Technology firms drive nearly half of flex space demand in first half of 2025
New Delhi [India], July 10 (ANI): Technology companies remained the biggest occupiers in India's flexible workspace segment during the first half of 2025, contributing to nearly 50 per cent of total demand, as firms continued to prioritise agility and talent access in a hybrid work environment. Flexible office spaces offer employees a range of options and work environments. Unlike traditional offices with fixed and assigned desk positions, workers in a flexible office space can choose the area of the office that best suits the type of work they need to do at that moment. Occupiers in the technology sector remain a cornerstone of office space demand across India's top seven cities, driving Grade A space uptake in both conventional and flex spaces over the past years, said real estate consultancy firm Colliers. During H1 2025, Tech occupiers leased over 10 million square feet of office space across the top 7 cities, driving 40 per cent of the conventional space demand, the report added. Bengaluru and Hyderabad, which host India's largest talent clusters, continue to lead tech leasing activity, together driving nearly 50 per cent of the conventional office space uptake in H1 2025. The Tech sector dominance is driven by India's deep talent ecosystem, established IT infrastructure, and lower operational & talent costs, making it an ideal hub for global technology firms. "India is a powerhouse of tech talent and a key player in the global innovation ecosystem, supported by availability of skilled talent and employment opportunities across Tier I as well as emerging cities of the country," said Arpit Mehrotra, Managing Director, Office Services, India, Colliers. "Leading tech cities in India account for 69 per cent of the total tech talent in the Asia Pacific region. Bengaluru and Hyderabad, which host the region's largest talent clusters, continue to lead tech leasing activity, together driving nearly 50% of the conventional office space uptake in H1 2025," Mehrotra added. He further added that With the availability of high-quality office space, robust IT infrastructure, and cost competitiveness, India's office markets will continue to feature prominently among the top destinations for technology-led global economic expansion. The Global Tech Markets: Top Talent Locations 2025 report which examined more than 200 global markets added that Asia Pacific region is gaining momentum as a global tech talent hub, being home to three of the world's top 10 locations - Beijing in China, Bengaluru in India and Tokyo in Japan. India and China continue to dominate the global technology talent landscape, with India ranking among the top destinations for tech talent both in the Asia Pacific as well as globally. India particularly stands out in terms of talent availability, with its top six cities making the top 10 list for tech talent acquisition in the APAC region, the report added. Global Capability Centers (GCCs)--particularly those in the technology space--continue to drive India's commercial real estate momentum.

Private ARC AUM may drop 4-6% as redemptions outpace acquisitions: Crisil Ratings
New Delhi [India], July 10 (ANI): Assets under management (AUM) of private asset reconstruction companies (ARCs), as measured by security receipts (SRs) outstanding, is expected to decline 4-6 per cent to ₹ 1.05 lakh crore this fiscal after sliding 15 per cent last fiscal, according to a latest report by Crisil Ratings. The rating agency said that the acquisition of stressed assets will continue to trend lower even as redemptions, which have improved in recent years, are likely to remain healthy, which will assist the ARCs. Additionally, with the securitisation of NPAs potentially disrupting the industry's status quo, ARCs may have to seek alternative opportunities to drive growth and profitability. The Crisil Ratings further added that with the Reserve Bank of India's (RBI) draft guidelines of April 2025 providing a framework for this new product, ARCs must prepare to pivot and adapt to a rapidly changing landscape. This fiscal, acquisitions by private ARCs will remain subdued. SRs issued last fiscal had already reduced 29 per cent to ₹ 22,000 crore from ₹ 31,000 crore in fiscal 2024, the report added. In the corporate segment, this was largely owing to limited opportunities given that gross non-performing assets (NPAs) for banks in the segment were at a multi-year low of less than 2 per cent as on March 31, 2025, and expected to remain subdued over the medium term, the report added. The report further said that despite the existence of a large stock of written-off corporate loan assets, private ARCs may not be very competitive, especially for large accounts, because of competition from the only government-supported ARC with its unique guarantee-backed SR model. As for retail assets, higher operational intensity due to stringent regulatory needs had reduced the interest among ARCs. Subha Sri Narayanan, Director, Crisil Ratings, said, "However, retail acquisitions could see some pick-up this fiscal for two reasons. One, there is an uptick in delinquencies in certain segments, such as microfinance and unsecured loans. Two, the regulations have become more conducive. For instance, there is clarity now on appointing the selling entity as a servicer. This practice, commonly followed by ARCs, had raised eyebrows at the regulator. Moreover, ARCs can now settle retail loans under ₹ 1 crore without IAC3 approval, simplifying the process." But such acquisitions may not necessarily be AUM-accretive, given the relatively higher discount rates in retail pools, especially for unsecured loans. Nevertheless, private ARCs will continue to tap both corporate and retail assets based on opportunity and value. Apart from the quantum of acquisitions, the healthy trajectory of SR redemptions also had a bearing on AUM growth for ARCs. Lower vintage of assets in recent acquisitions, higher share of retail assets that typically churn faster, and more of optimally priced cash transactions were some of the factors driving this trend. In this milieu, private ARCs continued to see high SR redemptions at over ₹ 28,600 crore last fiscal, outpacing acquisitions for the second consecutive year. Another aspect that ARCs have had to manage over the years is the evolving regulatory environment, the report added. The RBI published draft guidelines on a new product, i.e., the securitisation of stressed assets, on April 5, 2025, offering lenders an alternative to the existing ARC mechanism. This involves the selling entities -- banks and other institutions -- hawking their bad loans to special purpose entities (SPEs) that, in turn, will create securities and sell to investors. Such SPEs may appoint resolution managers (ReMs) to be responsible for the administrative process and recovery of the underlying stressed exposures. Only the RBI-regulated entities, i.e., scheduled commercial banks (excluding regional rural banks), non-banking financial companies (NBFCs; including housing finance companies) and ARCs can be appointed as ReMs. Aesha Maru, Associate Director, Crisil Ratings, stated, "The new product could increase competition for ARCs when it comes to acquisitions. They can look to build asset-light, fee-based business models by leveraging the existing resolution infrastructure and expertise in stressed assets resolution and become ReMs under the new framework." "Implemented well, ARCs can reduce dependency on management fees and upside income as their primary revenue sources (which remain linked to the pace of acquisitions and redemptions) and replace that with fee income from direct transactions between selling institutions and investors. But the level of activity here would be a function of the asset quality in the financial sector," Maru further added. (ANI)

'Leadership crisis, incompetence': Mallikarjun Kharge takes jibe at BJP; blames it for Gujarat bridge tragedy
Congress President Mallikarjun Kharge (Image credits: ANI) NEW DELHI: Congress President Mallikarjun Kharge on Thursday took a sharp dig at the BJP-led central government, claiming that recent national tragedies are a result of "leadership crisis," "rampant corruption," and "incompetence. " Referring to incidents like the Gujarat bridge collapse and the Ahmedabad plane crash, Kharge accused the government of crossing all 'limits of indifference' and failing in its governance responsibilities. The Gambhira bridge collapse on Wednesday has so far claimed 15 lives, with rescue operations underway. Officials confirmed that three more bodies were recovered on Thursday, and four people remain missing, as reported by ANI. Taking to X, Kharge expressed condolences to the families of the victims. He said that accidents such as train derailments, newly inaugurated bridges cracking, and deadly crashes have become frequent. Referring to the recent Ahmedabad plane crash that killed over 240 people, Kharge said the country had not yet recovered from that tragedy when another struck. "Accidents have become a common occurrence in the country. by Taboola by Taboola Sponsored Links Sponsored Links Promoted Links Promoted Links You May Like Giá vàng đang tăng mạnh trong năm 2025 — Các nhà giao dịch thông minh đã tham gia IC Markets Tìm hiểu thêm Undo Sometimes a train accident, sometimes a bridge developing cracks right after its inauguration. The country hasn't even recovered from the plane crash when news of a bridge collapse in Gujarat came yesterday. 12 innocent lives were lost," he wrote. He cited reports suggesting that the bridge was declared 'dangerous' three years ago due to 'vibrations,' yet no action was taken. Since 2021, this is the 7th incident of a bridge collapse in Gujarat," he added. Kharge further claimed that said the BJP government is only focused on 'speeches and advertising,' and added, 'this is the result of a Leadership Crisis, rampant corruption, lack of capacity to run the government, and Incompetence." The Gambhira bridge connected Vadodara and Anand and collapsed into the Mahisagar river, sending vehicles, including two trucks, two pickup vans, and a rickshaw, into the water. Vadodara collector Anil Dhameliya said that search and rescue teams, including the NDRF and SDRF, were working up to 4 km downstream despite rising river levels and rain. He added that two vehicles are stuck in the sludge at the site and officials were trying to identify them. One empty tanker truck is hanging from the broken edge of the bridge, and efforts are underway to stabilise it. "The death toll stands at 15 now with recovery of 3 more bodies today. Four people remain missing. National disaster response force (NDRF) and state disaster response force (SDRF) are conducting search and rescue operations even till 4 km downstream," said Dhameliya as quoted by ANI.
