HoABL, Mittal Builders to co-develop ₹2,000-cr township in Naigaon

Mumbai-based The House of Abhinandan Lodha (HoABL) and Mittal Builders have entered into a joint development agreement (JDA) to co-develop an integrated township with an investment of ₹2,000 crore in Naigaon in the Mumbai Metropolitan Region (MMR). The township is expected to be launched in the second quarter of the financial year 2026. The gross development value (GDV) of the project is pegged at around ₹3,000 crore. The township will be delivered in phases over five years. The large-format township, spanning an area of 3 million square feet (msf), will comprise high-rise residential towers with over 4,600 apartments and high-street retail. The land is owned by Mittal Builders. Rahul Mittal, Promoter, Mittal Builders, said: 'Naigaon is fast emerging as a key growth centre in the MMR, and our vision has been to lead its transformation through planned, self-sustained infrastructure. We have developed core civic amenities such as internal roads, drainage systems, and more, laying the foundation for a future-ready township.' Mittal Builders has 70 acres of land in Naigaon with 6.5 msf of development potential and a projected GDV exceeding ₹8,000 crore. Rakesh Pai, Chief Operating Officer, The House of Abhinandan Lodha, said: 'The partnership between HoABL and Mittal Builders underscores our shared commitment to creating exceptional developments that truly resonate with the aspirations of today's discerning homebuyers. Our focus is on serving a broad community of buyers who value a seamless blend of comfort, reliability, and long-term value in their homes.' The development is expected to benefit from the upcoming Metro Line 13 extension (Mira-Bhayandar to Virar), the proposed Vasai–Virar–Panvel rail corridor, and feeder access to the Mumbai–Delhi Expressway, the company claimed. Driven by improving infrastructure, high commuter connectivity, and rising affordability pressures in core Mumbai, Naigaon is emerging as a high-potential corridor for residential development, the company added. Besides, HoABL announced its entry into the vertical real estate sector (high-rise buildings) with an investment of ₹2,500 crore in April, after operating in the horizontal real estate sector since its inception.

Jeffrey Archer, whose latest work An Eye For An Eye took the literary world by storm, added all the 'just for laughs' moments to the interview. Amish Tripathi, best known for the Shiva Trilogy, started off the interview saying, "First of all, what an honour to have my name associated with someone I've been a fan of since my school days." The author said he is humbled by his name being mentioned in the same breath as the iconic British novelist, who penned Kane And Abel (1979), Only Time Will Tell (2011) and The Sins of The Father (2012). Jeffrey Archer added life to the interaction, expressing his admiration for his Indian readership. "And the Indians-they're among the biggest readers on earth. India still loves books." He further spoke about his ultimate fandom for the Malgudi Days author, "And, of course, you've produced so many giants over the years. My personal hero is R.K. Narayan. What a storyteller! (He) should've got the Nobel Prize. Should have - unquestionably," he tells NDTV. Dr. Shalini Mullick has been named the inaugural winner of the IGF Archer Amish Award for Storytellers. The honour has been presented in partnership with The House of Abhinandan Lodha at a ceremony held of day 1of IGF London being organised at the Queen Elizabeth II Centre. U.K. Minister for Culture Lisa Nandy presented a cheque of USD 25,000 to the winner for her novel, The Way Home. Mullick's book was selected as the standout piece for its moving and relatable exploration of grief, identity and healing. Amitabh Bachchan expands real estate portfolio in Ayodhya with 25,000 sq ft land purchase worth nearly ₹40 crore

Bollywood icon Amitabh Bachchan has expanded his real estate footprint in Ayodhya, home to the Ram Mandir, with the purchase of another land parcel—this time a 25,000 sq ft plot adjacent to The Sarayu, a luxury plotted development by Mumbai-based real estate firm The House of Abhinandan Lodha (HoABL). The deal is valued at nearly ₹40 crore, sources told HoABL declined to comment on the deal. The Bollywood actor could not be reached. This latest acquisition follows Bachchan's earlier investment in 2024, when he purchased a 10,000 sq ft plot in The Sarayu, HoABL's flagship 7-star mixed-use enclave in Ayodhya, for ₹14.5 crore. In March 2025, a report published in TOI revealed that Bachchan had acquired a 54,454 sq ft plot located about 10 km from the Ram Mandir, under the name of the Harivansh Rai Bachchan Trust. Reports suggested that the land may be used to establish a memorial dedicated to the life and literary contributions of his father, the iconic Hindi poet Harivansh Rai Bachchan. Before the grand inauguration of the Ram Temple in 2024, Amitabh Bachchan had bought a 5,372-square-foot plot in Haveli Avadh for ₹4.54 crore, the report had said. Additionally, the veteran actor had purchased a 10,000 sq ft land parcel in Alibaug for ₹10 crore—also from HoABL—further diversifying his luxury real estate portfolio. According to a report by Liases Foras titled "Ayodhya – A Rising Global Spiritual Capital," the city's real estate market is undergoing a significant transformation, driven by rising land values and increasing interest in both spiritual tourism and long-term investment. The report notes that land prices in Ayodhya have grown at a compound annual growth rate (CAGR) of 19%, with projections suggesting this could reach 25% by 2035. Over the past five years, Ayodhya's growth has been fueled by large-scale infrastructure projects, including the expansion of the international airport, improved road and rail connectivity, and the construction of the Ram Mandir. Land values in key areas such as the Sarayu riverfront and the Ram Mandir corridor have appreciated more than 4.5 times between 2020 and 2025, the report noted. The city is also witnessing a hospitality boom, with over 50 new hotel projects underway. Leading luxury hotel chains such as The Leela, Taj, and The Oberoi are setting up properties in Ayodhya, further cementing its status as a high-potential destination. The House of Abhinandan Lodha (HoABL), a branded land developer established in 2020, has delivered over 15 million sq ft of developed land and has more than 30 million sq ft under active development. HoABL has expanded across key locations including Ayodhya, Goa, Alibaug, Anjarle, Dapoli, Neral, Khopoli, and Nagpur in Maharashtra, with upcoming projects in Shimla, Amritsar, Varanasi, Vrindavan, Khopoli, and Nagpur. It aims to expand to 48 cities across India. HoABL has also entered vertical real estate development in Mumbai, with three projects across Marine Lines, Chowpatty, and Naigaon, offering a combined development potential of over 3.1 million square feet.
