CP Group Announces Nearly 25,000 SF of New Leasing Activity at One and Two Ravinia in Atlanta, Ga.

Latest deals at Class A suburban office park span automotive, manufacturing, and software sectors ATLANTA, July 22, 2025--(BUSINESS WIRE)--CP Group, a vertically-integrated commercial real estate owner-operator and developer across the Sunbelt, today announced that it has executed nearly 25,000 square feet of leasing agreements at One and Two Ravinia – two 17-story office towers totaling 800,000 square feet in the Dunwoody neighborhood of Atlanta. Situated in one of metro Atlanta's most prestigious, well-known suburban office parks, One and Two Ravinia offers a prime Central Perimeter address directly adjacent to the Perimeter Mall and steps from a wide variety of dining and retail establishments. CP Group's investment in the buildings, including the redevelopment of its on-site amenity offerings and common areas, as well as the addition of flexible, move-in-ready spec suites, has led to a wave of leasing activity, bringing five new tenants to the property. Cosmo Cabinets, a kitchen and bath cabinet supplier for residential and commercial use, signed a lease for a nearly 7,500-square-foot spec suite, relocating from nearby Eatonton. Dan Granot of Savills represented the tenant. Associated Materials, a wholesale building materials company for exterior building products, signed a lease for an over 5,600-square-foot spec suite for its new Atlanta office. RJ Zurak of Newmark represented the tenant. Momentum Technologies, a clean-tech firm specializing in the recovery of critical minerals and metals from battery and magnet waste, signed a lease for a 4,300-square-foot spec suite in its relocation from Sandy Springs. Brian Elrod of NAI Elrod Group represented the tenant. Black Duck, a leader in application security solutions specializing in open-source risk management and software composition analysis, is relocating from Buckhead and has signed a lease for a nearly 3,800-square-foot spec suite. Daniel Duarte of Newmark represented the tenant. A global auto parts vendor signed a lease for a 3,700-square-foot spec suite as its Atlanta office. Glenn Kolker, Preston Menning, and Lauren Slappey of Stream Realty represent the landlord as the exclusive leasing agents for the buildings. "Today's business leaders are seeking a workplace experience that prioritizes both convenience and modern amenities — and Ravinia delivers on both," said Scott Barr, Senior Vice President at CP Group. "In an office market where flight-to-quality continues to drive leasing decisions, the newly built spec suites, sweeping views, and seamless accessibility have positioned Ravinia as a standout choice for companies looking to elevate their workplace experience and attract top talent." CP Group recently completed a multi-million-dollar capital improvements program across One and Two Ravinia. Enhancements spanning the two towers include lobby upgrades, renovation and expansion of the café and coffee bar, complete with outside seating, and the addition of a modern tenant lounge also with outdoor seating to provide comfortable spaces for employees to meet, host, and collaborate. CP Group also upgraded the onsite multi-room conference facility that seats up to 150 and introduced 85,000-square-feet of premium spec suites, ranging from 2,000 to 10,000 square feet, as part of its 'worCPlaces' flexible workspace offering. This program is designed to offer customized, move-in-ready suites that meet the needs of companies seeking adaptable yet scalable office environments for evolving teams. CP Group built seven spec suites on the 16th and 17th floors at the end of 2024, five of which have already been leased – with the remaining two currently in negotiations – all within just six months of delivery. In addition to these new renovations and upgrades, One and Two Ravinia also offer a 500-room Crowne Plaza Hotel, shuttle service to Perimeter Mall and MARTA station, a state-of-the-art fitness center, private electric vehicle charging stations, multiple outdoor workspaces, a putting green, and more. Eastin Hotel to rebrand as Petaling Jaya Marriott Hotel after RM100mil transformation

KUALA LUMPUR: The iconic Eastin Hotel Kuala Lumpur, located in Seksyen 16, Petaling Jaya, is set to be transformed into the five-star Petaling Jaya Marriott Hotel under a major refurbishment valued at about RM100 million. The conversion was formalised through a hotel management agreement signed on July 17, 2025, between Damansara Indah Sdn Bhd, a subsidiary of TSM Global Bhd, and Marriott International Inc — marking a pivotal milestone in the property's transformation journey. Originally developed and managed by the CP Group, a Malaysian family-owned developer led by Datuk Tan Chew Piau, Eastin Hotel Kuala Lumpur opened its doors in 1998. The property was initially conceived as an apartment block, but midway through planning, Tan recognised a growing demand for quality business-class accommodation in Petaling Jaya and pivoted the project to address that need. As the flagship property of the Eastin Hotel Group, its success led to the opening of a second hotel – Eastin Hotel Penang in Queensbay – in 2009, featuring 328 rooms. In mid-2025, the CP Group sold the Petaling Jaya property – reportedly for about RM200 million (or around RM515,000 per room) – to a private entity linked to former investment banker Datuk Lim Kheng Yew, founder of KYM Holdings Bhd. The hotel now falls under the portfolio of TSM Global, a company that owns and manages various commercial, real estate, and hospitality assets across the region. At the signing ceremony, TSM Global confirmed that the 393-room hotel remains operational while undergoing phased renovations. The first phase, expected to be complete by end-2025, will focus on a full transformation of the lobby and the redesign of selected guest rooms. The entire upgrade is slated for completion by December 2026. Once reopened as the Petaling Jaya Marriott Hotel, the property will offer an elevated hospitality experience, reflecting Marriott's signature Wonderful Hospitality and catering to both business travellers and leisure guests. Meanwhile, the sale of Eastin Hotel Kuala Lumpur for an estimated RM200 million has been described by industry observers as a well-timed and strategic exit by its former owner, the CP Group, as confidence returns to the hospitality sector in the post-pandemic landscape. Industry sources note that the deal – which translates to about RM515,000 per room key – represents a strong valuation for a property that is more than 25 years old. Despite its longstanding presence in the Klang Valley market, the hotel requires extensive refurbishment to meet today's five-star standards, with major investment needed to upgrade its infrastructure, rooms, and amenities. "Given the scale of capital expenditure required and the highly competitive nature of the Klang Valley hotel scene, this price point is very solid," said an insider familiar with the transaction. "The market is seeing renewed investor appetite for hospitality assets, and this sale leverages that momentum." He also noted that the transaction aligns with a broader trend of asset repositioning in Malaysia's hospitality industry, where owners of mature properties are capitalising on increased valuations driven by post-COVID recovery, stronger domestic tourism, and improved foreign arrivals. "We see this as a peak-value exit for CP Group. Seksyen 16 in Petaling Jaya has become an increasingly sought-after location, with rising land values, improved public transport connectivity, and proximity to key commercial hubs." He added that the introduction of the Marriott flag not only elevates the property's brand equity but also opens the door to improved average daily rates (ADR), international bookings, and greater long-term returns. "We believe that from CP Group's standpoint, it's the right time to monetise the asset, while for TSM Global, it's a long-term value play in a rebounding sector. It's a win-win."

Epic Teochew Opera Celebrates 50 Years of Ties

Bangkok, 9 July 2025 - An Epic Operatic Extravaganza gets underway on July 10, 2025, when the superlative artistry of Shantou Teochew opera takes centre stage in celebrations marking the 50th anniversary of bilateral relations being established between Thailand and China. The weeklong series of performances is being proudly presented by Charoen Pokphand Group (CP Group) in collaboration with the Embassy of the People's Republic of China in the Kingdom of Thailand, and public–private partners which include the Federation of Thai Industries (FTI), the Thai Chamber of Commerce and Board of Trade of Thailand (TCC&BoT), the Thai-Chinese Chamber of Commerce (ThaiCC), the Teochew Association of Thailand, the China Cultural Centre in Bangkok, Thai Beverage (ThaiBev), Bangkok Bank, ICONSIAM, Huawei, ZTE, Midea and Tencent. This landmark event runs from 10 to 16 July, at True Icon Hall (7th floor, ICONSIAM) and sees Guangdong Teochew Theatre's Number One Troupe – featuring some of the most revered exponents of Teochew opera – taking the stage in 16 unique performances. Each draws from the repertory's most famous and admired operas to showcase the distinctive charm and beauty of this remarkable artform. With the benefit of subtitles in both Thai and Chinese, audiences are treated to a captivating display of visual and musical entertainment, all the while being part of a momentous cultural interface. In times to come, shared memories of this exchange adds to the affinity shared by these neighbouring countries and become a source of inspiration for the next generation. Mr Suphachai Chearavanont, CEO of CP Group, said, "Our identities are shaped by memories and I am proud to have been brought up as both Thai and Chinese, two cultures enriched by deeply spiritual traditions. Chinese opera can serve as a shortcut for the next generation, revealing the extent to which both cultures are founded on shared values of love, gratitude and loyalty. More than just a form of entertainment, it is a manifestation of just how closely connected the people of both nations truly are." ThaiBev CEO, Mr Thapana Sirivadhanabhakdi, said, 'I have felt a deep affection for opera ever since I was a child. I would regularly follow my mother and grandmother to go and see Chinese opera. Although at the time I didn't fully understand the storylines, the atmosphere was filled with wonderful music, elaborate performances and delicious snacks, all of which come back to me as warm and joyful childhood memories. Even though I don't remember all of the details, Chinese opera taught me about life through stories that were infused with cultural values. "I would urge everybody with an attachment to Chinese culture, as well as any young people for whom this is all completely new, to come and experience Teochew opera and get a sense of its beautiful roots and the virtues it has passed down through the generations.' FTI Chairman, Mr Kriengkrai Thiennukul, fondly recalled the formative days of his love of Teochew opera: "When I was a child, I heard all about it from my father, but I was never able to experience the real thing until later in life. My message to fellow members of the Thai Chinese community is that you should take every opportunity to experience opera first-hand, seeing it with your own eyes. Even though some might struggle with the Teochew dialect, modern technology has made it easier than ever to fully understand the stories and better appreciate it as a form of cultural expression." Dr Poj Aramwattananont, TCC&BoT Chairman, stated, 'The programme is a reflection of the deep, longstanding friendship existing between Thailand and China. To witness Shantou's premier operatic troupe perform in Thailand on the occasion of the 50th anniversary of diplomatic relations between the two countries is a special opportunity not to be missed. I'd like to encourage members of the public to experience this important Chinese artform for themselves, helping to establish it as a cultural bridge between our countries". Historical records of Teochew opera (also known as Chaozhou, Chiuchow, or Eastern opera) being performed stretch back 600 years, earning it recognition from UNESCO as a practice of 'Intangible Cultural Heritage'. It is characterised by the precise choreography of its dancers, acrobats and clowns; the ornate elegance of its costumes and make-up; its use of didactive narrative to address emotional and ethical themes; and its melodious folk music. The latter pairs traditional instrumentation performed at the highest level with operatic lyricism expressed through the lilting beauty of the Teochew dialect. The Epic Operatic Extravaganza has been performed by Guangdong Teochew Theatre's Number One Troupe throughout the region, reaching Hong Kong, Macau, Taiwan, Malaysia and Singapore, and it has even been enjoyed as far afield as Europe. It has garnered numerous international prizes, including the Yao Xuan Qiao Award for Outstanding Artist and the Plum Blossom Award from the China Theatre Association. The 16 operas being performed across the programme's seven evenings have been carefully selected from the classical repertory to reflect themes especially suited to the occasion, focussing on the importance of virtue, integrity and moral rectitude: 10 JULY 'Farewell to Her Husband (Si Yi Jiu's Battle)': Set in the final years of the Song Dynasty, Tang Piah Nia is the wife of a military officer in Teochew, whom she urges to join the forces tasked with repelling the advances of the Yuan army. Despite this resulting in his death at the hands of the victorious Yuan, the widow continues to stand firm, also fighting to the death in defence of her homeland, demonstrating the ultimate act of patriotism and sacrifice. 11 JULY 'Empress Han Bung': Shortly after being reunited with him after 12 years apart, the Empress is faced with a terrible dilemma when her younger brother is tricked into murdering a government official and is sentenced to death. On being named Best Stage Play at the 35th Tian Han Awards in 2021, 'The Embroidered Tiger' became the first Teochew opera to be a recipient of China's highest honour for theatrical productions.
