Six parking spaces in a carpark have sold for a mammoth $3.65million, smashing a previous sale record.
The spaces were sold as a single lot underneath the 29-storey building known as The Quay on 2 Phillip Street, in Sydney 's CBD, last week.
Each parking space was valued at around $608,000 with five bidders ultimately vying for the 85sq metre block.
The most expensive single car space in the Harbour City had previously been set on Notts Avenue, in Bondi, when it sold for $304,7000 in January 2024.
The car park fronts onto Circular Quay ferry terminals and the thoroughfare toward the Opera House.
A budget of about $600,000 would purchase two-bedroom apartments in some of Australia's other capital cities, including Adelaide or Perth.
Colliers advertised the 'premium car spaces' as an 'irreplaceable opportunity'.
'Ideal for nearby office and residential owners, corporate institutions, or savvy investors, this offering presents a rare chance to acquire valuable parking in the tightly held Sydney CBD market,' the listing read.
Ninety-two prospective buyers inquired about the property, and 16 inspected the lot.
It is understood most interested parties were affluent locals to the nearby Bennelong, Opera Quays and One Circular Quay apartments.
Selling agent James Cowan said the bidding war surpassed his expectations.
'Being one of the most undersupplied and tightly held asset classes in the Sydney CBD, we knew competition was going to very high,' he told realcommercial.com.au.
The spaces were offered with vacant possession and were dubbed the 'holy grail' of city parking by an industry insider.

The deal could help the French luxury group cut its debt, which ballooned to more than 10 billion euros ($11.58 billion) in 2024, following a series of expensive acquisitions. Among them was the 18th century property in Via Montenapoleone, which the French group bought from Blackstone for 1.3 billion euros in April last year. Corriere said Kering was looking at selling a majority stake in the company through which it owns the building, based on a "similar valuation". It added that the buyer would be a vehicle linked to former Qatari Prime Minister and real estate billionaire Hamad bin Jassim bin Jaber Al-Thani. Kering declined to comment on the report. It was not immediately possible to contact Al-Thani for a comment. In April, when Corriere first reported about a possible Qatari-Kering deal for the Via Montenapoleone property, the Qatar Investment Authority denied it had any interest. Kering, which appointed former Renault CEO Luca de Meo to lead the group from September, is under pressure to trim debt and revive declining sales, particularly at its top brand Gucci. Carrying extra change to feed the parking meter used to be a common habit - but in the digital age, it's increasingly a thing of the some local authorities making a move towards cashless payment methods in their car parks, concerns around accessibility and digital exclusion have been raised. City of York Council recently introduced pay-by-phone only parking in areas across the city centre, to mitigate the cost of upgrading machines and to reduce Kate Ravilious, executive member for transport, said that the pay-by-phone system was secure, and didn't require users to have a smartphone in order to pay. The BBC went to speak to people and businesses in the city centre to find out how the changes to parking payment methods affected them. Disability activist Flick Williams was one of the 793 people who responded to last year's council consultation about on-street parking moving to cashless. She objected to the move to a pay-by-phone system on the basis that it wasn't inclusive to people who might struggle with technology for a variety of reasons."Digital exclusion is primarily associated with older people but also people with learning difficulties, with brain injuries, would also struggle with it," she said."They might not themselves be drivers, but they often have support workers who take them to appointments, and the deal can be that the client pays for parking -with cash that was easier. "Now support workers have to download an app and there's no proof of receipt."She added that a choice between payment methods would be fairer and more inclusive. 'Customers worry' John Cotton, owner of Bang Hair Salon on Bishopthorpe Road, said that his customers had to spend time downloading the app to pay, often making them late to appointments and "stressed out"."They really need to put in place something where you can tap a card – people don't want the app, they don't want all this extra data and personal information in another app," he said."With the rise in data crime these days, they need to be able to just tap a card, but they can't do that."Hairdresser Sophie at Studio 56 on Micklegate reported her clients often encountered similar issues, making their salon experience rushed and unenjoyable."The number or the app doesn't always work, meaning that customers are worried about getting a ticket," she up Micklegate, Lucius Books shop assistant Poppy said she often had to help people parking on the street. "We have quite a few people coming in confused about parking charges and how to pay. There's not clear information on the parking zones," she said."I do think quite a large proportion of our customers are from an older demographic, but we have customers of all kinds." In the Marygate car park, visitors Liz and Roy said they'd been concerned about payment methods while travelling in, stating that they would simply "not park" in an area that took phone-only payment options."By card, I don't mind but I couldn't do anything on the phone," Liz said."Having to pay by app was something we were panicking about as we drove in, thinking 'oh my goodness, if we've got to pay by phone, we're stuck'. "We certainly wouldn't be able to pay for it."Roy added that his concern would be finding out an enclosed car park required phone-only payment upon exit and struggling to pay, calling the idea "isolating".Ron Delnevo, chair of the Payment Choice Alliance (PCA), a campaign group lobbying against a move to cashless-only payment options, said that "people deserve a choice"."It's ludicrous that we're creating a two-tier society where people who want or need to use cash are being locked out of that society because we're only catering to people who have the means or the technical skills to use digital solutions."People are being horribly inconvenienced by having cashless imposed on them." The city council announced in February 2024 that it was moving to cashless on-street parking, in part to save the £60,000 per year spent on emptying payment parking made up 6% of parking income in York and more than 50 parking machines would have needed an upgrade at "significant cost" if cash payments remained, it said that following the public consultation, it was found that 90% of parking payments were made by card."We are aware that some still prefer to pay with cash. While most car parks will become cashless once the new payment machines are installed, Bootham Row car park and Castle car park will still accept cash," she under the revised Castle Gateway regeneration plans, due to be discussed by the council later this year, Castle car park could be set to close. If approved, the closure will not happen until at least 2026, and until that time cash payments will still be taken at the car park, according to the council."It's worth noting that even without a cash option, paying doesn't need to be complicated," Ravilious added."One swipe of a bank card is all that's required. And Pay By Phone is a secure system which importantly also allows payment by telephone or by sending a text message, as well as through its app, meaning a smartphone isn't required to pay."She said that available payment methods for council-run car parks were listed in its car parks directory. The Victorian government is set to enshrine the right to work from home in law, with sweeping reforms that will apply across both the public and private sectors. Premier Jacinta Allan will unveil the landmark policy at the annual state Labor conference, describing it as a progressive move to modernise the workforce and support families. 'Working from home works for families, and it's good for the economy,' she will say. 'Day after day, unions are being contacted by workers who have been denied reasonable requests to work from home. 'Across the country, Liberals are drawing up plans to abolish work-from-home and force workers back to the office, and back to the past. 'That's why the Allan Labor government is acting. Enshrining work from home in law means this life-changing practice isn't something you or your loved ones have to politely ask for. It's a right you'll be entitled to.' The proposed legislation would give workers a legal right to request remote work two days a week if they can 'reasonably' perform their duties from home. Employers would be required to give the requests proper consideration, with a formal consultation process set to begin soon as the legislation is introduced later this year. Ms Allan also pointed to the cost of living relief the policy would offer, estimating it could save workers around $110 per week, or more than $5,300 a year in commuting and related expenses. 'Work from home supports women with children, carers, and people with a disability to work,' she said. 'Thanks to work from home, workforce participation is 4.4 per cent higher than before the pandemic.' Opposition Leader Brad Battin has dismissed claims the Liberals opposed the laws, telling Daily Mail the party supports work-from-home flexibility. 'The Victorian Liberals and Nationals recognise that working from home has become a valuable option for many workers and families,' Mr Battin said. 'We support measures that help Victorians enjoy a better work-life balance and will review any legislation closely, to ensure it supports flexibility, productivity, and personal choice.' His comments contrast with those of former federal Opposition Leader Peter Dutton, who was forced to retreat from a policy limiting work-from-home rights for public servants after widespread backlash during the last election campaign. In addition to the proposed work-from-home reforms, Victorian Labor will also debate a raft of controversial policy ideas at the state conference on Saturday, including new taxes and major social reforms. More than 600 party delegates, including MPs, grassroots members and union representatives, will vote on a series of proposals that could shape the ALP's platform ahead of the 2026 state election. Among the most contentious items is a push to raise taxes on Victorian residents, despite the state already being the most heavily taxed in the country. Other proposals include introducing a super profits tax on land sales and legalising cannabis for recreational use. The outcomes of the weekend's debate will play a critical role in defining Premier Jacinta Allan's policy agenda over the next 18 months, with an election set for November next year.
