
GCC floats tenders for two more multi-level parking lots
In Thiruvottiyur, the proposed MLP will come up on a 1,563 sqm site next to the municipality dispensary complex. With a capacity of containing 1,052 two-wheelers and a commercial complex, the project will cost 15.98 crore.
In Kodambakkam, the facility is planned on a one-acre GCC-owned land near the Kodambakkam Bridge in division 132. The 1,667 sqm structure will accommodate 422 two-wheelers and 75 four-wheelers at an estimated cost of 17.86 crore.

Both structures will be fully automated and equipped with surveillance systems, security staff, drinking water facilities, toilets, and digital display boards showing real-time slot availability. Entry and exit points will have direct road access and will include automated fee collection systems.
Both projects will be developed under the design, build, finance, operate and transfer (DBFOT) model — a public-private partnership, wherein a concessionaire will fund and manage the facility for 25 years before handing it back to the govt.
GCC commissioner J Kumaragurubaran confirmed that tenders have been floated, and construction will begin shortly.
However, concerns remain over the underutilisation of the existing MLP in T Nagar. Built under the Smart City mission at 40.79 crore, it remains largely idle with an average of just 70 vehicles using it daily — despite having a capacity for 222. Four of its six floors are reportedly non-operational, and one of three lifts is out of service.
The ground floor has become a dumping yard for scrap and debris due to lack of supervision.
Officials said lessons will be learnt from T Nagar's shortcomings. Stricter monitoring and private sector accountability will be ensured for the new projects, they said. Deputy mayor M Mahesh said additional MLPs are also being planned for Marina, Anna Nagar, and T Nagar as part of the city's long-term parking strategy.

Office space leasing in the top 8 cities reached 21.4 million square feet (MSF) in Q2 (April-June) reflecting a 5% quarter-on-quarter growth while no significant change year-on-year, according to Cushman & Wakefield's report. With H1 2025 gross leasing now at 42 msf, the sector is firmly on track to surpass 90 million square feet of annual leasing activity – a new benchmark. This momentum follows 2024's historic performance of 89million square feet, with H1 2024 figures comparable to this year's. If trends hold, 2025 will mark the second consecutive year of 85+ million square feet of gross leasing, reinforcing a new baseline of market performance. 'India's office market continues to outperform global peers, underpinned by a solid economic outlook and long-term occupier confidence. The strong leasing numbers reflect the depth of demand from global and domestic occupiers, with Global Capability Centres (GCCs), IT-BPM firms, flex operators, BFSI, and engineering & manufacturing companies driving growth. Fresh leases accounted for 77% of total leasing activity in H12025, a trend that has consistently remained above the 70% mark since late 2022. Notably, pre-commitments rose to 10%, suggesting a supply crunch in core markets and heightened occupier urgency. Global Capability Centres continued to be a major demand driver, contributing 24% of the overall leasing activity in the quarter at 5.1 MSF. Bengaluru (1.6 MSF) and Pune (1.6MSF) accounted for 63% of this leasing. H1-25 marked a historic high for GCC leasing in the first half of any year, with 11.4 msf transacted, up 3% year-on-year.
