Mohali: In a push towards urban expansion, the Punjab government is set to amend Banur Master Plan by converting large sections of agricultural land into residential zones. The change is proposed for several villages under the revenue estate of Banur and is currently open to public objections. The Directorate of Town and Country Planning, Punjab, has proposed the amendments in the 'Proposed Land Use Plan, Banur', which will reclassify agricultural areas as residential in villages including Naugiari, Giga Majra, Hulka, Kalauli, Menda Majra, Mote Majra, Nadiali, Manakpur Kallar, Kurara, Tangori, Jhansli, and Sekhan Majra. Sources in the directorate confirmed that the amendment will divide the township into four distinct residential zones and will be implemented in a phased manner. The move comes in response to numerous representations submitted by gram panchayats and villagers of the mentioned villages, who have requested the government to reclassify their land to facilitate residential development. The current Banur Master Plan was notified on May 25, 2010. COIMBATORE: The 'GIS-based Coimbatore Master Plan – 2041' aims to create a sustainable, resilient, and inclusive urban future for the city. It has been crafted by the Directorate of Town and Country Planning (DTCP) under the Tamil Nadu Town and Country Planning Act, 1971. The master plan covers a Local Planning Area (LPA) of 1,531.57 sq km, which includes the Coimbatore City Municipal Corporation (CCMC), four municipalities, 21 town panchayats, and 66 revenue villages, accounting for nearly 74% of the district's population. The focus is on the population, which is projected to rise from the 2011 figure of 24.57 lakh by 2041. Recognising Coimbatore's growing role as a hub for MSMEs, IT, education, healthcare, and manufacturing, the plan outlines development strategies that support economic expansion and environmental stewardship. Feedback from residents, civic bodies, industry representatives, and transport authorities was actively sought through stakeholder meetings, field surveys, GIS-based analysis, and a dedicated website. The plan also examines the shortcomings of past efforts, such as the 2001 Master Plan and the Kurichi New Town Development Plan. It notes that while residential development fell short of expectations, commercial and institutional growth surged, driven by a service-based economy. Industrial expansion followed its own path along emerging corridors like Avinashi Road, rather than sticking to zoned areas. Learning from these patterns, the 2041 plan proposes flexible zoning, better infrastructure coordination, and dynamic land-use strategies.

T.N. CM Stalin releases ‘Coimbatore Master Plan 2041'

Tamil Nadu Chief Minister M.K. Stalin on Friday (July 4, 2025) released the 'Coimbatore Master Plan 2041' — a Geographic Information System-based plan that has been prepared for the Coimbatore local planning area, spread over 1,531 sq. km — at the Secretariat in Chennai. The Coimbatore local planning area includes a municipal corporation, four municipalities, 21 town panchayats, and 66 revenue villages — all of them spread over 1,531 sq. km, an official release said. The document has been prepared by the Directorate of Town and Country Planning under the Housing and Urban Development Department, with inputs from over 40 departments and agencies. Deputy Chief Minister Udhayanidhi Stalin, Minister for Housing and Urban Development S. Muthusamy, Chief Secretary N. Muruganandam, and senior officials were also present on the occasion at the Secretariat in Chennai. MoU signed In another event, a memorandum of understanding (MoU) was signed to operate the Cuddalore harbour. The pact was signed between the Tamil Nadu Maritime Board and Mahathi Cuddalore Port and Maritime Private Limited, in the presence of the Chief Minister. Minister for Highways and Minor Ports E.V. Velu and senior officials were also present. 'Will help plan development' With the new master plan, 'the public can clearly know the land-use pattern for every survey number, areas available for building new industries, and reserve forest areas, among others. It will help plan development properly,' said Rajesh B. Lund, president of the Indian Chamber of Commerce and Industry, Coimbatore. An official said the G.O. on the master plan is expected soon, and the plan will be uploaded on the government website. Mr. Lund said the master plan was a long-awaited demand of Coimbatore, and that it shows the growth of the region. The government should keep the plan open-ended so it can incorporate the demands and suggestions of the public when necessary. S.R. Arvind Kumar, president of Confederation of Real Estate Developers Associations of India, Coimbatore, said the plan released in 1994 had 59% of area earmarked for agriculture purposes. The revised plan has 33% earmarked as green area and has opened up the remaining area for development. It has incorporated ring road and sewage treatment proposals. The plan has envisioned the needs of the region when the population grows to about 60 lakh, he said.

Vijayawada: In a significant move to promote rapid urban development and create an industry-friendly ecosystem, the State government has constituted a dedicated Special Cell under the Directorate of Town and Country Planning (DTCP) for fast-track clearance of development permissions for high-rise buildings with 12 floors and above (including TDR floors). The cell is mandated to process and approve applications within a Service Level Agreement (SLA) period of 72 hours. This decision follows detailed deliberations at the government level, where it was recognized that large-scale high-rise projects are key drivers of urban growth and can catalyze the development of surrounding areas. However, the government also noted persistent delays in the approval of such projects at the level of Urban Local Bodies (ULBs) and Urban Development Authorities (UDAs), which have been acting as bottlenecks to progress. To address these challenges and facilitate a seamless approval process, the Director of Town and Country Planning was instructed to submit a comprehensive proposal for setting up the Special Cell. Following submission and review, the Government on Tuesday formally directed the establishment of the cell at the Office of the DTCP, empowering the Director to issue necessary approvals within the stipulated 72-hour timeframe. Suresh Kumar, IAS, Principal Secretary, Municipal Administration and Urban Development Department in a statement said 'This initiative reflects our commitment to creating an industry-friendly environment and ensuring ease of doing business in the State. It will significantly reduce approval timelines and promote hassle-free development for citizens and builders alike. The Special Cell is expected to streamline procedures, enhance transparency, and accelerate urban infrastructure development across Andhra Pradesh. The orders will be beneficial to the entrepreneurs and builders, who wish to construct the high rise buildings in the urban and semi urban areas and in the areas like Amaravati, where the government is getting ready to invest one Rs.1 lakh crore for capital construction and infrastructure development and in the cities like Vizag, the biggest city in Andhra Pradesh with vibrant prospects for industrial and commercial development.

The newly formed cell is tasked with processing development permissions for projects comprising 12 floors or more — including those with Transferable Development Rights (TDR) — within Service Level Agreement (SLA) of 72 hours according to highly placed sources in the government. The decision comes in response to prolonged delays observed at the level of urban local bodies (ULBs) and urban development authorities (UDAs), which the government identified as a significant hurdle to high-rise construction and associated urban infrastructure development. Recognizing the strategic importance of large-scale high-rise projects in stimulating urban expansion and economic activity, the State government directed the Director of Town and Country Planning to prepare a detailed proposal for streamlining the clearance process. Following its review, the government issued formal orders to establish the Special Cell at the DTCP headquarters, authorizing the Director to grant approvals directly within the 72-hour window. 'This initiative reflects our commitment to creating an industry-friendly environment and ensuring ease of doing business in the State,' Principal Secretary, Municipal Administration and Urban Development Department S. Suresh Kumar said. 'It will significantly reduce approval timelines and promote hassle-free development for citizens and builders alike,' he added.
