Excellencia wins Varsity Football Championship
Hyderabad: In one of the most unforgettable nights in Indian high school sports history, Excellencia etched their name in gold, defeating defending champions Guadium in a jaw-dropping Varsity Football Championship Final at Deccan Arena on Monday. A crowd of nearly 1,000 passionate fans – students, parents, alumni, and entire school communities – witnessed a football masterclass and a cultural spectacle that will be talked about for years. The game began with Guadium in full control, dominating possession and peppering Excellencia's box with attack after attack. But Excellencia held their ground, surviving a first-half onslaught to go into the break tied 0-0. Halftime brought a historic twist: a live musical halftime performance by student band Alteria, and student-run NGO stalls serving refreshments and Polaroid photo booths, creating a carnival-like atmosphere never seen before at a school sports event. In the second half, Guadium turned up the heat again – with stars like Devrath, Sujith, and Thunders putting on a show. But Excellencia's defense was immovable. And then came the moment. In the 58th minute, Nimish, the breakout star of the tournament, unleashed a 30-yard screamer that sent the crowd into absolute chaos. The strike sealed a 1-0 victory, crowning Excellencia the 2025 Varsity Football Champions, 3 months after they entered through the qualifiers.

Personal Finance Advisor Reveals How India's New-Age Investors Are Reaping Rs 50 Lakh Profit In Real Estate
New Delhi: While most mutual fund investors are content with 12% CAGR over 10 years, some real estate investors subtly surpass 18–22% IRR by compounding hard assets, argues personal finance expert. "This is how India's new-age rich play the long game." These are the views expressed by Sujith SS, founder of the personal finance platform Moneydhan, in his LinkedIn post. Passive commercial income To explain an investment idea, Sujith presented a financial case study and introduced Riya in his LinkedIn post. He says in the first year, Riya books two units for a new branded project launched in Gurgaon. "She's buying early due to price entry discount," he writes. Sujith says that at launch, the flat costs Rs 1.2 crore. Similar flats nearby are going for Rs 1.5 crore. That's a 20% discount. Riya books it with a staggered payment plan. "No EMI yet. No loan disbursement. Just early commitment," he writes. The tower is halfway up in year two, and the cost has slightly increased to Rs 1.4 crore. Demand is growing from NRIs and rental brokers. By year 3, as possession draws closer, the market value of her flat has increased to Rs 1.75 crore. Riya sells one unit and books a clean Rs 50 lakh gain. The other unit, she "Rent it out, earn 6% yield, and refinance against it at cheap rates," he writes. Sujith says that money from the sale of the flat is invested in a commercial unit. "Money that came after selling is invested into a pre-leased commercial unit near NH8. That commercial unit starts giving her 8% annual returns from Day 1." A structured wealth play Sujith says, "This isn't random investing. This is a structured wealth play." He says, over 7–10 years, Riya repeats this process. She buys early, ahead of the crowd. She awaits the value's unlocking. She exits smartly or converts to rental income. And finally, invests earnings in commercial assets with high yields. Are there risks? Sujith quickly warns against taking this tactic for granted. Legal entanglements, stagnant property values, and project delivery delays can all reduce returns. The hidden frictions one will face are bank loans, capital gains tax and registration and stamp duty, etc.

Would You Pay Rs. 4.8 Cr For Rs 10 Lakh Rent? Expert Explains Stock Valuation
Last Updated: Sujith draws a parallel between buying a flat and buying a stock. He says valuation matters a lot - be it flat, property or stock. A recent LinkedIn post by Sujith S S, Founder of and a SEBI-registered investment advisor, has sparked conversation among investors by simplifying the concept of stock valuations using a relatable real estate analogy. The post has gone viral, attracting praise for its clarity and criticism for oversimplification. Sujith draws a parallel between buying a flat and buying a stock. He asks readers to imagine a property that earns Rs. 10 lakh annually and is being sold for Rs. 4.80 crore—giving it a Price-to-Earnings (P/E) ratio of 48. At this rate, it would take 48 years to recover the cost through rental income, assuming no increase in earnings. 'Sounds absurd, right?" Sujith writes, adding that most would value such a flat closer to Rs. 2 crore (P/E of 20), expecting rental income to grow over time. The P/E ratio or Price-to-Earnings ratio is a common way to measure how expensive or cheap a stock is, based on its earnings. He then compares this logic to buying a stock priced at Rs. 480 with annual earnings of Rs. 10 per share, also giving a P/E of 48. Unless the company doubles its earnings soon, the investor could be stuck in a long wait for returns. Sujith says valuation matters a lot – be it flat, property or stock. While many users praised the post as 'insightful" and 'beautifully explained," others challenged the comparison. 'You buy flats to live in, not just for income," one user noted. Another added, 'Equity investments include potential capital appreciation, not just earnings." Despite criticisms, Sujith's post has succeeded in bringing the valuation conversation into simpler, more relatable terms—reminding retail investors that price matters, whether in property or in shares. As one commenter put it, 'P/E is a compass, not a guarantee. Growth must be probable, not just possible."
