Efforts on to expedite construction of nearly 1.2 lakh houses under Kalaignar Kanavu Illam

With about 78,000 houses having been built in the rural areas of Tamil Nadu under the Kalaignar Kanavu Illam (KKI) scheme, authorities are taking steps to expedite the construction of nearly 1.2 lakh more houses. The plan is to ensure the completion of the remaining houses in a few months, said a senior official of the Rural Development and Panchayat Raj department. Launched during 2024-25, the KKI envisages the construction of one lakh houses annually. Of the 1,00,000 houses approved last year, 76,468 houses have been completed. In the case of 23,255 houses, at least the roof has been laid. As for the remaining 277 houses, action has been initiated to bring the construction up to the stage of roofing in 10 days. As regards the houses sanctioned this year, 18 houses have been completed. For 82,765 houses, the completion of the basement stage has at least been accomplished. The progress in the construction of the houses includes the provision of lintel for 23,564 houses, the laying of roof for 4,047 houses, and plastering/whitewash and colour wash for 291 units. As of now, a sum of ₹581 crore has been incurred in the current year, which is billed as one of the expeditiously carried out works in housing projects of the RD&PR department, the official pointed out. Out of a total grant of ₹3,100 crore set aside last year under KKI, ₹2,930 crore has been spent. Further, steps are on to release ₹267.96 crore to beneficiaries in convergence with allocations made under other schemes. As part of the scheme, the minimum plinth area of every house is 360 sq. ft., including the kitchen. At least 300 sq. ft. will be covered with reinforced cement concrete. The unit cost of each house is ₹3.5 lakh, including the convergence with the Mahatma Gandhi National Rural Employment Guarantee Scheme (MGNREGS) to facilitate 90 person days for house construction. Ten person days will be accounted for individual household latrine (IHHL), which will come under the Swachh Bharat (Grameen) at the cost of ₹12,000. Every prospective beneficiary should hold a patta in his or her name. As for landless persons who are otherwise eligible, District Collectors have been issuing pattas so that such persons are included in the list of beneficiaries, the official clarified.

Big, growing families or large multi-generational families need a space that fosters both family time and privacy. As much as families love each other, it's essential that everyone have their own space and time apart to maintain a harmonious atmosphere. The Malibu — a fabulous new two-storey, 1,881 sq. ft. plan conceived by Daytona Homes — was designed to provide king-sized families with the flexibility they need to live life to the fullest, says Alana Yaren, Daytona's sales manager. 'We worked very hard to design a home that has everything a big family is looking for,' she says. 'Of course, the home is very functional — that's something we put into every home we build, whether it be a townhome, attached single family home or a single-family home like this one.' That's not to say the need for style was overlooked; all you need to do is step into the Malibu's main living area and take a look at the island kitchen. TODD LEWYS / FREE PRESS Daytona's designers cleverly placed a handy prep kitchen and butler's pantry behind the smashing island kitchen at 7 Adara Alley. 'Right away, you notice the island and the countertops — they really stand out with all their beautiful grey highlights that pop on the off-white quartz,' says Yaren. 'We put up matching backsplashes to add an extra touch of class. There's also a fabulous prep kitchen with butler's pantry behind the kitchen that can be closed off by a pocket door.' To ensure the overall look isn't too busy, light taupe cabinets were installed along with stainless appliances to give the kitchen a modern feel. At the same time, natural looking, nicely textured wide-plank flooring was installed to add warmth and give the main living area a pleasing sense of cohesion. To that end, flow into the dining area from the kitchen is seamless, as it is into the adjacent great room, which features a quiet sense of refinement. 'Lots of natural light comes in from a large picture window on its rear wall, while the neutral colour scheme works really well with the flooring,' she says. 'There's plenty of room for people to sit around and visit, and the linear electric fireplace looks great with its colours, especially at night. It's just a very comfortable space.' The Malibu is one comfortable, well-organized home. TODD LEWYS / FREE PRESS A versatile space, the naturally bright second-floor bonus room can be used for a variety of purposes. And that uplifting, easy-living feel starts right when you walk in the front door, says Yaren. 'This home has four bedrooms, with one of them being placed conveniently on the main floor. A full bathroom was placed next to it, so if you have in-laws that want to come and live with you, you have a perfect in-law suite area for them.' She adds that the front of the house also offers another design feature that will appeal to large families. 'An additional entrance was put on the side of the home to provide direct access to the lower level. So, if you want to put in an in-law suite or rent out the basement, people can have their own private entryway to the home.' The Malibu's upper level is as functional as its main level. TODD LEWYS / FREE PRESS Spacious and spa-inspired, the ensuite is a luxurious, calming space. In total, it holds six spaces: three bedrooms, a laundry room, main bath and a good-sized bonus room. The latter, says Yaren, is 'a versatile space that can be used by the kids to play, watch TV or study in apart from the grown-ups. Or it can be used as an office. Basically, it can be anything a family needs it to be.' The bonus room also serves another purpose: it deftly separates the secondary bedrooms from the primary one. 'As a result, it's a very private, peaceful space. A large window on its rear wall lets in lots of natural light, there's a big walk-in closet, and the ensuite is a beautiful space with its walk-in shower, dual vanity and marble-style vinyl tile floor.' real estate consultancy ANAROCK Bengaluru has once again cemented its position as India's leading hub for Global Capability Centres (GCCs), accounting for the largest share of gross office space leasing among the top seven Indian cities in the first quarter of to the latest data from, Bengaluru alone accounted for approximately 3.3 million sq. ft. of the 8.35 million sq. ft. gross office space leased by GCCs in Q1 2025 — capturing a commanding 40% share, the highest among all cities. Together with Chennai and Hyderabad, the southern cities made up a dominant 64% of GCC leasing activity.'Bengaluru continues to attract strong interest from GCCs, thanks to its deep talent pool and established tech ecosystem,' said Peush Jain, Managing Director Commercial Leasing & Advisory at ANAROCK Group. 'The city led the charts with 3.3 million sq. ft. in Q1 2025, followed by Delhi-NCR with 1.91 million sq. ft. and Chennai with 1.22 million sq. ft.'Overall, gross office leasing across India's top seven cities touched 19.47 million sq. ft. in the first quarter, with GCCs contributing a significant 43% share. This marks a sharp 72% year-on-year growth compared to Q1 2024, when GCCs leased around 4.87 million sq. the IT/ITeS segment continued to dominate leasing demand, accounting for 35% of GCC office space transactions. The Banking, Financial Services and Insurance (BFSI) sector followed with a 22% share, while manufacturing and industrial firms made up 13%. E-commerce and consultancy sectors contributed 6% and 5%, respectively.'While IT/ITeS remains the main driver, the growing presence of BFSI and manufacturing firms signals a healthy diversification in the GCC ecosystem,' Jain of the end of 2024, India hosted over 1,700 operational GCCs across its major cities, employing between 1.7 and 1.8 million professionals and valued at approximately USD 52 billion. With the current momentum, ANAROCK estimates the number of GCCs will rise to over 1,900 by the end of 2025, with a market value between USD 60–70 ahead, India could see 2,200 to 2,300 GCCs by 2030, potentially employing up to 2.8 million people and generating a market value of USD 100–110 strong performance reinforces its strategic role in India's global services landscape. While Tier 2 and Tier 3 cities like Kochi, Coimbatore and Ahmedabad are emerging as alternatives, Bengaluru remains the preferred location for both new entrants and expanding global city's gross leasing by GCCs rose from 2.82 million sq. ft. in Q1 2024 to 3.3 million sq. ft. in Q1 2025, reaffirming its leadership. Delhi-NCR posted a remarkable jump from 0.49 million sq. ft. to 1.91 million sq. ft., while Chennai, which had no GCC leasing activity in Q1 2024, recorded a robust 1.22 million sq. ft. this key cities saw varied performance. Mumbai and Pune recorded 0.6 million sq. ft. and 0.45 million sq. ft., respectively. Hyderabad experienced a drop, from 1.22 million sq. ft. to 0.82 million sq. ft., and Kolkata entered the segment with 0.05 million sq. ft. of leasing in Q1 its tech-driven ecosystem, skilled workforce, and well-developed infrastructure, Bengaluru is poised to maintain its lead as India's undisputed GCC capital in the years ahead.

Amazon India entities lease over one lakh sq ft office space in Mumbai's Vikhroli

Amazon India group entities have picked up over 1.14 lakh sq. ft. of office space in Mumbai 's central suburb Vikhroli through a long-term lease of five years across four agreements, with a combined starting monthly rent of over Rs 1.73 crore The license term for all agreements commences from January 1, 2025, with a 5% annual rent escalation. The lock-in period is set at 48 months for the licensees, and for the entire lease duration in the case of the licensor. The agreements were registered on April 30, showed the documents accessed through CRE Matrix . Among these, the largest lease is by Amazon Seller Services , which has taken up 42,700 sq. ft of leasable area at a starting monthly rent of Rs 78.56 lakh. The agreement includes 37 car parking slots, 27 of which are allotted free of cost, with the remaining charged at Rs 8,508.55 per slot per month. Other Amazon group entities, Amazon Development Centre India, Amazon Data Services India, and Amazon Smart Commerce Solutions have leased 19,926 sq ft, 16,447 sq ft, and 15,181 sq ft, respectively. The starting monthly rents for these are Rs 36.66 lakh, Rs 30.26 lakh, and Rs 27.93 lakh. ET's email query to Amazon India remained unanswered. Each deal includes a mix of free and paid car parking slots, totalling 133 car parks across all four agreements, with 100 offered at no cost. The rent across all transactions is uniform at Rs 184 per sq ft, calculated on the total leasable area. No security deposit has been collected under any of the agreements. The transactions signal a significant expansion of Amazon's footprint in Mumbai's eastern corridor, indicating the company's long-term commitment to the city's growing commercial hubs beyond traditional business districts like Bandra-Kurla Complex and Lower Parel-Worli belt.
