It can now refurbish the offices, which sit above Vietnamese street food restaurant Pho, a unit previously occupied by menswear shop Moss Bros.
Applications for planning permission and listed building consent , initially submitted in 2019, were approved last week.
There had been an objection from the Architectural Heritage Society of Scotland, which said the listed building would be 'badly served by the proposed massing, materials and loss of original historic fabric'.
Documents submitted on behalf of the applicant stated: 'The basis of this scheme is the redevelopment and extension of a Category B listed office building in the office district Glasgow city centre.
'The project is to provide 2300 square metre of grade A speculative office space within the city centre conservation area of Glasgow.'
They added the project will include the 'refurbishment and alteration of the upper existing three floors of derelict office space with existing attic space and roof being replaced with two additional floors of open plan flexible office suites'.
'The project improves accessibility, circulation and way-finding throughout the building,' the plans state. A newly reconfigured entrance area is also planned.

The application also stated the work would take 'great care to respect the history of the existing building'.
It continued: 'It is therefore submitted that the proposals represent a major investment in the city centre providing commercial opportunities and indeed will strengthen the city centre's appeal as a destination for business while also enhancing the built environment.'

The Michelin recommended restaurant, which is tucked down Ruthven Lane just off Byres Road has been sold by owners Metropolitan Pub Group to The Scotsman Group (formerly G1 Group), which is owned by Glasgow businessman Stefan King. The Metropolitan Pub Group confirmed the sale to our sister site, GlasgowWorld, saying: 'We have made the decision to sell the Hanoi Bike Shop, which will transfer from our ownership to the Scotsman Group at the end of August. The Hanoi Bike Shop was sold along with the Ubiquitous Chip and the Stravaigin restaurant by former owners, Colin Clydesdale and his partner Carol Wright, to the Metropolitan Pub Group (part of the Greene King) in 2022 marking the end of family-run ownership of these Glasgow restaurants. The Hanoi Bike Shop is located in the same premises as the original Ubiquitous Chip, which was opened over 50 years ago by Colin's father, Ronnie Clydesdale. When the Chip moved, this venue became Stravaigin 2 before becoming Hanoi Bike Shop. It soon was awarded a Michelin Bib Gourmand. The Scotsman reviewed it in 2012 and called it marvellous, with the reviewer writing: 'This place, one of the handful of Vietnamese restaurants in Scotland, is rather marvellous. If you stumble upon it while looking for an actual bike shop, you'll soon forget that you needed new spokey dokeys.'

Great news: Scoot now flies to Vietnam's Da Nang, Nha Trang and Malaysia's Kota Bharu

Scoot, the low-cost subsidiary of Singapore Airlines, just announced that it's adding three new spots to its Southeast Asia network: Da Nang and Nha Trang in Vietnam, and Kota Bharu in Malaysia. It's about time for Da Nang and Nha Trang if you ask us. These two Vietnamese coastal gems may not get the same spotlight as Hanoi and Ho Chi Minh, but they're up-and-coming destinations in their own right. These summer favourites have stunning beaches and well-developed nightlife scenes (be it night markets or beachside bars), and Da Nang in particular is the perfect gateway to gorgeous landscapes and cultural attractions like Ba Na Hills, Golden Bridge, the UNESCO World Heritage Site My Son Sanctuary, and ancient towns Hoi An and Hue. Malaysia's Kota Bharu flies comparatively under-the-radar, but is a good option if you're a cultural buff. As the state capital and royal seat of Kelantan, it's the hub of Malaysian traditional arts and crafts – think traditional drums, silat dance, and shadow puppetry. In a sign that demand is hot, Scoot is looking to ramp up flights to these locations progressively until the end of the year.
