003, the company is the most active multifamily developer in Los Angeles County, according to the Los Angeles Business Journal, and the fourth most active developer across all property types there.

The firm said it has invested nearly $6.5 billion in more than 150 projects to date.

But as of now, Cityview does not plan to develop properties in New York City's five boroughs, according to Christoph Donner, Cityview's principal and global head of capital development and strategy, who will lead East Coast operations for the company.
'New York is really only our office,' Donner told the New York Business Journal. 'As we are expanding, and expanding our capital resources, New York is a good place to cover the East Coast.'
Though not developing in New York City, Donner explained how the new office will be a gateway to East Coast capital and new markets, such as Boston and Atlanta.
New York is where the capital is
Donner has extensive career experience in New York City, where he has lived for the past 20 years.
Before joining Cityview in January, Donner was CEO of America PIMCO Prime Real Estate LLC (formerly Allianz Real Estate of America LLC). Based out of the Big Apple, Donner tripled U.S. real estate assets, expanded operations and grew the firm's New York platform during his 10 years at the company.
'I know these markets well,' Donner told the New York Business Journal.
However, New York City is not 'currently on Cityview's list' since 'it's a very competitive, very local market,' he said. In the city 'the sheer deal sizes are very large, and I think we have better opportunities in these other markets.'
There are still benefits to being based out of the city. New York is where the majority of the capital for real estate in the country is, said Donner, making it the perfect location to begin expanding Cityview's East Coast operations.
'A lot of national and international real estate players are based in New York,' said Donner.
In the future, Cityview 'will probably have other locations within the East Coast market,' he added, and there will be physical representatives in those cities.
Expanding into other East Coast markets
To identify top East Coast markets to develop in, Cityview partnered with RCLCO Real Estate Consulting to conduct a data-driven analysis of 40 of the largest U.S. metropolitan statistical areas, according to Donner.
The research sought to identify where Cityview could best grow its multifamily investments. Using more than 50 variables based on 'historical performance, current fundamentals and forward-looking economic forecasts,' the study identified key areas for Cityview's future, according to a statement.
Those cities include Boston, Orlando, Florida and Atlanta as top investment regions, followed by Raleigh, North Carolina, and Charleston, South Carolina, in the near future.
Boston's high level of employment and access to educational opportunities create a stable foundation for demand with low volatility levels, the study found. Additionally, Orlando and Atlanta showed stable demand fundamentals and strong business environments.
'If you don't like to travel, you shouldn't be in real estate,' said Donner, emphasizing Cityview's focus on building relationships in target cities.
'I was in Atlanta yesterday; I was in Orlando two weeks ago; I was in Boston,' he said. 'These are local markets. You have to respect the local customs. You can do a good amount of work from the outside, but you have to understand your fundamentals.'
As Cityview expands, the types of properties it develops will remain consistent with its existing portfolio, he added.
'We're not targeting the high-end market,' he said. 'We're looking for properties that are at a price point where people with regular jobs can afford to live.'
Expanding to the East Coast means learning each city and its quirks.
'Every market has different nuances — some have a different tax regime. Insurance is a big topic for Florida, for example,' said Donner. 'Every market is different, every location is different, every building is different.'
Still, Cityview's mission of 'changing cities into communities, people into neighbors and houses into homes' is at the core of his work.
'We're creating an environment where people want to live and build the community,' said Donner. 'And we're part of the community.'

WASHINGTON (AP) — In a warning to Russia, President Donald Trump said Friday he's ordering the repositioning of two U.S. nuclear submarines 'based on the highly provocative statements' of the country's former president, Dmitry Medvedev, who has raised the prospect of war online. Trump posted on his social media site that, based on the 'highly provocative statements' from Medvedev, he had 'ordered two Nuclear Submarines to be positioned in the appropriate regions, just in case these foolish and inflammatory statements are more than just that.' The president added, 'Words are very important, and can often lead to unintended consequences, I hope this will not be one of those instances.' It wasn't clear what impact Trump's order would have on U.S. nuclear subs, which are routinely on patrol in the world's hotspots, but it comes at a delicate moment in the Trump administration's relations with Moscow. Trump has said that special envoy Steve Witkoff is heading to Russia to push Moscow to agree to a ceasefire in its war with Ukraine and has threatened new economic sanctions if progress is not made. He cut his 50-day deadline for action to 10 days, with that window set to expire next week. The post about the sub repositioning came after Trump, in the wee hours of Thursday morning, had posted that Medvedev was a 'failed former President of Russia' and warned him to 'watch his words.' Medvedev responded hours later by writing, 'Russia is right on everything and will continue to go its own way.' And that back-and-forth followed earlier this week, when Medvedev wrote, 'Trump's playing the ultimatum game with Russia: 50 days or 10' and added, 'He should remember 2 things: 1. Russia isn't Israel or even Iran. 2. Each new ultimatum is a threat and a step towards war. Not between Russia and Ukraine, but with his own country.' Asked as he was leaving the White House on Friday evening for a weekend at his estate in New Jersey, about where he was repositioning the subs, Trump didn't offer any specifics. 'We had to do that. We just have to be careful,' the president said. 'A threat was made, and we didn't think it was appropriate, so I have to be very careful.' Trump also said, 'I do that on the basis of safety for our people' and 'we're gonna protect our people' and later added of Medvedev, 'He was talking about nuclear.' 'When you talk about nuclear, we have to be prepared,' Trump said. 'And we're totally prepared.' Medvedev was Russia's president from 2008 to 2012, while Putin was barred from seeking a second consecutive term, but stepped aside to let him run again. Now deputy chairman of Russia's National Security Council, which Putin chairs, Medvedev has been known for his provocative and inflammatory statements since the start of the war in 2022. That's a U-turn from his presidency, when he was seen as liberal and progressive. Medvedev has frequently wielded nuclear threats and lobbed insults at Western leaders on social media. Some observers have argued that with his extravagant rhetoric, Medvedev is seeking to score political points with Putin and Russian military hawks. One such example before the latest spat with Trump came on July 15, after Trump announced plans to supply Ukraine with more weapons via its NATO allies and threatened additional tariffs against Moscow. Medvedev posted then, 'Trump issued a theatrical ultimatum to the Kremlin. The world shuddered, expecting the consequences. Belligerent Europe was disappointed. Russia didn't care.'

The most successful cafe in Vietnam is about to open its first location in Oregon. Trung Nguyên Legend Cafe opens for business on Saturday, August 2. This opening was first teased earlier this year. The new outpost on 8435 SE Powell Boulevard will be open 7 a.m. to 4 p.m. every day of the week. The business's big new space — the 1,800-square-foot former restaurant and billiard hall Pho Le II — sits in the western chunk of the Powellhurst-Gilbert neighborhood. Owner Brad Tran confirms he has secured a second lease for Beaverton. That space is set to open in November. He says opening a business in Portland is wildly difficult, with a laugh, and that this weekend is more of a test run to get staff at the SE Powell Boulevard location up to snuff. After that, there'll be a big party. He plans to extend hours to 9 p.m. when they start cooking a full menu. Trung Nguyên Legend Cafe The drinks are what's made Trung Nguyên Legend Cafe line-inducing. There are the Ottoman and Roman ice milk coffee sets, each a pretty display in singular serving vessels. The Thien Coffee is the most popular signature drink for the business, served in a small black pot. Though the cafe is beloved for its rendition of kopi luwak — a regional specialty coffee that traditionally uses beans digested by civet cats — Tran says everything the company sells is made in a factory now rather than with the animal. On the food side of things, it's all counter items available as grab and go for now. Think croissants and a few cakes. That full menu down the road will feature fusion Asian food, as Tran puts it. Such dishes include banh mi, pho, and rice platters. This type of cafe within the company's matrix is called the Legend 'Coffee World.' For Trung Nguyên Legend fans, that distinguishes this outpost as one of the nicer versions, like a Starbucks Reserve rather than one of the typical cafes. (Those more common cafes are called E-Coffee, which uses a lower grade of coffee bean.) This Portland location has indoor seating for about 60 customers with room outdoors for about 10 people. In the United States, there's just two other outposts, a majorly popular Los Angeles location that opened in 2023 and a brand new shop in Texas that opened in early June 2025. According to a press release from the company, the cafes are pushing further into the United States and China going forward. Trung Nguyên Legend Cafe Trung Nguyên's wide array of flavors that are worth trying, and the ornate presentations, is unusual for most American coffee fans, Tran says. It's new to the Western market, he adds, and nothing like the Starbucks most are familiar with. 'Vietnamese coffee's been getting a lot of traffic in Western culture,' he says. 'Especially this brand. The bean is number one rated in Vietnam.' Trung Nguyên Legend Cafe (8435 SE Powell Boulevard) opens Saturday, August 2, and will operate 7 a.m. to 4 p.m. every day of the week.
