Cheating case against Mhada property manager, developer for illegal sale of flats
Pune: The Dighi police filed a cheating case on Saturday against a property manager of the Maharashtra Housing Area Development Authority (Mhada) and a private developer for allegedly selling three flats meant for economically weaker sections (EWS) and lower income groups (LIG) in the open market. The police said it was a breach of public housing policy, and registered a case of cheating and criminal conspiracy. According to the police, the fraud occurred at the Kamalraj Nishigandha project in Dighi, Pimpri Chinchwad. Under the inclusive housing policy, developers are granted an additional 20% floor space index (FSI) on the condition that they provide affordable housing units to EWS and LIG beneficiaries. Instead of allotting the flats to eligible applicants, the developer sold three of these flats in the open market, said the police. This act not only deprived genuine applicants on the waiting list but also resulted in a direct loss to the government. We are yet to make any arrest in the case. Our investigation is underway," said the investigating officer, sub-inspector S Katpale. The police said they would have to verify each of the documents of the property, although it was scrutinised independently by the Mhada at their level. "The value of the sold flats is in some lakhs, as per the real estate rates in the locality. Moreover, we will have to investigate the involvement of more people in this matter," said a senior police officer of the Pimpri Chinchwad.

DDA's Apna Ghar Awaas Yojana 2025: 850+ Flats Sold in a Month, Narela Dominates Bookings
NEW DELHI: Within a month of launching the 'Apna Ghar Awaas Yojana 2025', the Delhi Development Authority (DDA) managed to sell over 850 flats, with 630 flats or 75% of the units sold in Narela alone. 'The positive momentum of the scheme is particularly evident in Narela, where all 115 EWS flats in Sector A1 A4 were fully booked. Additionally, MIG flats in Loknayakpuram are almost sold out,' said the official. The scheme offered ready-to-move-in flats at discounted rates across various categories, including Economically Weaker Sections (EWS), Low Income Group (LIG), Middle Income Group (MIG), and High-Income Group (HIG) flats in sectors of Narela, Loknayakpuram, and Siraspur. 'It is an entirely online scheme for which registration opened on May 27. Its key features include a first-come, first-serve approach, the availability of ready-to-move-in flats, and the option for prospective buyers to visit sample flats for site inspections. Prospective homebuyers are also encouraged to visit the official DDA website, to explore the available flats and secure their preferred unit,' stated the official. "DDA has implemented several buyer-friendly measures such as an integrated online enquiry portal, enhanced communication with purchasers, and comprehensive transfer of property documentation. The authority is making the best efforts to popularise the scheme, which strategically offers a total of 7,500 units at a notable 25% discount on LIG flats and 15% on EWS, MIG, and HIG categories,' said officials. While the scheme was launched by Lieutenant Governor VK Saxena on May 20, he also unveiled a specialised chat-bot service for DDA housing schemes. 'We are simultaneously working to improve infrastructure and connectivity in and around above areas for the convenience of buyers and as per direction of LG. In Narela, DDA is coordinating with other agencies for the development of an education hub, urban extension road-2 (UER-II), and approval of the Rithala-Narela-Kundali metro rail corridor will benefit Narela. At Siraspur pocket, the location of flats is near GT Karnal Road and Samaypur Badli Metro, ensuring seamless connectivity,' said the official. The registrations for flats will continue till August 26, subject to possible extensions. People can book on the DDA website after submitting the booking amounts of Rs 50,000 for EWS flats, Rs 1 lakh for LIG flats, Rs 4 lakh for MIG flats, and Rs 10 lakh for HIG flats. People can do the booking online for the scheme. Residential units offered included 564 LIG flats in Siraspur, along with 150 LIG and 96 MIG flats in Loknayakpuram. In Narela, the available units consist of 694 EWS flats, 5,384 LIG flats, 386 MIG flats, and 226 HIG flats.

Builders hail building regulations, seek amendments to NALA Act
Small-scale builders and owners of LIG category residential buildings will benefit the most from the key amendments in the Andhra Pradesh Building Rules, 2017 approved by the State Cabinet, sources in the Confederation of Real Estate Developers Association of India (CREDAI) said. This means that builders of structures up to G+4 categories or flats under 300-400 sq m will have ample options and relief from some restrictions, thereby helping them join the real estate and urban development sector in cities like Visakhapatnam. However, builders have expressed dissatisfaction over the lack of clarity on the Non-Agricultural Land Assessment (NALA) Act. As per the statements made by Chief Minister N. Chandrababu Naidu on several occasions, including the third District Collectors' meeting held in March, the NALA Act is expected to be repealed, citing it as a major impediment to urban and real estate development. 'We have come to know that the government is discussing the implementation of 4% charges for land conversion (agriculture to commercial) under the NALA Act, instead of 5% charged by the previous government. We want the Act abolished. We have urged the government to amend the law on land conversion in terms of acres instead of square yards in urban areas. This will be beneficial to urban developers. We are not worried about 4% or 5% charges for conversion,' said a senior builder on the condition of anonymity on Wednesday. In Visakhapatnam, the real estate sector has an annual turnover of around ₹700 to ₹800 crore. It is expected to touch ₹1,000 crore mark annually. This will be possible if the government accelerates projects like operation of software companies, employment generation and flow of financial transactions. The GVMC and VMRDA should complete the master plan roads and projects as soon as possible, they said. 'We discussed the need for basic completion of roads with the GVMC Commissioner. We are expecting a boost in the real estate sector as the market has been sluggish for the last 18 months. Approximately 10,000 residential units still remain vacant due to no sale. Now, the market is gaining some momentum,' said CREDAI city president E. Ashok Kumar.

Siblings found dead in Dilshad Garden flat, both MBAs and reclusive
New Delhi: A man and his sister were found dead, suspected to have ended their lives by suicide, in their rented flat in north-east Delhi's Dilshad Garden on Sunday. Neighbours and family described the siblings as reclusive, rarely venturing out. The deceased were identified as Viresh Kumar and Preeti Tomar, who were residents of Baghpat. Both were MBA graduates. Viresh worked in the IT sector. The police are investigating possible motives, including financial difficulties and depression. Police received a PCR call around 8.21am, and a team rushed to the spot, which was a flat on the ground floor in D Pocket, Dilshad Garden. "The flat was found locked from inside, and on opening, the bodies of the two were found. They were tenants in the flat since 2021," deputy commissioner of police (Shahdara) Prashant Priya Gautam said. They lived in a one room set, paying around Rs 1,4000 as rent. The crime and forensic teams went to the spot. The crime scene was videographed. The DCP said they had not found any foul play yet. The owner of the flat said the duo kept to themselves. "They never interacted with anyone in the society, so most people didn't know much about them," the landlord said. He added that they were always paid the rent on time, except for the previous month. "The last time I spoke to him was regarding the rent. He said his sister wasn't well, so I told him not to worry and to pay whenever he could," the landlord said. On Sunday morning, some neighbours smelled a strong odour. "When we reached and checked, it was unbearable. That's when the police were called," he said. Police are in contact with the family of the deceased. Ashok Singh, a neighbour, described them as reclusive and lacking a social circle. "I once went to invite them to my brother's wedding a few years ago, but they didn't even open the door," he said. He occasionally saw the sister cooking, but otherwise, the siblings kept to themselves. "The place where the incident took place was a LIG flat, and in the locality, more than 10 families live," he said. Their cousin, Vijay Tomar, shared that their father, who served in the army, passed away in 2011, followed by their mother in 2021 — both due to illness. The siblings moved from their native village in Baghpat to Delhi, initially living in Jhilmil Colony. "We made an effort to reach out, but they never responded," he said. Tomar mentioned that both were academically gifted and held MBA degrees. "I remember he was working at an IT company in 2020 but lost his job during the pandemic. I'm not sure if he found work afterward," he added. Family members tried to stay in touch, even inviting them to a wedding last year, but they declined. Relatives had also suggested matches for Preeti, but she said she wasn't interested, focusing instead on her studies. "They cut themselves off from everyone. If they were facing difficulties, they could have spoken to us," he said.

Prayagraj development body offers 764 flats for sale
PRAYAGRAJ : The Prayagraj Development Authority is offering a unique chance for citizens to own their dream home in Sangam city. A total of 764 vacant flats are available for allocation at reduced prices across 12 residential schemes. The construction of the Subedarganj flyover has improved connectivity to Kalindipuram, making it easily accessible from all parts of the city. In the industrial area of Naini, located in the trans-Yamuna region, the Prayagraj Development Authority (PDA) is offering luxury flats ranging from EWS to 2BHK, providing residents with convenient and desirable living options. In Naini's ADA colony, 158 flats are available for allotment in Yamuna Vihar Awas Yojna (2BHK), 212 in all three phases of Janhvi Apartment (EWS and 1BHK), 19 in Manas Vihar Housing Scheme (EWS and LIG), and 2 in Azad Apartment (LIG). In Trivenipuram, located on the Prayagraj-Varanasi route, the Prayagraj Development Authority's luxurious Divine Apartment, featuring four BHK layouts, is available for sale. Additionally, in Jhunsi, six flats are available in the Saras Vihar Housing Scheme, an affordable housing project. Moreover, allotment for 9 luxury flats of 2BHK and 3BHK in Govindpur will also be done. PDA's vice chairman Amit Pal Sharma told TOI that "information related to registration/application of all the vacant flats by Prayagraj Development Authority is available on its website and He added, "Prospective buyers can also get information on phone numbers 915322400911 and 0532-4022624 from 10 am to 5 pm from Monday to Saturday (except holidays)." Flats will be allotted through a lottery system in various schemes developed by the authority. The date of registration application for the flat has been fixed from May 26 to June 25.
