Temasek's Mapletree Investments eyes expansion in data centres, logistics and student housing
[SINGAPORE] Temasek's Mapletree Investments said it will look at opportunities to expand and diversify its footprint in data centres, logistics and student housing, three of its four core sectors. For data centres, it sees a surge in demand powering continued expansion in the sector. In particular, it will seek such opportunities in Europe, where a record amount of data centre capacity of 937 megawatts (MW) is expected to be added this year. That's up 43 per cent from 2024, the property giant said in its annual report for the financial year ended Mar 31. 'Investor appetite in this asset class will remain strong, driven by significant demand for computing power and data storage, lack of supply, desirable financial returns and growing interest around artificial intelligence (AI),' said group chief executive Hiew Yoon Khong. The company's focus in Europe is on established core markets as well as rapidly emerging markets such as Milan and Madrid which present strong potential for returns, he added. Within Asia-Pacific, Mapletree will focus on mature and high-potential emerging markets such as Japan and Korea. Most of Mapletree's data centre assets are held by Singapore-listed real estate investment trust (Reit), Mapletree Industrial Trust . Logistics and accommodation The property giant is 'generally positive' on the outlook of the logistics sector as well, 'with continued growth in demand for warehousing space expected in most markets', said Hiew. The sector is Mapletree's largest asset class, accounting for 42 per cent, or around S$33.7 billion of the group's total assets under management (AUM) of S$80.3 billion as at Mar 31. In the US, Mapletree expects groundbreaking for its logistics development on a 91,135 square metre site in New Jersey in the second half of this year. It will keep buying more land parcels to develop. Turning to student housing, another of Mapletree's core sectors, the company said it is looking to expand its footprint in new markets such as Spain. It has also recently started looking at opportunities in Australia, where it said there is growing demand and structural undersupply in the asset. Mapletree is in the process of preparing for the launch of a student-housing-focused fund in the current financial year ending on Mar 31, 2026. This will comprise its UK student housing assets with a total AUM of at least £500 million (S$865 million). As for office, also a core sector for Mapletree, Hiew said the company is 'cautious' in the short to medium term, given that certain markets are still impacted by the practice of remote work. Even so, Mapletree has continued to invest in the office markets in India and Vietnam.

More reasons to honour the 40pc tax right: Star
Published on: Friday, June 20, 2025 Published on: Fri, Jun 20, 2025 Text Size: Hiew said the people of Sabah have long endured the underdeveloped infrastructure, lack of educational resources, and insufficient healthcare facilities, a reality of imbalanced development. Kota Kinabalu: The expanded Sales and Services Tax (SST) set to be implemented in July, introduction of a targeted subsidy mechanism for RON95 petrol and the federal government's plan to implement a carbon tax by 2026, are reasons enough for the federal government to immediately implement Sabah's constitutional right to a 40pc net revenue return, without further excuses or delays. Star Tg Aru Division chief Hiew Choon Yu said according to the latest projection by the Inland Revenue Board (IRB), Sabah's tax revenue is expected to reach RM6.2 billion in 2025—a historic high that clearly demonstrates Sabah's major contribution to the national economy and tax system. Advertisement Hiew said the people of Sabah have long endured the underdeveloped infrastructure, lack of educational resources, and insufficient healthcare facilities, a reality of imbalanced development. 'Meanwhile, the taxes collected from Sabah by the federal government each year are grossly disproportionate to the allocations returned to the state. 'Under Articles 112C and 112D of the Federal Constitution, Sabah is entitled to 40pc of net federal revenue collected from the state. However, this constitutional guarantee has never been truly enforced since 1969,' he said. He added that since 1974, Sabah's 40pc net tax revenue return has never been comprehensively reviewed or reassessed. Despite repeated government promises to review it, there has been no concrete progress. Advertisement 'In 2022, the Ministry of Finance even admitted the matter required 'further study,' deeply disappointing the people,' he said in a statement. Hiew noted that since 2024, the government has expanded SST to cover services including logistics, delivery, entertainment, maintenance, and repair—proving that the federal government already possesses the resources and mechanisms to redesign and implement tax policies 'Sabah is not a marginal state begging for handouts—it is part of the Federation and should receive a fair share of fiscal distribution.' * Follow us on our official WhatsApp channel and Telegram for breaking news alerts and key updates! * Do you have access to the Daily Express e-paper and online exclusive news? One of the houses damaged by waves. SANDAKAN (June 3): Two stilt houses in Kampung Bokara Jambatan 4 were severely damaged after being struck by strong waves early Tuesday morning. Sewage problems in Bandar Ramai-Ramai being addressed
Published on: Thursday, May 15, 2025 Published on: Thu, May 15, 2025 Text Size: JPPS staff taking action to address sewage. SANDAKAN: Immediate action has been taken to address the long-standing sewage problems in Bandar Ramai-Ramai, Sandakan. Karamunting Assemblyman, Datuk George Hiew Vun Zin, said JPPS staff began work at around 10am Tuesday, clearing blockages and pumping out clogged pipes in seven blocks within the area as part of an initial short-term solution. The action comes after Hiew, together with officers from the Sabah State Sewerage Service Department (JPPS), conducted a site inspection last Saturday to assess the severity of the problem. However, he noted that many of the issues stemmed from ageing sewage systems and damaged pipes preventing wastewater from properly flowing into manholes, leading to overflows and unsanitary conditions. 'I appreciate the swift action taken by JPPS in addressing this issue, but long-term solutions are needed to fully resolve the problem,' he said. He had discussed potential permanent fixes with JPPS officials and hoped for their continued support. Hiew said another significant challenge is that many of the damaged sewage pipes belong to the property owners themselves, making repairs more complex and costly. He added that some homeowners are reluctant to bear the repair costs, which can be substantial, as such works often require a collective effort among residents to fully resolve the issue. 'Simply pumping out the blockages is a temporary measure. If we want to solve this problem once and for all, we need a comprehensive approach that addresses the root cause,' he said. Hiew also planned to approach the Sandakan Municipal Council (MPS) to discuss potential solutions, including ways to reduce the financial burden on residents who need to repair their private sewage systems. * Follow us on Instagram and join our Telegram and/or WhatsApp channel(s) for the latest news you don't want to miss. * Do you have access to the Daily Express e-paper and online exclusive news?
