Personal Finance Advisor Reveals How India's New-Age Investors Are Reaping Rs 50 Lakh Profit In Real Estate

India.com25-06-2025
New Delhi: While most mutual fund investors are content with 12% CAGR over 10 years, some real estate investors subtly surpass 18–22% IRR by compounding hard assets, argues personal finance expert.
"This is how India's new-age rich play the long game." These are the views expressed by Sujith SS, founder of the personal finance platform Moneydhan, in his LinkedIn post.
Passive commercial income
To explain an investment idea, Sujith presented a financial case study and introduced Riya in his LinkedIn post. He says in the first year, Riya books two units for a new branded project launched in Gurgaon. "She's buying early due to price entry discount," he writes.
Sujith says that at launch, the flat costs Rs 1.2 crore. Similar flats nearby are going for Rs 1.5 crore. That's a 20% discount. Riya books it with a staggered payment plan. "No EMI yet. No loan disbursement. Just early commitment," he writes.
The tower is halfway up in year two, and the cost has slightly increased to Rs 1.4 crore. Demand is growing from NRIs and rental brokers. By year 3, as possession draws closer, the market value of her flat has increased to Rs 1.75 crore. Riya sells one unit and books a clean Rs 50 lakh gain. The other unit, she "Rent it out, earn 6% yield, and refinance against it at cheap rates," he writes.
Sujith says that money from the sale of the flat is invested in a commercial unit. "Money that came after selling is invested into a pre-leased commercial unit near NH8. That commercial unit starts giving her 8% annual returns from Day 1."
A structured wealth play
Sujith says, "This isn't random investing. This is a structured wealth play." He says, over 7–10 years, Riya repeats this process. She buys early, ahead of the crowd. She awaits the value's unlocking. She exits smartly or converts to rental income. And finally, invests earnings in commercial assets with high yields.
Are there risks?
Sujith quickly warns against taking this tactic for granted. Legal entanglements, stagnant property values, and project delivery delays can all reduce returns. The hidden frictions one will face are bank loans, capital gains tax and registration and stamp duty, etc.

The department also reported progress in areas such as electric vehicle (EV) adoption, vehicle registration, and digital transactions. In June 2025 alone, it earned Rs 830.1 crore in revenue, marking 4.1% year-on-year growth despite tax exemptions for electric vehicles. Officials noted that tax and duty exemptions worth Rs 255.50 crore were granted to 70,770 electric vehicles in the first quarter. These included 5,658 electric cars and 15,434 electric two-wheelers, indicating growing acceptance of EVs beyond low-cost segments. In June, 23,513 EVs received concessions amounting to Rs 94.70 crore. "As of June 2025, over 12.29 lakh electric vehicles have been registered in UP—the highest EV count among all states," officials added. New vehicle registrations also rose during the April–June quarter. The department registered 1.17 lakh new transport vehicles, reflecting a 16.04% increase compared to the same period last year. Among these, passenger e-rickshaw registrations rose by 10.8%, and e-carts by 80.2%. In the non-transport category, 9.6 lakh new vehicles were registered—a 12.4% year-on-year increase. Two-wheeler registrations rose by 13.73%, while four-wheelers grew by 6%, which officials attributed to improved consumer sentiment and increased mobility demand. Tired of too many ads? go ad free now Digital services continued to expand, with over 90% of the department's tax and fee collections conducted through online platforms. Driving license-related services generated Rs 84.5 crore, while Rs 30.5 crore was collected through e-challans and summons. Officials highlighted this shift as a sign of growing public trust in digital governance. Transport commissioner Brajesh Narayan Singh said the department's performance this quarter is not just about numbers—it reflects how new policies, technological adoption, transparency, and public support are collectively improving services.

In 3 years, UPSIDA revenue grows 3 times

Lucknow: Uttar Pradesh State Industrial Development Authority (UPSIDA) has grown more than three times in the past three years, highlighting its role in the state's industrial development. According to officials, the authority recorded a revenue of Rs 1,898 crore in 2023–24 and an estimated Rs 1,937 crore in 2024–25. This marks an increase of more than three times compared to 2021–22 levels. Officials attribute this growth to a combination of policy reforms, infrastructure development, and increased investor interest. They said over the past few years, UPSIDA has expanded its role beyond land allotment to include functions such as policy implementation, investment facilitation, and infrastructure planning. The authority aims to support the state's goal of becoming a major industrial state by promoting investment, creating employment, and encouraging balanced regional development. In terms of land allocation, UPSIDA has allotted over 1,600 industrial plots in the last three years. Of these, 798 were allotted in 2024–25. These allocations have contributed to the establishment of new industrial units and employment generation in various regions. by Taboola by Taboola Sponsored Links Sponsored Links Promoted Links Promoted Links You May Like 5 Books Warren Buffett Wants You to Read In 2025 Blinkist: Warren Buffett's Reading List Undo UPSIDA has also undertaken digital initiatives under the Digital India Mission and under the state's broader governance reforms.
