100 acres for EV manufacturing cluster near Noida International Airport

Yamuna Expressway Industrial Development Authority (YEIDA) has given in-principle approval to allot 100 acres of land in Sector 8 to the Electric Vehicles Manufacturers Welfare Trust for setting up a dedicated cluster for EV autorickshaw and two-wheeler production, along with component manufacturing. YEIDA CEO Arun Vir Singh said that land acquisition work is currently in progress. The Letter of Intent (LoI) for the allotment, which was issued on Thursday, is subject to the approval of the Invest UP Empowered Committee, state policy guidelines, and other applicable regulatory norms. The CEO added that the Trust has informed the Authority that over 150 units associated with it intend to set up manufacturing facilities . This initiative is expected to provide a major boost to the region's manufacturing sector. The Authority has already allotted land for various parks and clusters in the area, including the Medical Device Park, Toy Park, Apparel Park, Data Centre, IT Park, and the recently approved Electronics Manufacturing Cluster 2.0. YEIDA officials also said that a start-up manufacturing EV batteries for two-wheelers, including Royal Enfield, will be allotted 10,000 sqm in the 206-acre Electronics Manufacturing Cluster-2 (EMC-2) in Sector 10. Havells has already been allotted 50 acres here as the anchor company, and three other major firms have also secured plots. Neenjas Electric has been issued a Letter of Intent for manufacturing electric vehicle chargers, LED lighting panels, and related solar-based technologies in Sector 10. Founded in 2021, the start-up is based in Noida and operates manufacturing units in Greater Noida. Last week, Dixon Technologies secured 22.5 acres in EMC 2.0, becoming the third company to join the hub. Officials said Dixon received the LOI to set up a manufacturing unit for mobile phones, consumer electronics, telecom equipment, lighting products, and white goods. LOIs were also issued to two other companies – Ascent-K Circuit and Aurionpro ToshiAutomatic Systems – for setting up units under the central govt's scheme. The 206-acre cluster has seen strong interest from top industrial players, officials added. YEIDA officials confirmed that the land acquisition process in Sector 10 is also ongoing.

Payment delay may cost realty co 100-acre YEIDA township project

Noida: The Yamuna Expressway authority has given Greenbay Infrastructure a deadline of June 30 to deposit Rs 110 crore, an instalment that the developer has defaulted on, failing which it will cancel the allotment of 100 acres of land for a township in Sector 22D. The land was allotted to Greenbay in Feb 2011. The developer subleased a portion of this to Emerald Properties in Jan 2014 for a group housing project. It later launched Golf Village township, which comprises 691 plots, of which registries for 300 have been completed till now. Officials of the Yamuna Expressway Industrial Development Authority (YEIDA) said on Wednesday that this ultimatum was given because the developer defaulted on payment after being allowed to avail UP govt's rehabilitation package for stalled projects. You Can Also Check: Noida AQI | Weather in Noida | Bank Holidays in Noida | Public Holidays in Noida The policy, announced in 2023, allowed concessions to developers of stalled projects who agreed to pay 25% of recalculated dues upfront, and the remaining in instalments. For Greenbay, which was allotted the 100-acre land in 2011, dues were recalculated to Rs 441 crore. Of this, the developer paid Rs 110 crore as the 25% amount upfront by April 2024. The rest of its dues were supposed to be paid in batches between Jan 2025 and July 2026, according to the agreement as part of the rehabilitation package. But Greenbay sought an extension to pay the first instalment of Rs 110 crore – due for Jan 2025 – citing difficulties in securing full possession of land. A spokesperson for the developer told TOI on Wednesday that around 30% of the allotted land was still under cultivation by farmers and the developer was not able to access it. YEIDA CEO Arun Vir Singh said that based on this argument, a three-month extension was approved by the authority. Still, Greenbay did not pay the instalment by April 15 this year. On this day, it submitted another request to YEIDA, seeking permission to sublease a 4,330 square metre commercial plot within the planned township and revision of its payment schedule. "To fulfil these financial transactions, we need immediate permission to proceed with the sublease of the commercial plot. This authorisation is critical for us to take the necessary steps towards fulfilling our payment obligations. Should we fail to adhere to the agreed timeline for payment, we accept that the sublease may be cancelled without any objection on our part," Greenbay wrote in the April 15 communication. "We are ready to give an affidavit stating that all proceeds from the sublease would go directly to YEIDA from this sale," the developer's spokesperson said on Wednesday. YEIDA this month rejected the request, saying that the rehabilitation package allows subleases only in favour of homebuyers, and not for commercial plots. "If Greenbay Infrastructure fails to deposit Rs 110 crore by June 30, 2025, the allotment of the township project will stand cancelled," the CEO said. The developer said it was willing to complete the project and hand over possession to buyers. "But the Authority has not resolved our issues. We have requested a waiver of interest on land that we cannot access due to farmer stays, writs (pleas), or farming, but that too has not been considered," the spokesperson added.

Yeida issues Letter of Intent to Dixon Tech for phone manufacturing unit

The Yamuna Expressway Industrial Development Authority (Yeida) on Friday said it has issued a letter of intent (LoI) to Dixon Technologies to set up a manufacturing unit on 22.54 acres of land in the proposed Electronics Manufacturing Cluster (EMC) in Sector 10 near the Noida International Airport. Workers assemble electronic parts at a Dixon Technologies facility in Noida in May 2025. (REUTERS) 'Dixon will use the site to manufacture mobile phones, consumer electronics, telecom equipment, lighting products, and white goods. The company is the fourth major player to receive an LoI in this EMC, which is part of the central government's EMC 2.0 scheme. Before Dixon, two other companies have recently received LOIs to set up units in the cluster. Ascent-K Circuit, a subsidiary of Amber Enterprises India Ltd, will set up a facility on 16 acres to make high-end printed circuit boards (PCBs). Aurionpro ToshiAutomatic Systems has been given five acres for making smart transit systems and industrial automation products,' said Arun Vir Singh, chief executive officer of Yeida. Yeida said that the Sector 10 EMC already got in-principle approval from the Ministry of Electronics and Information Technology (MeitY) in April 2025 during its seventh project review committee meeting, with Havells India Ltd as the anchor unit across 50 acres. According to the LoI issued on June 20, Singh told Dixon that their proposal has been approved with the rider that the final allotment will depend on clearance from the Invest UP Empowered Committee and compliance with state policies and rules. 'Land acquisition is underway and more provisional LoIs are being issued. With Dixon's entry, we hope the Sector 10 EMC will become a major electronics manufacturing hub in north India, creating many job opportunities and attracting more investment,' said Singh. The Uttar Pradesh government and Yeida are also pushing forward with other major industrial developments in sectors near the airport. 'Amber Enterprises is set to receive 100 acres in Sector 8 for a separate electronics and home appliances unit. Together, Amber and Ascent-K Circuit are expected to invest about ₹ 4,000 crore in the region. These projects will fuel growth in this region, and create huge business opportunities,' said Singh.
