A tempting block of pasture is new to the market with Newcastle-West-based auctioneer Charles O'Brien, which is attracting plenty of local interest. The holding in question is at Ballagh, near the village of Ashford (about 1km away), Co Limerick. Newcastle West lies 13km to the north and Limerick City is 30km away. This is a part of the Golden Vale with a good cross-section of sectoral interests — both farming and non-farming — that would all potentially have an interest in such a piece of farmland. In addition to the land itself, there are the extra assets of a derelict house and some high-quality farm buildings and facilities. As for the land itself, there is quality to be found here, with the potential to improve it even further through more intensive farming. 'The bulk of it is good-quality land,' says Mr O'Brien. 'The land has been neglected to a certain extent over the last few years and would probably need to be upgraded.' The outbuildings include an eight-bay shed (four bays with slats and rubber mat, four bays with straw bed), passage feed at both sides and an internal crush in the shed. There is also a three-bay storage shed and holding yard. 'I would call it [the eight-bay shed] a state-of-the-art building,' says Mr O'Brien. The price guide is €500,000 (€11,400/acre). 'There's good interest in this property,' Mr O'Brien says. 'I've had a good number of enquiries about it and it's currently under offer but I'd expect it to make more.'
