Lucknow Drives Tier-2 Realty Boom with 48% Sales Growth

India's Tier-2 cities are emerging as powerful growth hubs in real estate, driven by infrastructure upgrades, affordability, and evolving lifestyle demands. Defying a broader slowdown, Lucknow recorded a remarkable 48% jump in property sales value and a 25% increase in residential units sold, according to a PropEquity report. The city's transformation is underpinned by modern infrastructure, private sector responsiveness, and an expanding middle class seeking better urban living.
Alongside Lucknow, Western cities like Ahmedabad, Surat, and Gandhinagar contributed to 79% of units sold and 74% of sales value. Other capitals—Jaipur, Bhubaneswar, Goa, and Bhopal—also showed healthy growth, jointly accounting for 30% of total revenue.
Lucknow's real estate momentum is fueled by major infrastructure projects such as the Purvanchal Expressway, Outer Ring Road, and the expanding metro network. These efforts, combined with initiatives like AMRUT and Smart City Mission, are reshaping the city's urban fabric and improving its liveability.
The city's realty value climbed to ₹1,797 crore with 1,301 units sold, the highest in Tier-2 cities. Developers are seizing this moment, investing in planned urban corridors and premium micro-markets like Gomti Nagar Extension, Shaheed Path, and Raebareli Road.

Gomti Nagar Extension: 1.7× rise in 10 years, projected 1.9× by 2035
Shaheed Path: 2.4× rise in 10 years, projected 3.0× by 2035

Kremlin called the sanctions 'illegal' and said that Russia had grown resistant to such actions.(via REUTERS) Kremlin spokesperson Dmitry Peskov described the proposed sanctions as 'illegal' and said Russia had developed resilience against such punitive actions. Responding to remarks by Western European leaders, including French President Emmanuel Macron, that stricter sanctions could pressure Moscow into peace talks, Peskov said that only 'logic and arguments' could bring Russia to the negotiating table. "The more serious the package of sanctions, which, I repeat, we consider illegal, the more serious will be the recoil from a gun to the shoulder. This is a double-edged sword," he told state television. Peskov told state television's top Kremlin correspondent, Pavel Zarubin, that he did not doubt the EU would impose further sanctions but that Russia had built up "resistance" to such sanctions. Russia's invasion of Ukraine in 2022 triggered a wave of Western sanctions on Russia, and it is by far the most sanctioned major economy in the world. European Commission's fresh proposal of sanctions on Russia The European Commission on June 10 proposed a new round of sanctions against Russia, targeting Moscow's energy revenues, its banks and its military industry to force the country to end the war in Ukraine. On the other hand, the United States has so far refused to toughen its own sanctions on Moscow. Europe hopes that sanctions will force President Vladimir Putin to seek peace in Ukraine. But the measures don't seem to be working. Though the Russian economy contracted in 2022, it grew in 2023 and 2024 at faster rates than the European Union. President Vladimir Putin said on Friday that any additional EU sanctions on Russia would simply hurt Europe more, and pointed out that Russia's economy grew at 4.3 per cent in 2024 compared to the eurozone's growth of 0.9 per cent.

Russian oil major Rosneft has initiated preliminary discussions with Reliance Industries for a potential sale of its 49.13 per cent stake in Nayara Energy, according to sources cited by PTI. Tired of too many ads? go ad free now The talks, still in early stages, could mark a major consolidation in India's oil refining and fuel retailing space, positioning Reliance to become the country's largest oil refiner and expanding its fuel pump network significantly. If the deal materialises, Reliance would surpass Indian Oil Corporation's (IOC) current refining capacity of 80.8 million tonnes per annum, given it already operates 68.2 million tonnes capacity at Jamnagar. Nayara's Vadinar refinery, with a capacity of 20 million tonnes per annum, is located close to Jamnagar in Gujarat. However, valuation remains a sticking point. Sources cited by PTI claim that Rosneft is seeking around $17 billion, revised from its earlier ask of $20 billion, which most suitors, including Reliance, still consider steep. 'There is no guarantee that the talks may lead to a definite deal,' said one of the sources familiar with the matter. Rosneft, which had acquired Essar Oil in 2017 for $12.9 billion and renamed it Nayara Energy, is reportedly looking to exit due to Western sanctions that have restricted its ability to repatriate earnings from Indian operations. Reliance, which earns significant overseas income through fuel exports, particularly from refining Russian crude oil, is seen as a strong contender. According to the Centre for Research on Energy and Clean Air (CREA) report published earlier this year, Reliance earned an estimated €724 million (about Rs 6,850 crore) in one year, from January 2024 to the end of January 2025, by exporting fuel refined from Russian crude to the US from its Jamnagar refinery. Sources quoted by PTI say that Trafigura may sell its stake on the same terms if a deal is struck. Saudi Aramco is also reported to be in the fray, with interest in downstream integration in India. However, valuation concerns persist for Aramco as well, said sources. The company had previously entered a non-binding pact in 2019 to acquire a 20 per cent stake in Reliance's O2C business for $15 billion, which was later scrapped. Adani Group was also approached but declined due to its agreement with TotalEnergies, which limits fossil fuel investments to natural gas, and broader reservations about entering what is increasingly seen as a 'sunset industry.' For Reliance, Nayara's 6,750 petrol pumps are particularly valuable. Its own fuel station count stands at just 1,972. 'Oil refining alone is not a profitable business. Unless you have marketing, you can never make money,' an industry official explained. IOC and ONGC, other prospective suitors, are also hesitant. As per PTI, they value Nayara's petrol pumps at Rs 3–3.5 crore each and the refinery at around $2.5–3 billion. Reliance, with greater synergies from integrating Nayara's assets, is estimated to value the fuel retail network higher, up to Rs 7 crore per outlet, and the refinery at around $5 billion. There is no official confirmation yet from Rosneft or a definitive agreement on the table. But if talks proceed, it could reshape the competitive landscape in India's energy sector, giving Reliance a broader footprint in both refining and fuel marketing.
