Ghaziabad: Ghaziabad Development Authority (GDA) started land acquisition for the Harnandipuram project. Land compensation totalling more than Rs 5 crore has been given out to around 25 farmers, so far. GDA vice chairperson Atul Vats told TOI, "Land acquisition for any project can be tricky, and for its Harnandipuram township project, GDA needs to acquire 336 hectares from five villages. The five villages selected for acquisition are Mathurapur, Shamsher, Champatnagar, Bhanera-Khurd, and Nangla Feroze Mohan Nagar. Compensation structure will vary across villages because of the difference in circle rates. Farmers in Mathurapur, where 14 hectares will be acquired, will receive Rs 4,080 per sqm against the current rate of Rs 1,020. In Shamsher, where 86 hectares are needed, farmers will get Rs 6,760 per sqm, up from the existing Rs 1,690. Champatnagar farmers, who will part with 33 hectares, will receive Rs 4,040 per sqm compared to the current Rs 1,010. For Bhanera-Khurd's 9 hectares, the compensation rate was set at Rs 4,240 per sqm, up from Rs 1,060. The largest land acquisition of 192 hectares from Nangla Feroze Mohan Nagar will be compensated at Rs 7,200 per sqm, up from the existing Rs 1,800. The state govt has allocated a budget of Rs 400 crore under the CM Urban Expansion New City Promotion Scheme for the development of the Harnandipuram township. Land acquisition will be done in phases. In the first phase, 336 hectares will be acquired from five villages. The township is planned to come up in an area of 521 hectares.

Ghaziabad: Following CM Yogi Adityanath 's order to transform the city into a sporting hub, the city's development authority has decided to construct an international-standard shooting range across 10 acres in Newari. "A meeting was held to discuss the prospect of establishing a shooting range in Newari, where the GDA has earmarked 10 acres of land. The shooting range will also include a running track and hostels for athletes," said Atul Vats, chairperson of the GDA. Earlier in April this year, the state's expenditure finance committee, under the state smart city project, approved a budget of Rs 108 crore for a multi-purpose sports complex in the city, which will host 22 indoor and outdoor sports. The complex, spread over 48,000 sqm in Nandgram, will seat 750 people and have parking for 400 vehicles. It will include six tennis courts, nine badminton courts, two squash courts, basketball courts, semi-Olympic swimming pools, box cricket, a cricket practice pitch, and other facilities, which will be capable of hosting national-level tournaments. Construction and Design Services will develop the complex, and from the date of tendering, it is expected to be ready in 18 months. Ghaziabad: Ghaziabad Development Authority (GDA) recently freed 10 hectares of its land worth Rs 800 crore in Kanawni in Indirapuram. The land parcel was encroached upon for more than 10 years, where illegal shanties and hutments came up. A GDA official said the land parcel will be clubbed with the Indirapuram Extension scheme — covering an area of 34 hectares — where the development authority is planning a new township. "Last week, GDA carried out a major anti-encroachment drive in Kanawni in Indirapuram, in which the land was reclaimed. Now the development authority has started erecting pillars and the area has been fenced to secure it," the official said. The official said GDA now plans a request for proposal for the said land parcel and a detailed project report will be made. The project became financially untenable for GDA due to the new land acquisition law, so in 2019, GDA wrote to the state govt seeking to de-notify the remaining 35 hectares of land. But GDA, on 20 May 2022, received a shot in its arm in the form of a Supreme Court order involving the Ayodhya Development Authority. The case was similar with respect to GDA's Indirapuram Extension housing scheme. The court, in its May 2022 order, said that any issue pertaining to land compensation that was initiated before the Land Acquisition Act 2014 came into existence should be dealt with the land rates prevailing prior to 2014, irrespective of the fact whether the land could be acquired or not. Following the order, GDA is already developing the said piece of land. As per the plan, out of 34 hectares of land, 15,800 sqm of land has been placed under the residential head and 1,500 sqm under the commercial head.

Ghaziabad: Uttar Pradesh chief minister Yogi Adityanath on Thursday said that Ghaziabad city is emerging into a new phase of development as 'Greater Ghaziabad', and also talked of plans for an integrated development. He also spoke about the plan to have an integrated office complex to bring all district offices under one roof and to improve safety and law and order through the Police Commissionerate's headquarters. Later, he held a press briefing at Kailash Mansarovar Bhawan, Indirapuram, about development agendas. 'It is a new Ghaziabad that has changed its old perception. Gone are the times when Ghaziabad was known for crime and gang wars, and films were made about the situation. It is now set to begin a new journey under the new initiative of Greater Ghaziabad, in which Khoda, Loni, Muradnagar etc., will be a part of Greater Ghaziabad and will be a part of Ghaziabad Nagar Nigam (municipal corporation). I have asked for a detailed project for its development,' the CM told reporters. But the work could not go through. Now, I have asked GDA to take up the project for a stadium on the land and also take up its operation. Facilities like the Mansarowar Bhawan, Uttarakhand Bhawan and Purvanchal Bhawan should be used by the public, and the corporation has been asked to prepare a model and send it to us,' he also told reporters. Over the long-pending issue of the rejuvenation of the Hindon river, he told media that there were meaningful discussions on the revival of the river. GDA finalises consultant for Harnandipuram township DPR, starts land purchase

The Ghaziabad Development Authority (GDA) has finalised and awarded work for the preparation of a detailed project report (DPR) for the authority's proposed Harnandipuram township to be developed near Delhi-Meerut road to a private consultant. The DPR for phase 1 is expected to be completed within two months, officials said on Tuesday. The Harnandipuram township will come up behind Raj Nagar Extension, and GDA also plans to connect it with a 2km elevated road which will further connect to existing 10.3km Hindon elevated road. (Sakib Ali/HT Photos) 'The GDA has selected a private agency and has also issued a work order for preparation of the DPR for phase 1. The GDA has also started direct purchase of land from farmers for phase 1 of the township,' said GDA's media coordinator Rudresh Shukla, adding that the GDA floated a request for proposal for hiring a consultant for the work of DPR in April. 'The consultant has assured us that the DPR for phase 1 will be completed within two months. The new township will have features like easy accessibility to nearby modes of transport like the Metro and the Regional Rapid Transit Systems (RRTS), smart street-lighting, power management, including the use of solar energy, and will also focus on women's safety,' said Shukla. In a move to incentivise cooperation, GDA had on March 29 announced that farmers would be compensated at four times the circle rate for land in the five villages earmarked for the first phase. The township is planned across approximately 521 hectares, with phase 1 involving the purchase of around 336.84 hectares from five villages — Mathurapur, Shamsher, Champat Nagar, Bhaneda Khurd, and Nagla Firozpur Mohan. In total, land will be procured from eight villages in successive phases. According to officials, the township's proximity to Delhi-Meerut Road and the RRTS corridor is expected to enhance its connectivity and appeal. To be sure, in order to boost the prospects of its proposed Harnandipuram township, the GDA is planning a new elevated road to facilitate smooth and signal-free movement of commuters to Delhi. The authority already has a four-lane 10.3km Hindon elevated road that starts from the Karhera rotary near Raj Nagar Extension and goes signal-free up to UP-Gate which is UP's border with East Delhi near Ghazipur. The travel time on the Hindon elevated road is about 10-12 minutes. The GDA officials said that they wish to give residents of Harnandipuram a direct connectivity to Delhi. The scheme will come up behind the Raj Nagar Extension. The new elevated road will take commuters from Harnandipuram to the Karhera Rotary, from where they can take the 10.3km Hindon elevated road to reach the East Delhi border.
